Rental Returns - The Residex statistical models for Rental have been indicating that rental
rates of return on capital values should rise for a number of years. This has not occurred and
will only occur in a situation where we have higher rates of inflation or capital growth rates
slow. In this situation, utilisation of optimistic predictions for rental returns is not advisable. In
the past, rental dollar amounts have usually kept pace with inflation and among other things

8 - Definitions of Terms
CPI is the Consumer Price Inflation Rate which is provided quarterly by the Australian Bureau of Statistics.

Extreme Estimate Value Range is the dollar range of property values which are outside the Initial Property
Range and the Nearby Sales Estimate Range.

The Future Shape - We all realise that nothing in life is constant. Thus, interest rates go up and down, as does
inflation and all those other important economic variables which impact on our property investment. If we
assume they don't, then we could be making an investment which could cause a significant problem in the
future.

The Future Shape is Residex's model of the future that has been developed on historical data. It is, again, the
most likely outcome from the projected futures which are sensibly possible. These futures are updated each
June.

Home Loan Lending Rates have been predicted by us by adding 1.5% pa to our predictive model for 90-day
bank bill rates. We have done this as traditionally this resulting rate has the best relationship to actual Home
Loan Interest rates.

The Initial Estimate has been derived from the most recent sale price in this table by adjusting that sale price
by the typical rate of growth for the postcode. These growth rates are calculated using Residex's world-famous
indexing technology, recognised by academic institutions around the world for its high level of accuracy.

Initial Estimate Range and Nearby Sales Estimate Range presents the high and low value of properties in
the group. These properties are provided in the Local Sales Lists and could be said to be similar to those in their
group based on their price.

Nearby Sales Estimate - The median value of the current-day value of sales that have taken place in the area
around the property over the last 2 years.

Predicted Future - Nobody knows what the future holds. The housing market may surge over the next year. It
may drop. Interest rates could be raised, they could be lowered. There are countless possible futures that may
unfold. Obviously, some of these possible futures are more likely than others. The housing market might double
in value next year, but it is more likely that it will grow at a steady rate. Interest rates could go to 20%, but it's
more likely that they'll go to 15% and it's more likely again that they'll go to 10% and so forth.

So we have a variety of possible futures that may unfold, all with differing degrees of likelihood of occurring.
What Residex does is examine historical trends in the market, looking for indicators of the likelihood of each of
the possible futures, given where the various markets are today. Once we find these indicators, we use them to
measure with some degree of accuracy the likelihood of each possible future and then provide the most likely
future as our prediction of what is going to occur.

What does this mean? Firstly, it means that we will sometimes be wrong. No doubt about it. Because sometimes
the most likely future simply does not occur. This is why lotteries exist. After all, the most likely outcome of
playing the lottery is that you will lose. But many people play anyway, because there is a chance (however slim)
that the likely future will not occur and they will win.

%pa Rental Return is calculated in terms of the following:
[(Weekly Rent x 52)/Value of Property] x 100
Where:

Weekly Rent is equal to the median rental amount and
Value of Property is equal to the median value for the respective area for which the Rental Return is being
calculated.

The Residex Analyst program - which you can purchase from the Residex site - allows you to examine how a
property investment will perform under the most likely future. In its extended version, you can investigate how
the same investment will perform under a wide variety of futures, both likely and unlikely. The software uses
these futures to calculate out a precise measure of the risks of the investment and assess how to allow for the
risks in order to ensure your best chance of good returns.
