Brentwood Hills was established in 1989 as a deed
restricted residential community. Today, the community
has over 1000 homes in the Brandon-Valrico area just
east of Tampa, Florida, USA. Brentwood Hills combines
the convenience of location with a lifestyle for family
and the professionals alike. We are conveniently located
within minutes of shopping, dining and entertainment.
Our Home Owners Association is made up of seven home
owners with additional neighbors supporting the
Architectural Control, Landscape, Deed Restriction,
Newsletter, Social and Website sub-committees. The
property is managed by McNeil Management Services,
Inc., a local management company based in Brandon.

Brentwood Hills is located off of Mount Carmel Rd just
south of Highway 60 in the Brandon/Valrico area. It has
a swimming pool, park and sports field for its residents
to enjoy. Great schools include Brooker Elementary,
Burns Middle and Bloomingdale High School.
Brandon Brook is a very nice
deed restricted neighborhood
with a large community pool
located in the Valrico/Brandon
area. It is a quiet, shady
neighborhood with 470 homes,
mature oak trees and friendly
neighbors. Brandon Brook is
located two blocks north of
Highway 60, and just minutes
away from Interstate 75, I-4 and
the Lee Roy Selmon Crosstown
Expressway.

                                   We are approximately 10 miles
                                   east of downtown Tampa and
                                   about the same distance west of
                                   Plant City – the Strawberry
                                   Capital of Florida. We are also
                                   within walking distance of
                                   grocery stores, drug stores,
                                   Home Depot, many fast food
                                   restaurants as well as several
                                   nice restaurants.

                                   Brandon Brook has an active
                                   Homeowners’ Association Board
                                   of Directors dedicated to making
                                   this one of the best
                                   neighborhoods in the area. Due
                                   to this involvement, property
                                   values have constantly increased.

                                   winter of 2004.

                                  Bloomingdale
Nestled within the ever-growing Valrico Florida area lies the Bloomingdale Golf
community. It is one of the largest communities in the Tampa Bay area, stretching out
from Valrico into some areas of Brandon Florida and made up of over 40
neighborhoods and over 5000 individual homes. The Bloomingdale community can be
easily accessed from a number of major roads in Valrico and is only a short distance
from major highways and interstate systems. The Bloomingdale community lies within a
special tax district. Special taxing districts allow members to share common expenses
equitably by adding a special tax assessment to the property tax bill of each of the
district members; this shared common expense pays for things such as community
repairs, maintenance of common grounds, and improvements. The taxing district
assessment is a mere $100 once a year, which has been the same flat rate that has
been in effect since the special tax district was founded in the 1980s. Some things that
the special tax district has worked on recently have been the community wide irrigation
system, landscaping, and entry ways.

Within the Bloomingdale community there is a Golf Course that runs North and South of
Culbreath. The Bloomingdale Golf course is an amazing top-rated set of links that is
frequented by many professional golfers. This course features 7,165 yards for an overall
par of 72. Bloomingdale Golfers Club is also home to Golf Professional Dan Vona. With
50 regulation tees on the driving range, this is the perfect course for any golfer to find
their signature shot. Some of the homes in the Bloomingdale community are located just
off the fairway.

Families living within Bloomingdale have access to very desirable and highly rated
schools. Within the area, there are Alafia Elementary and Cimino Elementary, Burns
Middle School, along with several other options for high school. All of the public schools
in the area offer busing services to accommodate children who are not in walking
distance. In addition to the areas public schools, there are also several choice private
schools in the immediate surrounding area.


Also within the immediate surrounding area of the Bloomingdale community is the
Bloomingdale Public Library, the Bloomingdale Little League, and the Bloomingdale
YMCA, as well as several options for shopping, dining, or banking. The Bloomingdale
Public Library was built in 2005 and features over 15,000 square feet available, with
space allotted to eventually make an additional 10,000 square foot expansion. The
Bloomingdale Regional Public Library offers story-book reading for small children and
after school activities for middle or high-school students in the Bloomingdale community.
There are also several free computer classes with a wide variety of subject matter
available for adults. These computer classes range from the basic "Mouse Skills" class up
to editing, creating, and saving a movie on the computer.
                                             Buckhorn


A relatively new area, Buckhorn is a well developed Golf Course community of over 600 homes in
Valrico Florida. With an Estates Special Dependent District Board of Trustees that has been
founded and kept-up by volunteers from the neighborhoods, the people living in this community
remain united under a common front. Announcements from the board are posted online to help
keep the Buckhorn area up to speed on the latest community news, and if you're not able to access
the internet, important features are posted on bulletin boards found throughout the area. The
current homeowners in the Buckhorn neighborhoods create a welcome and inviting ambience
focusing on family with every intention on keeping things appropriate for children, and for adults as
well.

There is currently a nineteen-acre site adjacent to Buckhorn that will give homeowners easy access
to shopping and eateries. With Class A businesses and restaurants in mind, the spaces will
compliment the neat, tidy, and well-kept appearance of the Buckhorn area. These new projects are
expected to be completed in the third or fourth quarter of 2007. The future restaurants and stores
will cater to the shopping and dining needs of the homeowners of the area, as well as provide
employment opportunities for area homeowners. In addition to this future plaza, there are several
upscale and casual dining options close by. Also available are grocery stores, pharmacies,
convenience stores, gas stations, malls, movie theaters and banks. Located a short distance from the
interstates, people in Buckhorn have easy commute to Tampa, Brandon Florida, MacDill, or
Lakeland Florida.

