Over the past two decades that desire has never been stronger among Americans. But the underlying reasons for the high level of growth in the remodeling market during this period go well beyond this basic desire. For starters, the mortgage-interest tax credit has made owning a home an important financial milestone, pushing the rate of home ownership to nearly 70 percent. The current decade has also witnessed a period of very low mortgage interest rates. Borrowing to improve has never been cheaper. In 2008, interest rates are expected to remain at historically low levels, under 7 percent. This will allow Americans to continue tapping an estimated $10 trillion in home equity built up as home values rose dramatically over the last several years. And there are other fundamental remodeling market drivers that also bode well for the remodeling industry. They include a tight housing supply, an aging housing stock; and a strong base of existing-home sales. An Aging Housing Stock As homes age, the annual expenditure on repairs and improvements rises precipitously, peaking at age 30, when $2,000 per home is spent annually. Today the average age of the American home is 33 years, higher than ever before. According to the Homeownership Alliance, the average age of the American home will rise to 37 years by 2013. High Rate of Existing-home Sales In 2005 and 2006, the annual rate of existing-home sales rose to over 7 million. In 2007, the rate slowed to just more than 6 million, but this is still within historically high ranges. The Homeownership Alliance estimates that existing-home sales will pace at more than a million annually between now and 2013. Existinghome sales spur remodeling because homeowners tend to improve when they sell. They also improve just after they buy. For all of these reasons, the remodeling market rests on a strong firmament of driver activity in 2008 and beyond. Tight Housing Supply The stock of existing housing has grown steadily. The rate of household formation — led by a surge in minority population and immigration — will push the number of existing homes to 139.3 million by 2013, up from 120.8 million in 2003.
