OK0 b b b ~ PG 0 I q2 QUIT-CLAIM DEED THIS QUIT-CLAIM DEED is made this day of June, 2008, by and between the County Commissioners of Charles County, Maryland, a body corporate and politic, (Grantor), and Pomonkey High School Alumni Association, Inc., a Maryland Corporation, (Grantee). WHEREAS, the Grantor is the owner of the property "Pomonkey High School" ("the Property"); described herein and known as ~3 WHEREAS, Article 25 §llA of the Annotated Code of Maryland provides that the County Commissioners of Charles County, Maryland may convey to a private nonprofit corporation any surplus school property provided that there is a public hearing at which the Commissioners solicit and receive comments concerning the sale or donation and consideration; notice of the hearing is advertised and an appraisal of the value of the property is made by the Commissioners to be included in the notice of public hearing; and WHEREAS, Grantor held a public hearing on April 30, 2008, which hearing was duly advertised in the Maryland Independent, a newspaper of general circulation within the Charles County, and such advertisement c(.mtained the appraised value of the Property; and WHEREAS, after the conclusion of the public hearing, at which the Grantor solicited and received public comment regarding the proposed conveyance, Grantor determined that it was in the public interest to convey the Property to the Grantee. NOW, THEREFORE, THIS DEED WITNESSETH, that for and in consideration of the sum of ONE DOLLAR ($1.00) and other good and valuable consideration, the receipt of which is hereby acknowledged, the Grantor hereby quit-claims all of its right, title and interest unto Grantee: Parcel A as shown on a Plat entitled "Parcel A, Land of Charles County Board of Education" which, is recorded among the Plat Records of Charles County, Maryland, in Plat Book No. 54, folio 531. ' BEING part of the same land and premises acquired by the Grantor by deed recorded among the Land Records of Charles County, Maryland in Liber 4853, folio 575. AND reserving to Grantor its interest, if any, in any streets or highways adjacent thereto. This property is conveyed in an "AS IS" condition, and Charles county make no warranties or representations whatsoever concerning the property.
