							NAB Property Inspection Checklist
It’s important to check every nook and cranny of a potential home to help alleviate nasty surprises
down the track. Don’t be scared to ask questions, and if you are really serious about the house, it’s
good to get a professional in. Write down everything you can think of, it’s hard to remember details
at the end of the day. Don’t forget to take note of all the great things too!



 Things to check include:

       floor levels for warping

       gaps between the floor and skirting boards

       loose / creaking floorboards

       torn carpet/ linoleum especially at edges

       cracks in the walls & ceiling (this could be a sign of structural damage)

       rotting carpet, mould on walls & ceiling, musty smells (these could indicate rising damp)

       all light switches

       all power points (you can buy a power point tester from most hardware shops)

       the water pressure – test both hot and cold taps, test more than one tap at once

       the hot water system – is it big enough for your family?

       open and close all doors, wardrobe doors and windows

       fences for stability and rot

       tree roots which might interfere with the house

       drainage around the house and yard

       outside walls for cracks, rot, sloping

       gutters and roof for rust and damage

       the roof for straightness
