Property Management Services

Marketing Your Property
We lease and manage property… we’re not an advertising agency!
The point of that statement is to reinforce our pro active nature in relation to tenant
delivery. Having said that we have to capacity and resources to market your property in the
most effective forum’s that potential tenants visit.
We can deliver an agreed, tailored promotional strategy to attract potential tenants for
your property.
Activities will include any or all of the following:
o Cross referencing our database of approved tenants with your property
o Online marketing via realestate.com.au and ljhooker.com.au
o The Advertiser - Wednesday & Saturday classified ads.
Tenant Selection
We strive to provide you with the highest calibre tenants for your
property.
All prospective tenants will be personally escorted through your
property - We do not give out keys!
We require all tenants to complete an application form. That must
include references.
As part of our thorough screening of tenants we verify all
information provided to us by any applicant for your property,
including driver’s licence, means of income, employment and
previous tenancies in order to establish sound knowledge of the
applicant’s character and reliability.
You have the final choice in the tenant selection process.
ALL tenancy applications are screened through TICA, a national
tenancy database.
Tenancy applications will be processed and communicated to you
within 1 working day of receipt or as soon as practicable after
checking all references and databases.
Rent Collection
All tenants are provided with the following
options for the payment of rent:
o internet banking
o direct debit from an account or
credit card
o ‘Set & Forget’ Rental rewards
credit card system… we are one
of the few agencies in Adelaide
to offer this first class service. It
plays a large part in our arrears
management strategy and costs
our property owners nothing
extra!
o Cash collection across the
counter.
At the beginning of each new lease, the
Security Bond is lodged with the Tenancies
Branch of the Office of Consumer &
Business Affairs as required.
Outgoings, Rent and Statements
All agreed property outgoings will be paid on your behalf prior to the due date (subject to
the availability of funds) if so directed by you. You are welcome to pay your own accounts
and have us forward all of the rent directly to you.
All monies received by us will be banked into your nominated bank account via electronic
transfer on the 15th & / or the 28th day of each month.
A full statement of income and expenditure will be sent to you within 2 working days of our
monthly close off date (being the 28th of each month).
These monthly statements should be kept by you for taxation purposes. Property
management fees are tax deductible along with property expenses.
An annual statement will also be posted to you at the end of the financial year to provide
total income and expenditure details for the financial year.
Property Inspections
It is important that your property be inspected regularly to ensure it is being well
maintained.
Every rental property under our management will be inspected in accordance with the
managing agency agreement implemented by you at the commencement of our service. In
the event there are any areas of concern, the tenant is advised accordingly in writing and
the matter is monitored until a satisfactory outcome is achieved.
As a consequence of our day to day activity we will regularly drive-by your property to keep
an eye on it.
You are informed in writing as to the condition of your property along with any suggest that
may arise out of that inspection.
Rent Management
It is our intention to maintain our tenants rent payments in advance.
o Our preference is to have every tenant on the rental rewards “Set & Forget”
program, this system automatically debits the tenants credit card for the rental
amount, if the funds are not available at that time rental rewards will contact
them that day to notify them and will continue to hit the account until the funds
are collected.
o For tenants conducting their own electronic transfers, we contact them on the due
date if the funds are not in our trust account.
o Our rent arrears strategy is an immediate personal contact response with the
outcome of collection our focus.
Repairs and Maintenance
All repair requests from tenants will be attended to as promptly as possible and must be in
writing. No action will be initiated unless the request is received in writing.
All repair requests will be referred to you before any action is taken.
An emergency repairs instructions list is provided to the tenant at the commencement of
tenancy and is also available on our website.
All reasonable steps will be taken to obtain the best pricing for your repairs and
maintenance.
All repairs will be carried out only after the landlord’s consent to go ahead has been
received.
Accounts for repairs and maintenance are processed for payment only when the property
manager is completely satisfied that work has been performed to an acceptable standard.
In the event a matter requires urgent attention outside of business hours and the landlord
cannot be contacted that matter is at the discretion of the property manager.
Rent Reviews
Our priority is to ensure that you enjoy optimum returns on your property. In order to
achieve this, we assess the rental received on your property at a minimum annually.
Professional Fees
Our professional fees for the management of your property are as follows:
Management: 8.25% (incl. gst) of the gross collections
Letting Fee: 2.2 weeks rent (incl. gst) on securing a tenant.
Postage & Petties: NO CHARGE
Tribunal Hearings: $66 (incl gst) per appearance
Classified Advertising: $42.00 (incl. gst) per ad
Press advertising and signage at cost.
All other advertising costs at agent’s expense.
Rent Review: NO CHARGE
Maintenance: NO CHARGE (included in management fee)
Inspections: $30 (incl. gst) per inspection
Lease Renewals: $55 ( incl. gst)
Photographs: NO CHARGE
