Page 1 Two page rental agreement for 41 W. Penna. Ave. Beach Haven Terrace between: John and Sharon Rose 1241 Valley Hill Trail Southampton, PA 18966 Home: 215-355-1775 Cell: 215-264-0554 __________________________________ __________________________________ ____________________________________ home: _______________________________ cell: ________________________________ AND This agreement is for a period of _______week(s) from _____________at 1:00 p.m. to ______________ at 11:00 am. The rent for one week is $1,400.00. The security deposit of $400.00 will be due upon the signing of this contract. This will be returned to the tenant within one week providing that the above property is left clean and undamaged. If any repairs need to be made because of the tenants' negligence, the cost will be taken from the security deposit. Two months before the above rental time, one half of the rent is due. The other half of the rent is due two weeks prior to check in. Total rent: $1,400.00 $400.00 security deposit due with signed lease. One half of the rent ($700.00) is due two months prior to rental. The balance ($700.00) is due two weeks prior to check in. Owner provides: Outside shower, outside table, chairs and umbrella, gas grill, dishwasher, toaster oven, microwave, coffee maker, T.V. with cable{do not unplug}, DVD player, 3 AC units, pillows, blankets, vacuum, washer and dryer. Tenant must notify owner immediately upon check-in of any unsatisfactory conditions or pre-existing damage. Additional terms: 1. Cancellation must be submitted in writing. Only if the property is re-rented for the cancellation period, the security deposit will be returned minus 15% (administrative charge). Otherwise, all terms of this agreement will remain in full force and effect. 2. Subletting any part of the premises is not permitted. The tenant affirms that he/she is a responsible adult over the age of 21. The tenant shall not permit the property to be occupied by unsupervised minors. Any violations of these conditions will be cause for immediate removal of the tenant and forfeiture of all rental money . 3. Pets of any kind are not permitted on the property at any time. Violations will result in the loss of the security deposit 4. Trash, in the cans provided, will be taken to the curb by the tenant on Sunday before departing. The tenant agrees that all trash removal including the refrigerator contents is his/her responsibility. The tenant is expected to leave the inside and the outside of the property, including the outside shower, the same way that they found it. A cleaning fee can be deducted from the security deposit if the premises are left excessively dirty. The tenant is responsible for bringing trash cans around back on Monday. Page 2 5. Washer and dryer are in the bottom of the rear building. They are shared with the year round tenants in the apartment above. The tenant agrees to use both machines with total consideration of the tenants above and at reasonable hours. If the tenants above are disturbed at unreasonable hours or with excessive use of these machines, the tenants in the cottage will loose the use of both machines. The machines are only for your minimal use during your stay. The tenants in the cottage must provide their own laundry supplies. 6. Appliances will be check by the landlord before each rental. They will be in working order when you arrive, unless stated by the landlord. If any appliance or utility service should fail or need service, the landlord will remedy the problem in a timely fashion. 7. Keys, of which there will be two, will be found on the counter with two beach badges. Please leave them on the counter when you leave. For each beach badge that is not returned, there will be a charge of $40.00. For each key that is not returned, there will be a charge of $5.00. 8. Driveway is for the use of the year round tenant in the back apartment only. The tenants in the cottage must park their vehicles on the street. Do not use the driveway. 9. The tenant shall furnish their own bath towels and bed linens. 10. The tenant realizes that this property is in a quiet family neighborhood and will be considerate of other neighbors. If default is made in any terms of the lease or if the tenant fails to occupy the premises in a reasonable manner, the premises must be vacated immediately with no refund. 11. Landlords live four blocks away on weekends and during the summer months. At any time, John or Sharon can be reached at 215-264-0554. 12. Smoking is prohibited in the house. 13. Both the doors to the cottage will be left unlocked for you. The keys are on the counter with the beach badges. Make yourself at home.
