					                                     LEASE AGREEMENT
                                     Shopping Center Space

       This Lease Agreement, is entered into this ___ day of ___________, 20__, by and
between HMR, referred to herein as Lessor, and _____________________________, referred to
herein as Lessee.


                                         WITNESSETH:
       1.      Description of Leased Premises. Lessor hereby leases to the Lessee and the
Lessee takes as lessee the premises described as follows:
       Unit number ___ of the ___________ Shopping Center, ________ State Highway ___
       ________, ________, containing ______ square feet of air-conditioned space, more or
       less.

       2.      Term. (select one of the following)

       (a)     The term of this lease shall be ___ years, commencing on ___________ .
       or
       (b)     The term of this lease shall be ___ years, commencing upon Lessee’s written
acceptance of the premises. In the event construction the premises has not been completed and
ready for occupancy within one year of execution of this lease agreement, Lessee shall have the
option of terminating this lease by mailing or delivering written notice to the Lessor.

       3.      Rental. The rental for the entire term shall be $_________, payable at the rate of
$________ per month in advance on or before the 1st day of each month during the term of this
lease, except that the rental for the first partial month, shall be prorated. Receipt of the sum of
$_______ as payment for the first month or partial month is acknowledged by the Lessor. Until
further notice all rent payments shall be mailed or delivered to Lessor’s address as follows:

       4.      Security Deposit. In addition to the rental shown herein, Lessee has deposited
with Lessor the sum of ___________ Dollars ( ______ ) on which deposit Lessor is not required
to pay interest. Said deposit shall be held as a guaranty that Lessee will perform all covenants of
this lease, including prompt payment of rental when due, and Lessor shall have the right to apply
all or any part of said deposit to any delinquent rent or damage to the building.

       It is understood and agreed that said deposit is not a prepayment of rent and Lessor shall
not be obligated to apply said deposit to any unpaid rent although it may do so at its option.
Lessee agrees that said deposit is not a trust fund and may be commingled with Lessor's funds.
Said deposit, or balance after the deduction of rent or damages shall be refunded only on
termination of this tenancy, if Lessee shall not then be in default hereunder.
       Lessee understands and agrees that the aforesaid security deposit shall not be applied by
Lessee to the payment of rent for any portion of the term hereof, and that such rent is due and
payable in advance as the same accrues. Lessee further understands and agrees that the wrongful
use of the security deposit by Lessee as aforesaid shall constitute an immediate breach of this
lease and Lessor shall have the right to enter the premises and take possession thereof and to
proceed as provided herein for any other default in this lease committed by Lessee.

       5.      Delivery of Possession. It is understood that if Lessee shall be unable to enter
into and occupy the premises at the commencement of the term of this lease because the premises
are not ready for occupancy, or by reason of the holding over of any previous occupant of the
premises, or as a result of any cause or reason beyond Lessor's control, Lessor shall not be liable
in damages to Lessee therefore, but during the period Lessee shall be unable to occupy the
premises, the rent therefor shall be abated. If Lessor is not able to deliver possession to Lessee
within thirty (30) days after the date of the commencement of the term hereof, Lessee may cancel
and terminate this lease.

       6.      Use of the Premises by Lessee. The premises shall be used by lessee for the
purpose of conducting the following-described business or activity, for incidental purposes
related thereto, and for no other purpose: ___________________________________________

       7.      Maintenance and Repairs.

       (a)     Lessee’s Responsibility. Lessee agrees to maintain and take good care of the
leased premises, and keep the premises free from filth and danger of fire or any nuisance. Lessee
shall be responsible for all maintenance and repairs of the premises, including but not limited to,
repairs of the interior walls, windows, heating and air conditioning system, a
