Board of Architectural Review
Minutes of the regular meeting of September 16, 2009. Ms. Husman called the meeting to order.
Mayor Stough welcomed Mr. Lindsley to the board. Mr. Lindsley was appointed by the mayor and
approved by council to fill the remainder of Mr. Kriner’s term.
Members present: Sandra Husman, Thomas Lindsley, Christopher Pitman, Mayor Craig Stough,
(4) present. Read Backus (1) excused. Mr. Robert Oberly present.
Mayor Stough moved, Mr. Pitman seconded to approve the Minutes of the August 12, 2009, meeting
as submitted. Vote being: Husman, Stough, Lindsley, Pitman (4) aye; (0) nay. Motion passed by
a 4 to 0 vote.
Item 3 - Regulated Sign - app. no. 16-2009 requested by Harmon Sign Co. for Christine’s Hair
Designers, 6600 Sylvania Avenue, Sylvania. Mr. Scott Brady present. The old wooden sign has
been removed and the landlord painted the former sign location. The new sign will be illuminated
channel letters, and upgrade from the old sign. The landlord supplied them with the paint color so
they can match the background color. The owner wants all tenants to conform to the new signage
criteria. Mr. Pitman moved, Mayor Stough seconded to give a Certificate of Appropriateness for
the new sign for Christine’s Hair Designers, located at Saxon Square 6600 Sylvania Avenue, as
depicted on the drawing submitted with app. no. 16-2009. Vote being: Stough, Lindsley, Pitman,
Husman (4) aye; (0) nay. Motion passed by a 4 to 0 vote.
Item 4 - Regulated Sign - app. no. 17-2009 requested by Dr. Bob Esplin for Sylvania Vet, 4801
Holland Sylvania Road, Sylvania. Dr. Bob Esplin present. The base remains the same, but the
profile of the new sign is a little bit higher. The round logo at the top will be internally illuminated
and the bottom portion will be externally illuminated. Mr. Lindsley moved, Mr. Pitman seconded
to give a Certificate of Appropriateness for the new sign on the existing base as shown on the
photograph submitted with app. no. 17-2009 for Sylvania Vet, 4801 Holland Sylvania Road. Vote
being: Lindsley, Pitman, Husman, Stough (4) aye; (0) nay. Motion passed by a 4 to 0 vote.
Item 5 - Regulated District - app. no. 7-2009 requested by WXZ Retail Group for approval of the
construction materials for Rite Aid, 6484 Monroe Street, Sylvania. Mr. Robert Shearer and Mr.
George Oravecz present. The metal panels over the front door will have the matte finishes as
required, they were able to match the Rite Aid blue in the matte finish. They found a Soltis 86 and
92 materials for the awnings, and the number refer to amount of light the material blocks out. The
board agreed that they prefer the Soltis 92 fabric in beige, number 3003 color swatch. Mr. Shearer
stated that the metal in window frames and mutton bars will be the same white matte finish as the
metal panels. He stopped at the Key Bank building and took a picture of their brick color with his
brick samples leaning against the building. There were two samples that are close in color to the
brick that was requested, they are Heartland Shelby and Canyon Blend, both are Glen Gery Brick.
The board agreed that they liked the distressed look of the Heartland Shelby brick but would prefer
the Canyon Blend because it is a closer match to the Key Bank building and the distressed look
would not make a large impact from a distance. The proposed light fixtures for the parking lot and

sconces on the building are Laurelton, and they will have the same light fixture with the light being
directed downward. The board mentioned that they may want to consider a fluted pole for the
parking lot lights to coordinate with the street lights in the area. They were asked if they had
considered matching the downtown light fixtures. When shown a picture of the downtown street
lights, Mr. Shearer stated that those light fixture spread the light outward and they would prefer a
more down light to illuminate the parking lot and around the building. They would be willing to
contact the manufacturer to see if they offer the same pole and arm with a down lit fixture that could
also be a wall sconce. The board agrees that a black finish would be consistent with the city street
lights and would match their wrought iron portion of the fence. Mr. Pitman moved, Mr. Lindsley
seconded to approve the samples for the metal finished above the door in the matte blue and white,
the Soltis 92 fabric in 3003 beige color for the awnings, the white metal finish for the window trim
and mutton bars, the Glen Gery brick in Canyon Blend for the building with precast sandstone look
material that was presented at the June 10, 2009 meeting, and the light for the parking lot and the
sconces on the building to be in black finish and to be consistent with city lights. The lights to be
approved administratively and will not be necessary to attend another meeting. Vote being: Pitman,
Husman, Stough, Lindsley (4) aye; (0) nay. Motion passed by a 4 to 0 vote.
