A licensed real estate broker for 26 years, from Palm Beach, Florida to Monteagle
Mountain, Tennessee. I lived in Sewanee during the mid-1970’s and acquired a
regard for this area during my residence.

My 48 years experience in real estate includes: Escrow Closings, Sales, Rental and
Property Management, Operations and Administration, Homeowners Association
Administration and Management, Consulting Services to Law Firms in setting up
Real Estate Departments in Atlanta, working as a corporate and real estate
paralegal for firms in Atlanta, Nashville and West Palm Beach, owning and
managing my own real estate agency in South Florida for 12 sunlit years - titled
Sugar Sands Realty. My primary expertise is in the development and sale of view
properties, including the marketing of such residences in the Sewanee-Monteagle

Working with the developers of Bridal Veil Bluffs, we sold out the original
developer portion of this project within 18 months from onset. In Savage Bluffs
near the Savage Gulf Natural Area, I supervised a strategic campaign from May
2006 thru December 2007 which produced 4.5 million dollars in sales.

Patience and an ability to work with your market and to know your target market
are all prerequisites of a successful marketing campaign. My years spent with some
of the nation’s premier marketing companies in South Florida have contributed to
my success in this area. Our firm is comprised of eight reputable agents who know
their business and put service to the customer above all other goals. There is always
someone available to show property and respond to buyer requests.

Bobbie Steffner, who owned 128 John Allin Dr. in Sewanee. Her home was offered
at $452,900 and sold for $408,000 in December 2009. It was on the market for 6

Douglas W. Shanks, representative of the Shanks family for 118 Cumberland Drive
in Monteagle, a prestigious bluff front property behind the Assembly. His family’s
property was on the market for 84 days and closed in July, 2009.

Nicholas Roberts and his wife, Mary Heath, recently purchased 2221 Sarvisberry Pl.
in Clifftops. He is a Professor of History at the UOS and Mary is a practicing
Pediatrician. We were their buyers’ agent for this January 2010 closing..

Randall and Shawnee Gibson, owners of Hallelujah Pottery acquired 1158 Sassafras
Court in Monteagle in January 2010. We represented them in the purchase.

My son, Ray Banks, has joined me in the practice of real estate in the Sewanee-
Monteagle area. His background of skilled construction, remodeling and years of
property management are an asset to all our friends and customers. He lives in a
mountain cottage he built at Savage Bluffs with his wife, Deb, and high school
senior, Tom. An older son is in Statesboro, Georgia at Georgia Southern University.

We have all been affected by the economic downturn which blankets our country.
However, Ray and I chose to persevere, continuing our strong marketing in this
area, in Chattanooga and in Nashville throughout the past year. We see an increase
in the winter of 2010 from the same time period in 2009. Most buyers are coming
from our web presence and are arriving with comparables they have pulled from
onsite services. This means today’s buyer is knowledgeable about any recent sales,
time on the market, tax values and all the things that produce what that buyer feels
is market value. Accepting this new style realty transaction is not always easy for
Sellers who have experienced only upturns for many years.
