					This Deposit Receipt and Agreement is executed by a landlord and an applicant
whereby the applicant has provided a certain sum of money to the landlord for the
purposes of verifying the applicant's personal and financial information. The deposit is
held by the landlord to secure and hold the premises for the applicant while the landlord
completes the review. The agreement provides that the landlord shall return the sum to
the applicant less any fees actually incurred by the landlord to perform the necessary
searches to verify the applicant's information. This deposit does not constitute a
tenancy agreement and is not a security deposit.
                      DEPOSIT RECEIPT AND AGREEMENT

       THE UNDERSIGNED (the “Landlord”), hereby acknowledges receipt from
______________ [Instruction: Insert Applicant name.] (the “Applicant”) of the sum of
__________________ ($________) [Instruction: Insert amount received.] Dollars. Such sum
shall be used by the Landlord to verify the Applicant’s personal and financial information
contained on the Applicant’s rental application for the Rental Premises known municipally as
____________________ [Instruction: Insert address, including apartment number, if any,
of premises being rented.] (the “Rental Premises”).

       THE SUM shall be held by the undersigned to secure and hold the Rental Premises until
such time as the Landlord completes review and verification of the personal and financial
information of the Applicant contained on the rental application for the Rental Premises. Such
sum shall not be considered a security deposit or agreement to let the Rental Premises and shall
not constitute a tenancy agreement or create a Landlord/Tenant relationship between Landlord
and Applicant.

      THE LANDLORD AGREES to rent the Rental Premises to the Applicant on upon the
completion each and all of the following:

         (i)      upon the Landlord completing the verification and review of the Applicant’s
                  personal and financial information contained on the Applicant’s rental application
                  and such verification and review is acceptable to the Landlord; and

         (ii)     upon the Applicant executing a Tenancy Agreement with the Landlord within
                  _______ (___) [Instruction: Insert applicable number of days.] days of the
                  Landlord completing its verification and review of and being satisfied with the
                  personal and financial information of the Application contained on the rental
                  application; and

         (iii)    upon the Applicant delivering to the Landlord all sums which will be required by
                  the Landlord for the Applicant to move into the Rental Premises.


IN THE EVENT the Landlord approves the rental application of the Applicant, and provided
the Applicant satisfies the conditions set forth in this Deposit Receipt and Agreement, the
Landlord shall refund the sum held by him/her/it save and except for any sums representing the
actual costs incurred by the Landlord for the purposes of verifying and reviewing the personal
and financial information of the Applicant.

IN THE EVENT the Landlord does not approve the rental application of the Applicant, the
Landlord shall forthwith refund the sum held by him/her/it to the Applicant in full save and
except for any sums representing the actual costs incurred by the Landlord for the purposes of
verifying and reviewing the personal and financial information of the Applicant.
