About Turkven Real Estate • Turkven Real Estate (“Turkven RE”) is the new establishment of Turkven Private Equity, leading PE player in Turkey since 2001, in the Real Estate industry. Founded in June 2007, Turkven RE is currently managing the non-core real estate portfolio of a national bank purchased in July 2007. Executed the first and only real estate portfolio transaction in Turkey with the EUR 140 million purchase of Yapi Kredi Bank (YKB) Non-core Real Estate Portfolio in 2007 on behalf of Adama Holding, Immoeast AG and Magnat GmbH (AIM Consortium). With an approximate value of EUR 200 Million, Turkven RE portfolio includes 407 properties in 44 cities of Turkey. In addition to the project development and rental operations, Turkven RE is also managing repair, maintenance, security and all other administrative responsibilities of the portfolio assets. Aside from its staff of 10 professionals, Turkven RE partnered with companies specialized in accounting, law, taxation, security and title transfer operations for the purpose of management of this real estate portfolio, an unprecedented project in Turkey in terms of its size and variety of properties.

Our Projects • The development projects of 5 properties in the portfolio are currently being executed by Turkven Real Estate. These are : - an office project with a construction area of 30,000 sqm in Istanbul - another office project with 46,000 sqm area in Istanbul - a hotel and residence project located on 450,000 sqm area in Istanbul - a 40,000 sqm mix-use project in Manisa - a 5,000 sqm residence & office project in İzmir. • In addition, the ~20 stores and buildings located mainly in Istanbul have long term lease contracts and constitute an important part of the portfolio. The rest of the portfolio is made up of over 370 properties in various sizes and qualities and is planned to be sold in the medium term.

Turkven RE is managing assets worth €200 million TURKISH REAL ESTATE FUND I (2007) The properties managed exclusively by Turkven Real Estate are under the possession of Anadolu Gayrimenkul Yatırımcılığı ve Ticaret A.Ş. (“Anadolu”) belonging to the AIM consortium. AIM consortium, made of Adama, Magnat and Immoeast, is developing EUR 9 billion worth of real estate projects in Central and Eastern Europe.. • Immoeast Immobilien Anlagen AG Immoeast Immobilien Anlagen AG is the largest real estate investment company in Central and Eastern Europe operating in 13 countries including Russia, Romania, Bulgaria and Czech Republic. As a publicly traded company in Austria, Immoeast’s total value of portfolios in 13 countries is EUR 9 billion. Adama Holding Public Ltd. Adama Holding Public Ltd. is operating in Romania, Moldova and Ukraine, and managing a real estate portfolio with a total value over EUR 300 million. • Birol YÜCEL - Managing Director
o Birol was formerly the CEO of a Real Estate Development company and a venture partner at Turkven Private Equity. He has extensive M&A experience as consultant advising on or leading deals with a total size of USD 10 billion. He was member of Board of Directors in various major Turkish companies in financial services, telecom, technology, health-care and real estate industries. Birol currently serves as advisor to a healthcare group, a wind energy group, a brokerage house and an investment bank. Can was formerly a Senior Associate at McKinsey & Company in Berlin and Istanbul focusing on business development, sales force effectiveness, value based management and due diligence. Can has an MBA from Harvard Business School, Boston, and a BSc in Electrical Engineering from Northwestern University, Chicago. Erman was formerly COO of Vektor Real Estate Development Company and has over 17 years experience in managing international and local construction projects totaling USD 250 million. Prior to Vektor, he oversaw construction at Yuksel Insaat, Ata Insaat, TekfenSnamProgetti and Ekurus Wood Co. Erman has BSc and MSc in Civil Engineering from Istanbul Technical University, Istanbul. Murat has 6 years experience in finance and audit at Arthur Andersen and Ernst&Young, and then in the financial reporting and controlling departments of Turkcell and Mey İcki, gaining extensive experience in IFRS, accounting for hyperinflationary economies, US GAAP, consolidation and interpretation of financial statements. He has a BA in Business Administration from Koc University, Istanbul. Aziz was formerly a consultant in US and UAE focusing on supply chain management and logistics for Global 1000 companies. Aziz has an MBA from INSEAD, France, and a BSc in Industrial Engineering from Northwestern University, Chicago. Aziz has participated in exchange programs at Wharton School of University of Pennsylvania and ETH Zurich. Aslı has 6 years experience in Real Estate sector. She has taken Sales and Marketing Role in the biggest construction companies in Turkey such as Tepe and Polat Construction. She has a BA degree in Communication Faculty in Istanbul University. Selen was formerly a Business Analyst at Borusan Lojistik focusing on business planning, reporting and investments by taking coordinating and supporting roles. She has a BSc in Industrial Engineering from Istanbul Technical University, Istanbul. Onur was formerly a Senior Auditor at PricewaterhouseCoopers in Istanbul focusing on production, real estate and consolidation. He has experience on IFRS and USGAAP accounting and interpretation of financial statements. Onur has a BA in Business Administration from Bogazici (Bosphorus) University, Istanbul. She has a BA degree in Economics from the University of Chicago and she is currently responsible for sales and reporting activities.
