					                    Rental Criteria for CWS Apartments Homes, LLC.

Please note that these are the current rental criteria and nothing in these requirements shall constitute a
guarantee or representation by our community that all residents and occupants currently residing in our
community have met these requirements. There may be residents and occupants that have resided here
prior to these requirements going into effect. Additionally, our ability to verify whether these
requirements are met is limited to the information we have received from various applicant reporting


1. Rental History - Applicant(s) must have a minimum of six (6) months, preferably one (1) year satisfactory
rental history or mortgage verification. If a first time renter, we may require an increased Sure Deposit. Evictions
or poor rental history are automatic rejections.

2. Income - Applicant's income must be verified at three (3) times the monthly rent. Roommates must each have
income of 50% of three times the rent. Married couples may be qualified jointly.

3. Employment - Applicant must have a minimum of one (1) year employment history in the same field of work.
Applicant must be currently employed. Employment verification may be required following application review.
Recently graduated college students may qualify if a job is secured. Current university students may be accepted
with verifiable income or a letter of guarantee from parents or legal guardians.

4. Credit History - All credit history must be satisfactory with no past due balances, collections within the last
four (4) years, bankruptcy or judgments within the last seven (7) years. Bankruptcy may automatically require an
increased Sure Deposit. Applicants with no credit history may be required to pay an increased Sure Deposit.

5. Criminal History - If you have been arrested, convicted or received deferred adjudication for any of the
following, your application will be automatically denied: a felony of any kind, any weapons charge, burglary, sex
crime, assault or criminal trespassing.

Please remember that this requirement does not constitute a guarantee or representation that residents
or occupants currently residing in our community have not been convicted of a felony or deferred
adjudication for a felony or some misdemeanors.

6. Cosigner - Can be used in lieu of one (1) category, lack of rental history, income or credit. Cosigners must
complete an application and meet all rental criteria and will be held legally responsible for the lease and all
addendums. The cosigner must also make five (5) times the monthly rent.

7. Non-U.S. Citizens - Applicant(s) may be required to fill out a supplemental application (varies by state) and
provide valid and current USCIS documentation and photo ID (passport, driver's license, U.S. identification card
or identification card from home country). An additional Sure Deposit will be required. Non-U.S. citizen(s)
residents must maintain current USCIS documentation through term of lease contract.

1. Recommended Occupancy Standards - 1 bedroom-2 people/2 bedroom - 4 people/3 bedroom - 6 people

A family may occupy an apartment if the family does not exceed two persons per bedroom plus a child who is
less than twenty four (24) months old and sleeps in the same bedroom with the child's parent, guardian, legal
custodian or a person applying for that status. Residents who have a child less than twenty four (24) months old
at the time of the rental application or lease renewal and whose child has reached twenty four (24) months of age
during the lease term will be required to transfer to another apartment at the end of the lease term. For the
purpose of this occupancy policy a "family" shall consist of the following: one ore more individuals (who have not
attained the age of 18 years) being domiciled with: (1) a parent or other person having legal custody of such
individual or individuals; or (2) the designee of such parent or other parent having such custody, with the written
permission of such parent or other person. The term "family" shall also apply to any person who is pregnant or is
in the process of securing legal custody of any individual who has not attained the age of 18.

2. Pet Policy - Only two (2) pets per apartment are allowed with a $300 non-refundable fee for the first pet and
an additional $200 non-refundable fee for a second pet. A pet agreement on file is required. Animals used as
disability assistance are not considered as pets under this policy. No exotic pets. No restricted breeds as defined
in the following list: Afghan Hounds, Akita, Australian Cattle (Blue Healer), Bloodhound, Chow Chow, Dalmatian,
Doberman, Elkhound, Foxhound, German Shepherd, Great Dane, Greyhound, Husky, Keeshound, Malamute,
Pitt Bull/American Bull Terrier, Presa Canario, Rottweiler and Saint Bernard. A weight limitation of 35 lbs is
applicable. All city ordinances apply.

3. Application Fee, Administrative Fee and Sure Deposit - A Sure Deposit purchase is required and amount
will vary with credit review and is increasingly scaled. The application fee is $60.00 each or for a married couple
that qualifies jointly and is non-refundable. A $175.00 administrative fee is required. All applicants and each adult
occupant must complete a separate rental application. Deposit and fees are subject to incentives.

4. Renter's Insurance - CWS Apartment Homes LLC requires all residents to have renter's insurance. You must
provide evidence of insurance coverage that has, at a minimum, personal liability coverage with limits of liability
of no less than $100,000 per occurrence. CWS Apartment Homes partners with eRenterPlan to provide an
affordable renter's insurance option for our residents. For more information, visit If you
purchase your renter's insurance through another insurance carrier, you must provide us a copy of your renter's
insurance declaration page prior to your move-in date.


We do business in accordance with the Federal Fair Housing Law (Title VIII of the Civil Rights Act of
1968, as Amended by the Fair Housing Community Development Act of 1974). IT IS ILLEGAL TO

hereby expressly release CWS, and any procurer or furnisher of such information, and understand that
my application information may be provided to various local, state and/or federal government agencies,
including without limitation, various law enforcement agencies."

Important Note: In order to improve our communities, proof of renter's insurance is required PRIOR to move-in.
Onsite staff will not release keys or remotes until proof is provided.
