This is an agreement for the leasing of airport space in exchange of payment of rent for
a fixed term. The form contains both standard clauses, such as describing the airport
premises that the lessee will have use of and clauses providing for maintenance and
insurance, as well as opportunities for customization to meet the needs of the
contracting parties. This document should be used by businesses or individuals who
own aircraft and require airport space and facility use.
AIRPORT SPACE LEASE AGREEMENT
This Airport Space Lease Agreement (hereinafter referred to as the “Agreement”) made on this
______________ day of ____________________, 20________ by and between
_________________ (hereinafter referred to as the “Lessor”) and __________________
(hereinafter referred to as the “Lessee”)
For and in consideration of the mutual covenants and promises contained herein, and other good
and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, the
parties do hereby agree as follows:
Lessor is giving on lease to Lessee and Lessee is taking on lease from Lessor the following
(a) HANGARS AND GROUND SPACE
Lessor grants on lease to Lessee for its exclusive use the following described hangar:
Hangar No: ________________
(b) SPACE IN THE TERMINAL BUILDING
Lessor grants on lease to Lessee for its exclusive use a total area consisting of ______________
square feet, located at ___________ area in the airport. Lessor also grants to Lessee, its
employees, customers, passengers, guests, and other invitees, in common with others, the use of
all public space.
(c) GATES AND DEPARTURE AREAS
Lessor grants on Lease to Lessee the following gates and departure area space:
Side "____________" gates ______ and _______. The Lessee shall be solely responsible to
construct any facilities such as ticket counters and gates.
(d) PARKING SPACE
Lessor grants for the use of Lessee, its employees, customers, passengers, guests and other
invitees adequate and clearly marked parking spaces located near the terminal building. Lessor
may charge a reasonable parking fees for the Lessee's customers .

(e) RIGHT OF INGRESS AND EGRESS
Lessor grants to Lessee, its employees, agents, customers, passengers, guests, and other invitees
the full right of ingress to and egress from the premises and facilities.
(f) COMMON AREA AND FACILITIES
Lessor grants to Lessee full rights to use the airport in common with others similarly authorized,
and the rights to use all faculties, equipment, improvements, and services in connection with the
airport from time to time including , but not limited to, the landing field and any extensions
thereto, roadways, runways, aprons, taxiways, sewage and water facilities, floodlights landing
lights, beacons, control tower, signal radio aids, and all other conveniences for flying, landings,
(collectively referred to as the “Premises”)
The Lessor hereby Leases the Premises to the Lessee for a period commencing on the date first
above written and continuing for a period of Twelve (12) months, unless earlier terminated in
accordance with the provisions of this Lease (the "Initial Term”). Either Party shall have the
option to extend this lease for an additional period of ________________ years (the “Option
Terms”) by providing written notice to the other 30 days prior to the expiration of the Initial
Term, specifying its intent to renew the Lease for optional term.
The Initial Term and any exercised Option Terms shall collectively constitute the “Term”.
3. RENTALS AND CHARGES
Lessee shall pay to Lessor a total monthly rental fee of $ ________________. The Lessor
hereby reserves the right to increase the monthly rental fee every calendar year. The Lessor will
notify the Lessee in writing of any increase in the monthly rental fee and the Lessee will have the
option to terminate the lease at the end of each calendar year provided the Lessee notifies the
Lessor in writing of their intentions. All rental payments shall be due in advance and shall be
payable by the 5th day of every month. Lessee shall be subject to a late payment penalty of
$_____________ per day for failure to make rental payments within the due date.

The Lessee shall pay to Lessor a security deposit of $ ________________ upon execution of this
Lease Agreement. Except as otherwise set forth, this deposit will
