TO CONFIRM RESERVATIONS:
1) PLEASE READ ALL Information, Policies, Procedures and this entire Agreement carefully.
Failure to comply with its terms may result IN CANCELLATION OF YOUR RESERVATION, OR FORFEITURE OF
SECURITY DEPOSIT AND RESERVATION FEES.
2) PAY RESERVATION DEPOSIT (1ST Night’s Rent + Security Deposit).
HALF OF BALANCE will be due 30 days after booking.
REMAINING BALANCE will be due 30 DAYS PRIOR your ARRIVAL DATE.
We will not bill you for the balance, you must contact us with authorization to charge your credit card each time
RESERVATIONS MADE LESS THAN 30 days from arrival date, REQUIRE PAYMENT IN FULL UPON BOOKING.

TO BE RECEIVED WITHIN 5 business days of the date on the confirmation email.
CHECK IN INSTRUCTIONS, including driving directions (from Tillamook) and LOCKBOX CODE will be forwarded 2
weeks prior your arrival date. NOTIFY US if you have not received info before heading to Tillamook.
GENERAL INFORMATION: All of our homes are fully furnished and include linens, towels, basic cookware, dishes,
glassware and silverware. For your convenience, you will find a STARTER SUPPLY OF toilet paper, hand soap,
dishwashing and laundry detergents. Some homes stock firewood as a courtesy. The stores in Netarts carry firewood
(and propane) that is inexpensive. The homes that allow only “wax” logs will post signs to that effect.
Payment Method: We accept personal checks, credit cards from our web site, or electronic payments through PayPal.
Cash and money orders are not accepted.
Return Check Fee: There will be a $25.00 charge, per item, for payments returned to us by your financial institution, for
whatever reason. Reservation will be cancelled if funds are not replaced within 3 business days from day we notify you of
insufficient funds transaction.
Cancellation Policy: $50 CANCELLATION FEE will be retained. IF LESS THAN 30 DAYS prior your arrival, all monies are
forfeited, no refund will be given. Power and phone outages are common in coastal villages, especially in the stormy season
and do not constitute an emergency.
REFUNDS will not be issued for:
• Early departures or late arrivals
• Acts of nature (storms, power, phone outages)
• Personal allergies or sensitivities to coastal conditions
Security Deposit and Rental Monies Collected:
SECURITY DEPOSIT is refundable within 30 days of checkout, IF the house is left in the same clean manner as
found, all check out procedures are followed, and there is no damage, missing property or extra cleaning,
laundry or garbage.
A $25.00 fee for lost key replacement will be retained from Security Deposit.
Phone Calls: The phone number of home you are renting will be included with Check-in instructions. Local calls are
free. Long distance calls may only be made by use of a calling or credit card. Please note: Cellular phones often do not
have service in our area of the coast and never in the mountain pass on Highway 6.
Internet Access: Some homes have high speed internet access and some do not. Please check our web site.
POLICIES: These Policies and Procedures apply to all homes managed by Northwest Beach Vacation Rentals. They
are also provided in each home’s informational notebook for your reference. Any of Our Guests (or your guests) who
violate these Policies may be asked to leave our Vacation Rental without any refund of monies paid.
We rent to adults 21 years of age (and older) exclusively. Violators will be asked to leave without refund. Northwest
Beach Vacation Rentals reserves the right to refuse service to anyone. Rates are subject to change without notice,
although they will not change once you have confirmed your reservation with us.
Number of Guests: The rental amount and cleaning fee are based upon a certain number of people (ages five
years old or older). Number of Occupancy is given on each home's web page and will also be restated in your
Check-in instructions. Additional persons (up to the maximum) may stay for an additional $10.00 per person, per
night. Guests who have additional people staying in the home, without prior arrangement with us, may be asked
to leave without refund. Any guest who allows more than the maximum number of people to stay in the home
will be asked to leave without refund.
Smoking: Is not allowed in the homes or on their wooden decks. If you smoke outside, fully-extinguish your cigarettes
and dispose of the cooled butts in a trash receptacle - not on the ground, in the planters or by flushing them down the
toilets, as they will get plugged. Anyone violating the non-smoking policy, as evidenced by the smell of the air in the
home upon check-out, will forfeit their security deposit. Our cleaning crews charge extra for cleaning up cigarette butts
outside of the home.
Condition of the Home: YOU MUST NOTIFY US IMMEDIATELY IF, the condition of the home is unacceptable, or if
any items or Starter Supplies are missing. We will work to solve any problem that you may have. IF WE ARE NOT
NOTIFIED by Noon THE DAY AFTER YOUR ARRIVAL of damage or other problems, it will be assumed that such
damage was caused during your stay and your security deposit may be charged.
Some of our homes have a "no shoes inside" policy. Please observe this policy by leaving your shoes in the foyer.
Security deposit will be charged for steam cleaning carpets or painting scuff marks on walls.
For all guests, Check-out and Cleaning procedures MUST BE FOLLOWED. Failure to follow check-out and
Cleaning procedures will result in additional cleaning charges deducted from security deposit. Cleaning crew
charges $25.00 minimum, per hour or portion thereof, per person, to perform check-out tasks not completed by a
guest.
Pets: Some homes allow Dogs as stated in the Reservation Agreement. Absolutely no other pets are allowed. Pet Fee
is $30.00 per dog, with a maximum of two dogs at one time. Pet Security Deposit is $100 per dog. Dogs MAY NOT be
left unattended in the home. Oceanside has very strict leash laws. Do not allow dogs to roam. Housekeeping does NOT
handle animal waste, this will be cause for forfeiture of Pet Security Deposit.