Item 6 - Regulated District - app. no. 18-2009 requested by Joel Scheinbach for Federated Auto Parts,
5675-79 Main Street, Sylvania. Mr. Joel Scheinbach present. They are doing a total revamp of the
building, in the front they will remove the awnings and brackets and paint the brick. The new sign
will be lowered to just above the windows and it will be centered between the two trees so it is more
visible. The front and south side to be repainted, the back of the south building to be repainted. The
chimney, which is not in use, will be capped. The windows on the small side, the office area, will
be used for display of merchandise, the green paint will be removed. Mayor Stough asked is they
had considered painting the brick a color that would match the original brick on the building. They
could use the other color on the pedestrian level and the second floor window trim. The south side
of the building should also be the brick color. If there are stone lintels above the windows those
should be painted a sandstone color. The back of the building that was painted should also be
painted the brick color. Mr. Lindsley moved, Mr. Pitman seconded to give a Certificate of
Appropriateness for 5675 to 5679 Main Street, app. no. 18-2009, for the new sign for Federated
Auto Parts to be installed above the pedestrian level windows as shown on the drawing, the body
of the buildings to be painted a color to match the original brick of the building, the stone lintels to
be painted a sandstone color, and the trim to be painted the carnival yellow, the west wall of the
building may be painted carnival yellow color. The brick and the sandstone paint colors to be
submitted for administrative approval prior to the building being painted. Vote being: Husman,
Lindsley, Pitman, Stough (4) aye; (0) nay. Motion passed by a 4 to 0 vote.
Item 7 - Regulated Sign - app. no. 19-2009 requested by Art & Sign Inc., for Mercy Imaging Center,
7640 Sylvania Avenue, Sylvania. Mr. Ron Hornyak present. They will be installing an additional
sign. There is an existing sign for Progressive Wellness near the east driveways. The new sign will
be on the west end of the property closer to Sylvan Lakes Boulevard. The sign will be in Mercy

Hospital blue with white lettering, it will be all aluminum satin finish with the tan tones in the
columns and base, the brick accents and they will match the brick on the building as close as
possible. The sign will be illuminated with flood lights. There will be a lot of distance between the
two signs. Mr. Pitman moved, Mayor Stough seconded to give a Certificate of Appropriateness for
the new sign for Mercy Imaging Center, 7640 Sylvania Avenue, as presented in app. no. 19-2009.
Vote being: Stough, Pitman, Husman, Lindsley (4) aye; (0) nay. Motion passed by a 4 to 0 vote.
Item 8 - Regulated Sign - app. no. 20-2009 requested by Reason Sign for Anytime Fitness, 7602
Sylvania Avenue, Sylvania. The new sign will be on the east end unit of the building. It will be
illuminated channel letters. The awnings were installed by the owner along the retail units. Mr.
Lindsley moved, Mr. Pitman seconded to give a Certificate of Appropriateness for the new sign for
Anytime Fitness as depicted on the drawing submitted with app. no. 20-2009 for 7602 Sylvania
Avenue. Vote being: Lindsley, Husman, Stough, Pitman (4) aye; (0) nay. Motion passed by a 4 to
Mr. Pitman moved, Mr. Lindsley seconded to adjourn the meeting. All present voted aye. Meeting
