General Summary:
The facilty (now called Hines Creek Composite) is a one storey structure with a combination of flat and sloped roofs and
brick exterior. The facility accomodates K-12 grades and currently 200 students are enrolled. Total building area:
3,645.60 sq.m.
The school has building sections of three different ages, as follows:

1962 Building: Located to the north-west; is a wood structure with flat roof on concrete strip footing and foundation walls
with crawl space. It accomodates mostly classrooms. The roof was replaced in 1985. New flooring and new ceilings
were provided during the 2003 modernization. Existing doors and walls received new paint and some new casework
were added.
The roof is at the end of it's life and showing signs of failure. It should be replaced in the future. Windows are
deteriorating and also should be replaced in the future. This building is in acceptable condition.

1990 Addition: Located to the south-west portion of the facility; it is built out of steel frame structure on concrete piles,
perimeter beams and crawl space. It accomodates a Computer Lab., a Library, CTS and ECS classrooms. The roof
over Libray is sloped. New flooring and new ceilings were provided during 2003 modernization, along with new paint on
existing doors and walls and new casework in most area to compliment existing.
This building is in good condition.

The facility is fully spriklered and has three new portables.
2003 Addition: Located to the centre and west portion of the facility; it accomodates a Gymnasium and ancillary
spaces, a mezzanine Exercise Room, Administration section and three new portable classrooms to the east. The
structure is built on concrete grade beams and piles with crawl spaces (except under Gymnasium). The central annex
or the Main Entrance Lobby is a steel frame structure. The Administration and portables are wood frame structure and
the Gymnasium and ancillary areas are concrete and concrete block structure. Concrete tile sloped roofs provided
above Gymnasium and Mezzanine and the Entrance Lobby.
This building is in excellent condition and incorporate many innovative design features.


Structural Summary:
1962 Building: Concrete strip footings and foundation walls and wood pony walls. Wood floors and roof construction. Wood
stud loadbearing walls.

1990 Addition: Concrete piles and concrete steel beams . Steel joists and steel deck floor and roof construction. Wood stud
bearing walls.

2003: Concrete piles and grade beams and steel joists. Steel deck with concrete topping and concrete structural slab floor
construction. Structural slab on concrete block walls Mezzanine construction. Roof framing includes steel frame and steel
deck in the Main Lobby; TJI joists and OSB aheathing in Administration area and Gymnasium Storage; Glulam trusses and
glulam beam with steel decking in Gymnasium and Mezzanine roofs.

Structures of 1962 and 1990 buildings are in good condition and the 2003 building structure is in excellent condition.


Envelope Summary:
1962 Building: Exterior walls are made of loadbearing wood stud walls, batt insulation, vapour barrier, exterior plywood
sheathing and pan brick cladding. Wood windows with awning secions. Wood roof structure. Building was re-roofed with
asphalt and gravel roof in 1985.
Wood windows are deteriorating and should be replaced. The asphalt and gravel roof is at the end of it's life and showing

signs of deterioration. It should be replaced in the future.

1990 Addition: Meatal stud exterior walls between steel columns. Batt insulation, vapour barrier, exterior sheathing and
pan brick cladding. Asphalt and gravel roof and SBS roof in sloped portion. Aluminum windows.
Building envelope is in satisfactory condition.

2003 Addition: Exterior walls are cavity wall system with brick skin, 75mm rigid insulation air barrier and concrete
block walls. SBS roof in flat portions and concrete tile roofing in higher sloped roof sections. Aluminum windows,
utilizing curtain wall sections.
Building envelope is in excellent condition.

All roofs have internal drains with rain water leaders discharging water at the base of the building. Water has caused
flooding and icing in the north courtyard. All windows now incorporate exterior rolling shutter, motor operated from
inside.


Interior Summary:
The facility was completely renovated in 2003 when Gymnasium and Administration wing was added.

Interior Walls: Concrete block, wood and steel stud walls with gypsum board cladding. Majority of surfaces are painted
or finished with ceramic tiles. In the new Gymnasium, the upper portions of Gymnasium walls are exposed acoustic
blocks. The Excercise Room in the Mezzanine is enclosed with tempered glass wall with large glass panels butted
together. Large MDF board mural in the Main Lobby wall and Gymnasium walls.

Interior Doors and Windows: Most existing and new doors are solid core wood on steel frames. Double leaf doors are
hollow metal onsteel frames. Most existing doors in 1962 and 1990 buildings have been refinished. Two interior
windows in 1962 building and one in new addition;all are in steel frame.

