Using a professional property manager is a good investment, lowering your legal and cost risks while
maintaining the value in your property. In the long run, it not only saves you money, it frees up many

Property Management Fees
General management and reporting on each property ($95/mn minimum)
♦ One single family home 9%
♦ Two single family homes 8%
♦ Duplex - Quadriplex (2-4 units) 8%
♦ Plexes greater than 4 7%
Investor Account Setup Fee
Enables creation of the infrastructure to support the Investor and
each Property.
♦ Establishing the Investor’s Account, each Investor $35
♦ Professional pictures, each property, 360 Virtual Tour (if needed) $90
♦ Writing and populating website, each property (if needed) $25
Minimum Balance in Operating Bank Account
For deposit of funds and disbursement of expenses, per investor $200
Property Inspection Report Fee
Issue report with photographs, optional $25
Return Check Charges Tenant
$25 paid by the tenants
Legal Fees Varies
Set fee schedule from Neal & Uhl, PLLC, a law firm with an
emphasis in real estate and landlord tenant law.

Supervising Fee
Normal maintenance, marketing, etc. charges None
Projects requiring multiple quotes or exceeding $2000 6%
