DOUBLE BAY PARTNERSHIP INC - BUSINESS PROSPECTUS

Welcome to Double Bay

What makes Double Bay different? Sydney’s most glamorous shopping precinct is known throughout Australia for its
upmarket retailers, its harbourside location, its sidewalk cafes and its affluent clientele. But Double Bay is more than a
destination – it’s an experience.

Double Bay is about individuality. Our boutique retailers still offer bespoke services and specialised knowledge. Individual
retailers offer personalised service, along with a seriously stylish selection of goods. Unlike many shopping areas, Double
Bay offers diversity instead of endless repetition. Inside our shops, you’ll find precious surprises, items that are truly one of a
kind.

That sense of discovery is enhanced by the area’s physical attributes. The level ground, the layout of the streets, the leafy
roads with sidewalk cafes, the collection of individual shops rather than an airconditioned mall – lets you go on a journey
through the area. Double Bay’s village atmosphere is not found anywhere else in Sydney, and is one of the area’s key
attractions.

Double Bay is an oasis of luxury, one of Sydney’s hidden treasures. It’s a place to escape the everyday.

FOREWORD:

From the Board of The Double Bay Parrnership Inc
Double Bay is a unique precinct. Shaped by post-war migrants from Austria, Hungary and Poland, who recreated the tree-
lined streets and cafe society of their homelands, Double Bay quickly became Sydney’s centre of fashion and indulgence,
the most glamorous neighbourhood in Sydney’s eastern suburbs.

Although Double Bay’s diverse character encompasses residential and commercial sectors, the heart of the village is its
unique array of high-class retailers. Some of Sydney’s most exclusives boutiques are found on Double Bay’s leafy
boulevards, its intimate laneways and arcades.

Despite its elegant feel, Double Bay is an economic powerhouse. It’s home to more than 600 businesses employing more
than 1,000 people, with a combined annual turnover of up to $300 million.

Drawn by the area’s continuing success, investors are bringing a new generation of luxury residences and sleek retail
formats. The Cosmopolitan Centre is having a xx-million face lift, including luxury apartments and stores. Design, as ever, is
key – the recently-completed Fivex building has already won a xxx award. Up to a dozen other developments are recently
completed, underway or planned, including a rejuvenation of the Stamford Plaza site by Ashington Pty Ltd.

When we launched the Double Bay Partnership (DBP) Inc in late 2008, with the aim of shaping a dynamic and sustainable
business sector, we set ourselves a definite five-year goal: to become the premier destination for shopping, leisure and for
doing business. Thanks to the current level of private and public investment, we are on our way to achieving that.

DBP’s long term investment in the area includes research to identify trends and gaps in the retail offer, incentives for
innovative start-up businesses, and an extensive program of events. Woollahra Council has also invested $5 million in
streetscape upgrades, and will continue to roll out measures to improve the amenity of Double Bay.

The genuine partnership exists between Council, business and the community is one of Double Bay’s major assets. It
ensures that our actions are inclusive and effective, bringing benefits to all the businesses in area.

Come join us, and discover the Double Bay difference for yourself.

Double Bay: a unique destination

It’s the most glamorous address in Sydney. A leafy harbourside enclave that’s only 10 minutes from the city; a renowned
leisure precinct that’s also a business hub: Double Bay is not just a stylish place to live and work, it’s also a choice that
makes great business sense.

Double Bay is: prestigious. As the social and retail hub of the eastern suburbs, Double Bay is a natural destination for
residents from Sydney’s wealthiest suburbs, including Point Piper and Bellevue Hill. Its glamorous shops, cafes and bars act
as a magnet for serious spenders.

Double Bay is: a place to play. Wrapped around the harbour foreshore, with its own harbour pool, green parks and tree-
lined streets, Double Bay is known as Sydney’s most elegant suburb. Low-rise development and pavement cafes give the
area a European feel. As the most strollable neighbourhood in the east, it’s the perfect place for browsing. For those who
take a more active approach to leisure, there’s the Australian 18-footers League, as well as the hugely-popular Grand Slam
Bridge Club, the largest in Australia.

Double Bay is: shopping heaven. No other area in Sydney offers such a prestigious retail environment as Double Bay, with
specialist retailers ranging from jeweller Jan Logan to the headquarters of Sydney’s luxury label queen, Belinda Seper. Easy
parking and an array of outlets you won’t find anywhere else add to its allure.

Double Bay is: a place with personality. Double Bay’s boutique, bespoke retailers give it a unique ambience – and after
many decades, some of the shopkeepers have become local celebrities in their own right. If you’re after a unique range of
goods and old-fashioned service, this is where you’ll find it.

Double Bay is: a service centre. From solicitors to accountants, business owners will find all the services they need
conveniently located in the area. Combined with a broad range of reasonably-priced commercial premises, including
serviced offices, it’s the perfect package for small to medium business.

Living in Double Bay

Its leafy ambience and harbourside perch, just 10 minutes from the heart of the city, are enough to make Double Bay one
Sydney’s most sought-after suburbs. The real delight of living in Double Bay, however, is its sense of community and its
accessible village layout.

Whether your ideal home is a sleek designer apartment in the heart of the village or a spacious family house in a tranquil
location, Double Bay has some of the most desirable residences in the eastern suburbs. The tranquil harbourside Redleaf

Investing in the future

Unprecedented investment is bringing Double Bay village into the 21st century. Signature buildings such as the
Cosmopolitan Centre on Knox Street and the area’s two iconic pubs, the Golden Sheaf and the Royal Oak, are undergoing
extensive renovations. A new fresh food precinct is being developed on one of the area’s most prominent sites, currently
occupied by Woolworths and the Council car park. Additional commercial space is also becoming available thanks to
developments on Bay Street, Short Street and New South Head Road. Much of the development is funded by existing local
stakeholders, who are keen to maintain Double Bay’s unique benefits while increasing the amount of commercial
space available.

A strategic approach

Double Bay’s “secret weapon” is one that few other neighbourhoods in Australia can match. Double Bay Partnership Inc
(DBP) is a private-public partnership between local business owners and Woollahra Council .Founded in late 2008, DBP’s
mission is to promote the vitality and viability of the Double Bay village.

DBP draws on the skills, knowledge and resources of the more than 200 business owners who collectively oversee around
$3 billion worth of property, applying an integrated management structure to develop and implement strategic improvements
that benefit all businesses, residents and visitors.

DBP has already made a difference to Double Bay. Some of the improvements have been physical: we have encouraged
Woollahra Council in their $5 million street upgrade improvement program, and working with them to improve amenities such
as lighting and wayfinding.

Other initiatives have been strategic. We have developed a defined brand for Double Bay; launched a campaign with Sydney
Ferries, created a calendar of local events to lift the area’s profile; and are working with businesses to help improve
investment and increase results.

With new energy and a new direction, Double Bay just keeps getting better.