Floors: Majority of flooring is new sheet vinyl, including in 1962 and 1990 buildings. Other flooring materials include,
porcelain tiles in wet areas and entrance vestibules, carpet in Administration and offices, maple flooring in Gymnasium
and Tarkett flooring in Exrcise Room in Mezzanine.

Ceilings: Ceilings in most areas incorporate new suspended acoustic tiles, including in 1962 and 1990 buildings. Other
ceilings include gypsum board, painted in wet area and storage. Gypsum board ceilings in older buildings have been
repainted. The central portion of the Main Lobby ceiling incorporates wood slats as a decorative feature. Exposed
ceiling in Gymnasium.

All interior components and finishes are in very good condition.


Mechanical Summary:
Modernization project in 2003 replaced all mechanical systems in the building with new equipment, distribution and
controls. Essentially the building was mechanically gutted and redone. All mechanical systems are new.

Most plumbing fixtures and distribution systems were replaced. A new glycol heating boiler plant provides heating
glycol for new radiation elements, radiant ceiling panels, entrance force flow heaters, service space unit heaters, and air
handler heating coils. Two heating only air systems provide ventilation throughout the school. Domestic hot water is
provided by one natural draft tank type domestic water heater. A Direct Digital Control (DDC) system provides control of
all mechanical systems including space temperature controls. Fire protection is provided by a wet sprinkler system
and hand held fire extinguishers.


Electrical Summary:
School electrical modernization completed on 2003.
Underground electrical service to the school is 600 amps, 120/208 volts, 3 phase, 4 wires. 42 circuit panelboards were
strategically installed in the building to minimize voltage drop to all lighting, power receptacles and mechanical loads.
Motor Control Center in mechanical room feed majority of the motors and some loose starters located in the Electrical
Room. EMT conduit and wiring, some flexible armored cables and ladder type cable tray were used for raceways for
electrical loads and voice/ data communication cabling. T-8 lamps with electronic ballast were utilized throughout the
school for energy efficiency. Exterior lighting are metal halide on wall brackets and light standard poles. Combination
line voltage switch and motion sensors, low voltage relay switching and mechanical DDC control were utilized to

control lighting. Emergency battery packs and LED exit lights were provided in corridors and point of egress.
Addressable fire alarm system, intrusion alarms for school security, CAT 5e data cables underground telephone
service, and school paging system via ceiling speakers were part of the school modernization.

1980: The 1962 building windows, replaced in 1980, are of wood with metal awning sections. Windows are iin poor
condition. Windows incorporate motor operated steel rolling shutter, installed in 2003.

 1990: The 1962 building was re-roofed in 1990. The roof has ridge in the middle and internal roof drains are located along
east and west walls. Steep back slopes provided from parapets. All slopes appear to have been created with rigid insulation.
The roof is in poor condition. The 1990 building has flat portions of roofs with internal roof drains. It is in good condition.
All internal roof drain leaders discharge water to building exterior. Heat tracing provided.

         Concern:
         Existing BUR roof is in poor condition. Washed gravel, air
         pockets and leaky areas have been reported. Cold air draft was
         noted in the middle of the ceiling space. Condition of vapour
         barrier, and insulation not known.
         Recommendation:
         Thr roof should be replaced with SBS roof complete with proper
         deck seal, greater insulation value. Detailed investigation of the
         1990 bilding roof should also be completed at this time.

B3010.04.04 Modified Bituminous Membrane Roofing (SBS)*

1990: Sloped roof above Library area (south-west).
2003: Sloped roof above CTS addition (south-west). All flat roof areas of new addition with internal drains and rain water
leader to discharge water to outside. Heat tracing provided (one heat tracing cable pulled (vandalism) on the south wall of
Administration). At the base of concrete tile roofing above Gymnasium and Mezzanine, continuous gutter (1.2m wide) has
been created between parapets and base of tile roofing. Gutters are made with back sloped wood structure, insulation and
SBS membrane with two internal drains each. SBS membranes have been carried up to about 1m underside of insulation as
ice damming. No problems reported with water leak.
The 2003 sloped roof above CTS addition and flat sections of the Main Lobby roof have only one roof drain.

been provided with mobile computer stations. CTS (Wood Working) has work benches, storage cabinet and cupboards,

General Summary:
The front area of the building was developed in 2003.The site is entered by two access roads; one for the bus turn
around and drop- off and other for parking and parent turn around and drop-off. Both are tied together with a large
concrete pavement and sidewalks. The circular section of bus turn around has been landscaped.
All roadways and parking lot are paved with asphalt with surface drainage.
Generally, all front development is in good condition.
Play field and playground are located to NW of site and all equipment are existing. Some seed ing was completed last
