EXECUTIVE SUMMARY

The VAULT will be Denver’s first private, secure and armored event center located in the heart
of the city. This stunning, one of a kind facility designed by award winning architect, Jim Hyatt,
offers over 18,000+ square-feet of luxurious space for social events. The facility combines
world class amenities with comprehensive, high-level security features including armored and
bullet proofed areas and dedicated access for vehicles, providing complete peace of mind for
guests.

The VAULT amenities include a bar and lounge area, a deluxe gaming room complete with
billiard and poker tables, a private dining area, cigar lounge, movie theatre, and a climate
controlled 3,000 bottle wine vault accessible for private tastings. Other amenities include indoor
private shooting range (the only one of its kind in central Denver), indoor archery range, gun
vault, exotic car showroom, work out facilities with a full bathroom, DJ Booth and dance floor,
lavish living room / lounge, deluxe commercial kitchen, Wi-Fi Internet access and professional
presentation resources for all size and types of events.

This secure event venue will be the first of its kind to offer local leaders and influencer's access
to private lunches, events and receptions with professional athletes, high profile leaders and
celebrities. Though the venue can be reserved for special functions, The VAULT Membership
will be private and closed to the general public.

FACILITY RENTAL & EVENT MANAGEMENT

The VAULT facilities will be available for rent and can be reserved for special events regardless
of the occasion and within the first year over 150 events and facility rentals are expected. The
VAULT will lend an unmistakable tone of prestige to social occasions. Whether the event is
casual or formal, the ±18,000 square feet of event space is very attractive to the most
discerning of demographics.

The VAULT will provide a number of unique services to ensure an event’s flawless execution.
Our detail oriented team will bring events to life with a graceful effectiveness and unparalleled
efficiency. Whether for private, social, business or political events – the VAULT will provide the
most unique venue available in Denver.

The initial facility rental cost for an event will range from $5,000 to $10,000 depending on the
desired date and length of the event. This amount was confirmed by several catering
companies as the market rate for the area. Due to the exclusivity of The VAULT, vendors will
be charged a 10% commission on all goods and services provided.

Services offered to those renting the space at an additional cost will include (but will not be
limited to):

MEMBERS CLUB

The VAULT will be the first venue of its kind to offer high-profile executives, leaders and
influencers access to private receptions with their peers in a safe and secure environment.

The VAULT will be a private, members-only, collaborative organization designed by influencers,
for influencers. The VAULT will strategically and intentionally connect top-tier C-Level
executives, business owners, politicians, professional athletes and celebrities with each other in
a secure, private, collaborative environment. The VAULT will provide its members with access to
an extensive rolodex of influencers coupled with unparalleled amenities in the one of a kind
executive venue.

The VAULT will provide a unique and exclusive opportunity to members to network, share
ideas, discuss current issues and events and develop valuable working relationships. Members
will have the opportunity to attend a variety of private breakfasts, lunches, dinners and events.
There will be a minimum of 50 private events per year to which members will have access. The
focus of these events will be to help executives and leaders strengthen their business acumen
through collaboration with other members, allowing them to grow their personal sphere of
influence, get information on best practices in their field and explore high-level business
opportunities. The Founders of the VAULT envision a place for influencers and leaders to
network free of vendors and salespeople. The VAULT will provide a trusted, secure, informal
environment for strategic collaboration. Membership goals for year one are to build the
organization to 300 members with an average yearly membership growth rate of 45%, with
membership expected to reach over 1,000 by year five.

EXECUTIVE TEAM

The VAULT was created by influencer's, for influencer's. The founding partners include
Christopher E. Hemming, Kyle D. Henderson and R. Brian Watson. Christopher Hemming was
the Co-Founder of CXO, which has been named one of the country’s most preeminent
collaborative organizations and is exclusively for executives whom run companies with over $50
MM in annual revenues. Kyle Henderson is a Founder of the diversified holding company,
DaVinci Worldwide. Kyle was also a Founding Director of XJet, the award winning private jet
club that has been called the most exclusive private jet club in the world. Brian Watson is the
Founder and President of Northstar Commercial Partners and the owner of eight other Denver
based companies. Northstar is a well established commercial real estate company that has
acquired over $200 MM in real estate to date. The VAULT’s executive team founded the VAULT
to become an icon in the event venue community and to also provide a pure, intentional and
proactive organization for high-level influencer's to network efficiently, effectively and
intentionally in a trusted and secure environment.

The VAULT will also showcase a premier executive and management team, including a full-time
General Manager with experience from LA to Denver in managing catered events, restaurants,
clubs, bars, and hotels. The VAULT executive team will be working directly with the region's
top vendors and premier partners to provide best in class service and quality for every event.
VAULT FACILITY LOCATION

The VAULT is located just south of Denver’s central downtown business district. The property
sits on the frontage road located just East of I-25, the region’s main north/south corridor. The
Interstate is easily accessible from nearby exits and on-ramps for north bound and south bound
travel. The VAULT was formerly an armored transport facility hidden quietly in the heart of
Downtown with convenient access to Invesco Field, Pepsi Center, Union Station, Downtown and
the Convention Center.
