We’re selling our home located at 211 Soaring Eagle Court in the Northwest Allen
County School District. It has been a great home for us and we hope that if you are
the future buyers you will enjoy it as much as we have. When we were first look-
ing for a home, we wanted a neighborhood that we still saw bikes laying in yards,
garage doors opened and people sitting on porches and decks. Eagle Lake has pro-
vided us that along with a few lifetime friends not only for us but are children. It
will be a time we will always remember.

The home sits on a cul-de-sac street overlooking the first Eagle Lake pond. The pond happens to have some of
the best fishing in Northern Indiana as it is not uncommon to land a 2 to 4 pound bass from the lake. Our home
happens to have a full fence surrounding the back yard and on the side of the garage, extra cement for that bas-
ketball court. A few rough spots are left in the backyard that we recently re-seeded as we were the Eagle Lake
                                  baseball field for many years. Our stone patio has allowed us both a great
                                  view of the games and is situated next to a Koi pond that has brought us many
                                  years of enjoyment, after we finished digging it. My wife being a master gar-
                                  dener has created several perennial flowerbeds that you will enjoy, there are
                                  new things popping up all summer long.

                                  Our 2-car garage and side 3rd car garage provide ample space with an addi-
                                  tional attic above the 3rd car and only a slight inclined driveway that greatly
                                  assisted my boys in only needing to remove ½ of the snow.

                                  The home was built in 1990 with the 3rd car garage and Florida room being
added a few years later. It has gas heat, a new gas water heater and gas stove.
The dishwasher and refrigerator have been updated.

The large kitchen offers ceramic tile floors, an island with seating area and a
common dining area with a gas fireplace. French Doors open to a three season
Florida Room that has an installed electric heater which is more than ample to
heat this area in the winter, if you choose. The main floor also incorporates a
formal dining room which we choose to use as a library and piano room. It has
pocket doors to separate it from the foyer. The great room is of ample size and
is unique with it being somewhat square affording the opportunity to make use
of the full room in lieu of the more common longer rectangular room designs. There is also a half bath and
laundry room.

The Main-floor Master Suite has a great window with window seating that though we seldom take advantage
of it, it has always been the favorite perch of our cat as they view the birds. The room also has a painted fire-
place with a small mantle on one wall that has always been a conversation starter. The walk in closet, dual
sinks, Jacuzzi tub and separate shower room has provided us more than ample space through the years.

                             Our second floor consists of 3 generous sized bedrooms, a full bath and walk-in-
                             attic. The bedroom facing the street has a walk-in-closet. The walk-in attic is very
                             large and provides great access for additional storage of Holiday items, boxes of
                             all sorts and could easily be converted to an office of additional bedroom. If de-
                             sired since it is over the 2-car garage, additional access could be provided.

                             Our home is located in Northwest Allen County Schools which means that your
                             children would have access to Perry Hill, Maple Creek or Carroll High School de-
pending on their ages. Living right off Dupont Road has provided us easy access to the schools, shopping and
we hate to say hospitals. Raising three boys we enjoyed several trips to the nearby emergency room. We also
through the years took use of the nearby golf courses and pools.
