Development Standards

1.     No development is to be permitted on sites containing an area of less than
       1,500m2 and an average width of less than 30m.
2.     Buildings are to maintain a minimum setback of 9m from Union Road. No
       development will be permitted within this setback area other than intensive
       landscaping. A detailed plan of landscaping is to be submitted to Council
       for consideration and approval prior to the approval of a building
       application.
3.     Car parking is to be provided in accordance with the provisions of
       Council’s Car Parking Code.
       All parking is to be provided at the rear of the site with access from Union
       Lane.
4.     All loading and unloading operations are to be conducted at the rear of the
       site with access from Union Lane.
5.     Dedication to Council of a strip of land 1.4m wide adjacent to the southern
       alignment of Union Lane for road widening purposes. All costs associated
       with this dedication are to be borne by individual applicants.
6.     All elevations to Union Road are to be aesthetically pleasing in design and
       to the satisfaction of Council. Details of external finish of each building are
       to be submitted to Council for consideration and approval prior to the
       approval of a building application.
7.     All advertising signs are to be subject to separate approval by Council and
       within the Union Road frontage are to be limited to a wall sign attached to
       the front elevation of the building, and that each application by judged on
       its merits.