Parking: Do not block any garage doors, walkways or streets. Maximum number of vehicles allowed will be included in
the Check-In instructions. Guests who allow more than the maximum number of cars to park at or near the home, or
obstructs other vehicles' passage or other residents' access to their homes, may be asked to leave without refund and
may also risk towing of the violating vehicle to a local storage yard - where all charges and fees will be charged to the
vehicles' owner. RVs and boats may be allowed, only with prior permission as stated in Rental Agreement.
Compliance with the Law: All guests, and their guests, are expected to comply with all applicable laws, statutes,
ordinances and regulations that are in effect during their tenancy at the rental home. Any actions taken by guests, or their
guests, in violation of the law, or of any individual's rights, are forbidden and will result in immediate termination of your
stay without refund.
Common Courtesy: Please respect the people who live in or near the home that you are renting. Please do not
trespass on their property, throw loud parties or play loud music from 10:00 pm through 7:00 am. Our neighbors have our
contact information. If they need to call us more than once, due to your, (or your guests'), violation of their right to quiet,
you may be asked to leave without refund.
CHECK-IN is ANYTIME AFTER 4:00 pm and CHECK-OUT is NO LATER THAN 11:00 am. (1) checking-in
prior to 4:00 pm, or, (2) failing to check-out on time without making arrangements with us at least 24 hours in
advance will result in a minimum $25 charge. Cleaning crew is scheduled to arrive at 11:00 am the day of your
departure.
Mother Nature: Rocks can fall from cliffs above, "sneaker" waves can carry you out to sea or cause logs to roll, and
incoming tides can trap you on the rocks. Enjoy the beaches and our homes by exercising caution and sound judgment.
CHECK -OUT & CLEANING PROCEDURES: We provide clean homes for each and every guest. Please follow
the cleaning instructions below prior to leaving. Failure to comply with these will result in extra cleaning fees
being charged against your security deposit.
1. Wash and Dry all towels thoroughly. (Please plan ahead).
2. Strip all used linens from beds and place near the washer, if full. Housekeeping will finish the laundry for you
(note: see extra laundry charges below). Please leave bedspreads and folded blankets on the beds, as they leave the
premises for laundering.
3. Remove all perishable foods and containers from refrigerator/freezer. Wipe up any spills inside. Please do
not leave food in the oven or microwave. Wipe-up any spills in the kitchen and eating areas, including the stove top, the
counters, the floor and the inside of the microwave.
4. Return all items, including furniture, to their original places, as you found them.
5. Run the dishwasher before you leave. Housekeeping will put clean dishes away.
6. Empty all garbage receptacles into a larger bag, tie it securely, and place it in the larger can for collection. The
location of the collection garbage can, with the collection day and time, will be given in the Check-In instructions.
NOTE: Avoid additional cleaning charges against your security deposit by completing this list.
IMPORTANT – READ BEFORE YOU LEAVE:
We provide the service of washing linens for you. You may leave 1 set of sheets per bed for housekeeping to wash
without charge. Extra loads cost $20.00 per load and will be deducted from your security deposit. You may wash your
own linens and towels during your stay to avoid the extra expense. Please do not wash colors with whites to save time,
the colors may bleed and destroy the whole load. Replacement linens will be deducted from your security deposit. Any
linens or towels left on the beds, or in the baths, will be considered used and will be washed at your expense. Unused
linens and towels may be left in their places, with an obvious note from you to housekeeping, to avoid this expense.
If you use the dryer during your stay, please clean the lint screen and please be certain that all laundry is dried
thoroughly.
Be sure to double check for personal belongings. A minimum $25 fee will be charged to return items via mail.
Make certain that any coals in the fireplace and/or BBQ (if any) are completely extinguished before leaving the home at
any time. You will be held responsible for the cost of repairing any fire damage due to your, or your guest’s, failure to
comply with this rule.
PLEASE DO NOT DUMP LEFTOVERS OUTSIDE FOR THE CRITTERS. It's unsightly and attracts rodents
Make sure the collection garbage can lid is bungeed tight, there are many hungry raccoons! Place garbage into plastic
bags provided prior to placing it in the can and DO NOT LEAVE extra bags of garbage OUTSIDE OF THE CAN.
We are proud of our community and strive to maintain this beautiful area of the Oregon Coast. We would appreciate your
help during your stay by taking your recycling to one of the stations in Oceanside, Netarts or Tillamook. Local garbage
service does not provide pick-up for recycling.
Turn the heat down to 55 degrees, Draw the shades, Turn off all of the lights, Secure all doors and windows (closed and
locked), Return Guest set of keys to the kitchen hook . Make sure Lockbox key is locked back inside of the
lockbox.before driving away. Be sure the lockbox is closed and reset.
AGREEMENT WITH THE OWNERS: Important! Please print, sign, and return this entire original document to
us. Please be certain to retain a copy for your records. Thank you, sincerely, for your business!
THE UNDERSIGNED HAVE READ THE POLICIES AND PROCEDURES ABOVE AND ACCEPT AND AGREE TO
THEIR TERMS, INCLUDING HOLDING THE OWNERS (AND THEIR AGENTS) HARMLESS FROM ANY LIABILITY
FOR ACCIDENTS OR INJURIES SUSTAINED DURING THEIR RENTAL PERIOD. By signing below, you (individually
and on behalf of all of your family members/guests whose signatures do not appear below) agree to hold the owners of
the home (and their agents) harmless from any liability for any harm or injury sustained by you, and/or your family
members/guests, resulting from use of the rental home, the beach and/or from any contact with wildlife. If more than one
adult is responsible for the rental reservation, each adult must sign below – including married couples.
