Security/Damage Deposit: The rental is not considered booked until the Landlord has received your contract and $300 Refundable Security/Damage Deposit. Contract and Refundable deposit, is due 5 working days from the day. The land lord has been informed that Tenant intends to rent said unit. Land lord can be notified of intent via email, phone or letter Balance due 30 days Prior to Occupancy. Tenant agrees that rents paid 3 days after the due date is subject to an additional $25.00 late charge plus a $5.00 fee per day that the full amount of the rent is due. If full balance of rent is not paid 20 days before occupancy this contract will be considered null and void and 100% of all deposits and payments will be forfeited, and unit will be re-rented. Tenant agrees to pay a $50.00 fee when ever a check is dishonored and returned unpaid for any reason.

THE FOLLOWING TERMS AND CONDITIONS ARE MADE PART OF THIS AGGREMENT AND ARE AGREED TO BY ALL PARTIES HERETO:
2. Security/Utility/Damage Deposit: Release of Security/Damage Deposit is subject to the fallowing provisions: a. Tenant shall return premises in the same condition as received, normal wear and tear expected. b. Full term of rental agreement has expired. c. All bills are paid and a satisfactory inventory taken. Landlord will inspect premises and shall notify Tenant with in (15) days from vacating premises if Landlord intends to impose a claim on Security Deposit. Balance of Security Deposits shall be returned within (30) days of the termination of this rental agreement, unless otherwise agreed upon. In the event damages and unpaid bills exceed amount of Security Deposit, then Tenant agrees to pay Landlord for all repairs and damages. 3. INVENTORY: Tenant will notify landlord of any broken or damaged Items as soon as possible. 4. TRANSFER: Tenants agree that the premises will be used and occupied by the Tenants named on this lease. Tenants shall not assign lease of unit, with out the written consent of the landlord, to any other person or persons. Any transfer, assignment or subletting, without written consent, shall be void, and shall, at the option of the landlord, constitute a default under this lease. Tenant will forfeit $100% of the rent and deposit 5. RULES: Tenant agrees to abide by, rules and regulations governing premises. These rules are posted in the rental unit. The Landlord assumes no responsibility for any loss or injury suffered by the Tenant. 6. CLEANING: Cleaning service will only clean unit at the end of the rental agreement. Tenants need to keep unit as neat as possible. Take out trash, wash dishes, etc. If unit is to messy for a general cleaning at end of rental, Tenants will be charged an additional $80.per hour needed to clean. If tenants wish a cleaning service to come in during their stay we will gladly supply one for a cost of $80 per cleaning. Weekly cleaning will entail dusting, vacuuming, washing of towels, and sheets, kitchen and bath clean up. Tenants agree to surrender and deliver up said premises at the end of this rental agreement, without demand, in as good order and condition as when entered upon. 7. KEYS: Tenants agree to return keys to the landlord or an authorized agent, unless instructed to do otherwise. (see additions to contract) Tenant will not copy or alter keys in any way. 8. ACCESS: Tenants agree and understand that the Landlord has a vested interest in the security, upkeep and condition of the premises and agrees to notify the Landlord as soon as reasonably possible of any and all repairs, defects, maintenance or any drastic changes in the condition of the property. Tenants agree to permit the Landlord or agent of the Landlord, without notice, at any reasonable time to enter said premises for the purposes of exhibiting the same or making repairs on behalf of the Landlord's interest in said property. 9. CONDUCT: Tenants agrees premises will not be used for illegal, immoral or improper purposes and agree not to make or permit to be made, any disturbances, noise, or annoyance whatsoever detrimental to the premises, or the comfort land peace of the inhabitants in the vicinity of the premises. House parties are not allowed under any circumstances. If tenants are found in violation, occupancy will be terminated immediately with no refund. 10. ALTERATIONS: Tenant shall not remodel, alter, paint, demolish, or put nails in the walls of the property. 11. PETS: Tenants agree they are coming in with no pets and none shall be allowed to enter or occupy the premises. Any pets brought on to the property b y the Tenants will be considered a breach of this contract and tenants agree to immediately vacate the premises. The Tenant agrees to be responsible for all damages caused by pets and agree to forfeit 100% of their security deposit in the event that an unapproved pet is found on the premises. 12. SMOKING: Tenants agree that smoking is NOT allowed on said premises. If smoke is detected in the premises the Tenants will forfeit 100% of their security deposit.

Additions to the contract
By signature below, the Tenants covenant that the Landlord shall not be held liable for any damage or injury to the tenants, his agents, family or guests or to any other persons entering the premises, (whether or not prior written approval has been obtained by the Landlord). The premises is defined as the whole of the residence, pool, surrounding land, or any equipment, appliances, community areas therein, and Tenant further agrees to and does hereby indemnify the Landlord against such liability. And Tenant further agrees to indemnify and hold Landlord harmless from all claim of every kind in nature rising out of injuries to any persons or property occurring during the time in which Tenants are occupying the premises. Tenant hereby releases Landlord from any liability from any claims that may arise in favor of the Tenant, Tenant's family or Tenant's guests during the term of occupancy. These terms, conditions, covenants and provisions in this agreement shall be governed by the laws and the State of Florida. Tenants and Landlord must date and print their name clearly, and sign as an indication that they have read and agree to the terms of this rental agreement. I am over 23 years old. I have read this agreement and I agree with all of its terms and conditions.
