1) Who are the Developers of the project?

A) The Developer of "Vrindavan Village” is Mayapur Commercial Pvt Ltd. a Special Purpose Vehicle
created by Axiom Estates who will manage the development and marketing of the Project.

Axiom Estates Worldwide, having successfully created a niche in marketing and selling Indian
Properties to NRI’s, have developed expertise in Project Management. It is currently involved in
development and execution of large Townships with special emphasis on Green Building concepts
and EHS systems and managing in excess of 7.5 million sq. ft across India.

Vrindavan Village is under the control and management of Axiom’s Project Management Company.

2) What is the total size of the project and has the Land been acquired?

A) The proposed size of the project is 150 acres, out of which 38 acres has been registered, and the
registration process of the balance area is on process.

3) What’s the date of commencement & completion?

A) Total size of Vrindavan Village is approx. 150 acres, which would be launched in 4 phases.
Construction of Phase-1 of 38 acres is scheduled to start from November 2009 and is likely to be
completed by third quarter of 2011. Details of Pricing and Commencement of the other 3 Phases
would be announced shortly.

4) Where is the Project located

A) Vrindavan Village, situated on the banks of the Holy Yamuna and is approx. 5 K.M from the world
renowned Shri Banke Bihari Temple One can also opt to have a 2 k.m stroll along the River Bank to
the temple. From Vrindavan Village you can even view the Vrindavan Temples along the river Bank.

5) What kind of Properties is offered in Vrindavan Village?

A. Vrindavan Village offers wide choices of 1 BHK & 2 BHK houses/retreats, Town houses and
independent Havelis/bungalows ranging from 500 sq.ft to 3000 sq.ft.

6) Are the Properties available Furnished/ Unfurnished?

A) Furnishing is available at an additional cost. Detailed Furnishing Options will be made available
before possession.

7) What are basic features of Vrindavan Village?

A) Vrindavan Village will spread across 150 acres. 80% of the land area will have lush green forests
and natural water bodies. The Buildings have been designed using Eco architecture, thereby ensuring
a blissful environment.

To ensure the senior citizens a hassle free experience there will be in-house facility management
systems like housekeeping, medical assistance, nurses on call etc.

Foy complete mental and physical rejuvenation, Vrindavan Village offers Ayurvedic Spa, Steam and
Sauna.

Also for the spiritually inclined, Vrindavan Village also will have a Shri Radha Krishna Temple and a
Goshala.

For those who would also like an active life, the Village provides in-house health club, jogging tracks,

8) Is it going to be a gated community with a boundary wall?

A) Yes, Vrindavan Village will be a secured gated community with boundary wall.




9) Are there any reserved car park units with each apartment/retreat/Havelis?

A) To keep the eco-friendliness and Pollution inside the project in control, the apartments and
retreats will have specially earmarked Parking Bays.
However the Havelis will have one Car Parking with them.

These facilities are provided FREE of any charge.




10) What would be the maintenance fee for each apartment once the project is ready?

A) At the time of possession there will be a charge of Rs.30/- per sq. ft towards corpus fund.

11) What are the payment options?

A) There are two option of payment:

  Plan-A – Down Payment
  In this Scheme you can avail a 10% Discount of the Basic Sale Price
  You Pay 90% of the Total Sale Price along with your Application.
  Balance 10% you pay at the time of possession.

  Plan – B – Schedule Payment
  This is an Interest Free Payment Plan.
  You Pay 15% alongwith Application and the Balance 15% within the next 30 days.
  Thereafter you pay 10% as per construction schedule.

12) What are the Rental options available?

Every year Vrindavan is visited by millions of people to pay their holy tribute to the Lord. It is rated
in the 4th largest Tourist destination of the Country. However there is a dearth of quality staying
accommodation.

Recognizing this need, the Village will also host a 50 room Resort of International Standard. However
considering the demand, the Resort is also likely to ask for Apartments on time sharing basis. Hence
the prospect of Rental Income is very high. Hence on completion of the Project rental will be
arranged for and the profit would be proportioned as per prior-agreed Terms with us or other Agency
appointed for the purpose.

13) What is the mode of payment for the people staying abroad (Non-resident Indian /
People of foreign origin)?

A) Clients who are staying abroad can pay through their NRE/NRO account cheque. The cheque will
made in favour of "Mayapur Commercial Pvt. Ltd".

14) What is the price of Stamp Duty, Registration and other misc. charges?

A) Stamp Duty as laid down by Uttar Pradesh State Government are as follows:
   • Male: 8%
   • Female: 6%
   • Company: 8%
Note: This is indicative, however the rates prevailing at the time of Registration will be applicable.

15) What is the late fee if installments are not paid on time?

A) All over-due payments shall attract interest at 18% per annum. From the dates they fall due till
the date of payment.

16) Will developers compensate the owners in case of not delivering the project within the
stipulated time?

A) The developers will be paying Rs. 20 per sqft per month as penalty to the owners of the
apartments in case of delay after 24 months from the date of signing of Agreement for Sale.

17) What happens if the Project gets stalled due to unforeseen circumstances?

A) In case the Company is forced to abandon the Project due to Force Majeure circumstances or for
reasons beyond its control, the Company shall refund the amount paid by the applicant alongwith
simple interest @6% p.a from the date of booking to the happening of such eventuality.

18) What documents will the developer provide after the Booking of apartment/s?

A) On receipt of Initial token amount the Developer will issue money receipt and a Provisional
Allotment Letter.

19) What is the procedure to book an apartment in the said project?

A) Please complete the Application form, Choose your Payment Option and send the completed
Application Form and cheque/details of the wire transfer to

Upon receipt of the application form and booking amount payment, the Developer would issue a
receipt and a Provisional Allotment Letter.

20) Can I withdraw the Application?

A) Yes, before the issuance of the Provisional allotment Letter you can withdraw your Application. In
this case no amount would be deducted. However post issuance of the Allotment Letter, an amount
of 10% would be deducted from the Application Money.

21) Can there be joint owners?

A) Yes, there can be joint owners & there names will be put on the Agreement for Sale & Sale Deed.


22) Can Buyer sell apartment before the completion of the project?

A) The Applicant shall not transfer, assign or part with its interest or benefit under allotment /
agreement or part with the possession of the premises for a period of 6 months from the date of
allotment or till the date of possession, which ever is earlier. Such transfer subsequently will be
subject to appropriate transfer charges of Rs.50 per sq ft and written NOC from the Company.


23) Can foreigners invest and purchase the apartments, and what are the guidelines and
rules for foreigners?

A) They need to consult lawyers for detailed guidelines & procedure.

24) What are the Tax implications?

A) In case of immovable property being sold within a period of 36 months from the acquisition, the
gain arising there from would be short-term capital gain and liability for taxation at 30%.

In case the immovable property has been held for more than 36 months, the gain would be long-
term capital gain and the tax thereon would be at the rate of 20%.


25) Who manages the facilities provided in Vrindavan Village?

A) Axiom Estates or any of its appointed representatives would manage the facilities provided

26) What are the other similar developments in Vrindavan?

A) The overall conceptualization of the Project has been done to provide the dwellers with a eco-
architecture having the feel of vedic life and stay in lush green environments.
