A
t CenterStone Communities we’re committed to designing homes that are increasingly healthy for homeowners, more energy efficient and gentler on the environment. Because of our growing number of green building practices you are taking a huge step in helping our environment by buying a Harmony at CenterStone Estates home.
NATURAL RESOURCES
Waste Reduction and Recycling
• We plan ahead in our construction process to reduce the amount of waste our construction site generates. More than 60% of our construction waste is recycled. • This reduces the amount of waste going into our landfills and saves you money in the construction of your new home. • Our recycling returns valuable natural and man-made materials to the industry to be used again.
Engineered Wood Products
• Our homes are built with quite a number of different engineered wood products, such as beams, roof trusses, sub-floors, roof sheathing and joists. • These products are more stable and generally stronger, using less material. They also are generally made of fast growing trees that are commercially farmed for this purpose. This reduces and helps save our valuable resource of old-growth forest.
Fly Ash Concrete
• The concrete used in your home is designed in a post-tension engineered design system. Concrete is made up of Portland cement, sand, gravel, and water. We replace at least 20% of the Portland cement in our concrete mix with recycled fly ash. Fly ash is a byproduct from coal power plants that is normally placed in landfills. Laboratory research has proven that it has very similar bonding qualities to Portland cement. • By replacing some of the Portland cement, we are able to use less cement. The process of cement manufacturing uses very large amounts of energy and creates significant amounts of pollution, including carbon dioxide and water pollution. By including fly ash, which is a smaller particle than Portland cement, it fills more completely the voids in the concrete mix and uses less water. This, in turn, makes for a stronger concrete with more density. And all this helps reduce global warming!
Lath and Stucco Exteriors
• Rather than using our country’s natural wood resources, our exteriors are constructed with lath and cement plaster. • These materials are extremely durable, lasting much longer than wood siding.
ENERGY
Overall Energy Efficiency
• Our homes typically out perform California’s Title 24 Energy Code by more than 17%. • With this type of commitment to energy efficiency, our homes provide affordability along with comfort and operate with a reduction of power plant pollutants and dependence on non-renewable energy resources.
Partnering with Consultants
• We partner with our professional consultants in analyzation of our plans and specifications, including training of our staff, in searching for the most practical aspects of green building for inclusion into our homes. • Such a partnership produces long-term value in your home by incorporating suggested energy efficient practices.
Energy Star Appliances
• Our included dishwasher feature is “Energy Star” rated. • “Energy Star” appliances save energy and water, which produces a savings in your utility bills and conservation of the nation’s water and energy resources. • We encourage you to buy “Energy Star” rated refrigerators and washing machines to further your savings throughout your home.
Energy Efficient Windows
• We use windows that are vinyl framed, dual-paned, with Low-E glass • These energy efficient windows provide a reduction of the effect of heat/cold traveling through the windows, sound absorption, and solar radiation, ultimately saving you money on utility bills and providing a tranquil, comfortable interior living area for you and your family.
Ductwork
• Our homes incorporate ductwork that is sealed with a mastic adhesive, providing an airtight seal, rather than leak prone duct tape. • The ductwork is tested to less than 6% leakage. Such testing allows our homes to achieve better air quality due to reduced duct leakage and optimizes our HVAC system’s energy efficiency.
Solar Electric Roof Modules
• Your home has a solar electric photovoltaic roof module system that is rated 2.3kw. • Your electric meter will even spin backwards when you produce more electricity than you use! This occurs because the system produces electricity and allows you to reduce your need to buy as much power from the utility company. • Your new solar electric system can be connected to a website allowing you to “log in” and monitor the energy demand and production by your new home.
WATER
High Efficiency Toilets
• The toilet is one of the single largest water users in a home. Your new home includes innovative high-efficiency toilets, allowing for a 1.28 gallon flush. This type of toilet conserves water and can save significant amounts on your water bill.
Water Conserving Turf
• The turf of your new home does not require a vast amount of water to be healthy and vibrant. If you take care to set your irrigation system appropriately, the turf type and irrigation system will work together to reduce water usage and lower your water bills. • Weather Smart irrigation controllers monitor the daily water needs of your landscaping, allowing you to save on your water bill. • Additional considerable water savings is available if you choose the optional drought tolerant front landscape. • California friendly landscape is used at various locations throughout Harmony.
INDOOR AIR QUALITY…A HEALTHIER HOME
Low VOC Paints and Cabinet Stains
• Your home has paints and cabinet stains with VOC’s (volatile organic compounds) under 50 grams/liter for flats and 150 grams/ liter for glosses. On average, this is about 50-75% lower than federal and regional limits! • These paints and cabinet stains reduce the possible health hazards of VOC’s to your family and to our employees while maintaining the same quality as higher VOC paints. This practice also benefits the local community as VOC’s are the precursors to low-level smog.
Improved Insulation
• The insulation we install is made with binders that contain no formaldehyde and is certified as low-emitting by the state of California. It also contains recycled material. • This insulation protects your family and our workers from formaldehyde off-gases and uses glass from your curbside recycling bins.
Vented Range Hoods
• Although many range hoods circulate back into the room, our range hoods vent directly to the outdoors. • This is a practice that allows you to completely deplete undesirable odors, particulates, and combustible gases.
Furnace Filters
• 1250 Performance Rating, MERV 11 Rating. • Meets the American Lung Association Health House Indoor Air Quality Guidelines. • Captures: - 90% of large allergens – like mold spores and pet dander – from the air passing through the filter. - Microscopic allergens like dust, smoke and smog particles. - Bacteria and particles that can carry viruses.
