SCREENING CRITERIA: 1. We rent to the first applicant who provides us with a complete, legible, and verifiable application, that we are able to approve. We date completed applications as they are received. If after a good faith effort, we are not able to verify something on your application, we will go on to the next one. In the event a property is shown to multiple prospective tenants, we will accept applications from everyone at the showing until the end of the business day. We will screen all of the submitted applications, and select the most qualified. 2. The combined total gross income of the applicants must be at least two times the amount of the monthly rent. 3. We will verify your income and assess its stability. You can assist us in expediting our verification process by doing the following:

A. Providing a copy of your last pay stub. B. Provide the information necessary to contact your employer, and authorizing the employer to verify the amount of income and the length of your employment. C. If you are self-employed, we need copies of your last two years income tax returns. D. If you are retired, we need copies of your pension statement, and or social security statement, tax returns, or other supporting documentation. E. If you receive public assistance or food stamps (and wish this to be considered), provide copies of award letters and or other confirming documentation. F. If you receive child support or alimony (and wish it to be considered), provide court award letters, bank statements and the like. We need to verify the amount, dependability, and longevity. 4. The application must state clearly, who will be residing there. Full names and dates of birth are required. No more than two people per bedroom are allowed in any given unit. 5. We will check your present and previous landlord. At a minimum, we required two years past verifiable rental history. 6. Unverifiable rental history, previous evictions, and criminal convictions is cause for denial of an application. 7 . We do credit, criminal, and background checks.

8. If your demeanor, and manners, etc. during the application process is overly confrontational, rude, unprofessional, and or otherwise indicative of someone who will not get along with neighbors or this company, it will be at our discretion to deny your application. 9. There may be criteria that would make it necessary for you to provide an additional security deposit, and or a fully responsible co-signer. 10. If you are approved for a rental with a pet, the deposit will be increased accordingly, depending on the unit. Copies of pet licenses, and current immunization records must be provided to the company prior to approval. 11. All tenants are required to carry renters insurance. This is to cover their entire tenancy, pet damage (where applicable) and include a rider on the policy that notifies Stephens Group of Oregon Inc., of any non-payment, or cancellation of policy. A copy of said policy must be delivered to us prior to move in. 12. We require tenants with no mail delivery to provide Stephens Group of Oregon inc. with a PO Box number for all mail correspondence. . 13. You are required to show a picture ill which must include your signature. We will make a photocopy of it and attach it to your application. 14. We will not consider an unsigned application. 15. If you lie on your application, including omission, your application will be denied. 16. If this is discovered after you have moved in, we will temlinate your tenancy. AFTER THE SCREENING: 1. Applications are usually screened within two business days of receiving them. The screening process may take longer, depending on the availability of your references. 2. If your application is denied (another application may have been received prior to yours) we will notify you as to why. 3. Upon acceptance of your application, we must receive your security deposit within 72 hours (we do not accept cash). We will'then set a date to sign the rental agreement, pay the first month's rent, and decide a move in date.