Families living in the Buckhorn area are privy to a newly remodeled private golf course as well as
tennis courts and swimming pool. Buckhorn Springs Golf and Country Club features 6,888 yards for
an overall par of 72. With 18 regulation holes as well as 10 tees on the driving range, this is the
perfect course for any skill level to play. The clubhouse rents out golf carts for anyone who wishes to
play on this great course. Within the past 10 years a public park was constructed specially for the
families and children living in Buckhorn. This park includes a water fountain, basketball court,
jogging trail, and a play area for the smaller children. It is a great place to invite friends and family to
join in the events. During the summer months and holidays, there are several Board of Trustees
sponsored activities, including a "Buckhorn Bunny Bonanza" during the Easter season, a "Buckhorn
Boo Bash" for Halloween, and "Santa at the Park" immediately following the neighborhood
Christmas parade!

                                       Copper Ridge


Copper Ridge is a deed restricted community located in Valrico. Although it is a rather
large community, the size has not stopped this from becoming one of the best
communities in the area. With a Homeowners Association that works to maintain and
improve life within the neighborhood, Copper Ridge as a community is thriving.

Within the Copper Ridge community there is a Homeowners Association which meets
monthly to discuss the condition of the neighborhood and coordinate deals with local
agencies to make improvements to houses more convenient. One of these conveniences
is a deal made with Hartline Bus Service, creating an "Emergency Ride Home" program,
that assures you will never be left at work without a ride home. The HOA sponsors a
number of events that take place throughout the whole of this rather large community.
They have even created a volunteer program which gives people who want to help
others the means to do so. This is also a benefit to high school students who need to
complete a number of service hours to qualify for scholarships.


Copper Ridge is in an ideal location in Valrico Florida. Just minutes away from Highway
60, all of the shopping, dining, and entertainment options that are within the inner city
are also available to homeowners. There are also several opportunities for employment
available in the rapidly growing Valrico area. Copper Ridge is close to grocery stores,
pharmacies, restaurants, and entertainment. Because of its close location to the
interstate systems, commutes to the Tampa, MacDill, and Lakeland Florida areas
become easier and faster, a definite positive with the way gas prices have been climbing
recently. A mere 18 miles away from the Tampa International Airport, this is the perfect
place for the jet-setter to live.


For families with children, there are several highly recommended public schools in the
area including Buckhorn Elementary, Nelson Elementary, Mulrennan Middle, Durant High
School as well as many top rated private schools. All of these schools strive to educate
children, build fundamental learning skills, and prepare them for college success.


As well as excellent educations, children in this community are also able to experience
activities like little league baseball, football, and soccer in local parks. There is also a
recently constructed YMCA in the area where they offer great after-school programs,
summer camps, and even adult aerobics classes. A new public library in the area
provides a space where children and adults both can take classes, study, and enjoy
activities that are supported there.
                                     Diamond Hill


The Diamond Hill Golf and Country Club Community is a relatively new development
located in Valrico Florida. It is located around a 188 acre site including a golf course.
Just east off of Highway 60 and about 10 minutes from Brandon Florida, this is the
prime location for anyone who needs to commute daily from the Brandon area into
Tampa, Lakeland Florida, or even into Orlando. There are several highly rated schools
in the Diamond Hill area including Mulrennan Middle school, and Valrico Elementary, as
well as nationally known Brandon high school. All of these schools offer busing services
to the children who live out of walking distance.

Diamond Hill is a gated community and included in this facility are designated workout
areas, a community swimming pool, a heated spa, and 52 channel basic cable provided
to all tenets. Diamond Hill is within a short driving distance to several shopping and
dining locations. With banks, pharmacies, parks, and libraries in the surrounding area,
Diamond Hill is the perfect place to live.

The semi-private Golf Course is located on a hilly area reminiscent of North Carolina golf
courses. With lakes and creeks in addition to the hilly terrain, this golf course is the
perfect challenge for any golfer. The course is semi-private, with lessons offered to
people who live in the area. The Diamond Hill Golf Course features a driving range to
help the patrons get that "perfect shot", as well as a practice green to improve your
short game. The course features a flat rate, golf carts are rented out to every golfer and
there is no walking rate at this course.


Along with the Golf Course there is a Snack Bar and Clubhouse. Here at the Clubhouse,
golfers can purchase tees, balls, gloves, or anything else they might need before visiting
the Snack Bar for a quick bite before hitting the back nine. Rates for the course are very
reasonable and the price drops after 1pm, golfers love to play this fabulous course.

                            Fish Hawk Trails

Within the immediate area around River Hills there are several grocery stores,

Sterling Ranch is located in Brandon (zip code 33511), and is
within a few minutes to Brandon Towncenter Mall and highways
I-75, I-4 and Crosstown Expressway. Mature trees line streets
of Sterling Ranch, and some home sites provide serene views
of water. Most homes in this community were built in 1990-ies.

Twin Lakes of Brandon is a quiet residential community located in Valrico, east of Lithia Pinecrest
Road, at the end of Bloomingdale Avenue.

This unique community is nestled between Lake Michaela and Lake Sterns offering its residents
and visitors a quiet, peaceful coexistence with nature.

Both of these lakes contain wetlands and mitigation areas that are environmentally protected to
ensure a proper balance between a natural ecological system and the residential community.

Lake Michaela is the centerpiece of the community with a one mile continuous sidewalk that loops
around the entire lake. Those who walk around this lake, find themselves in close proximity to a
wide variety of birds and wildlife that are not normally found in a residential community.

Along with the birds and other wildlife we also have a family of alligators which are commonly seen
swimming or sunning on one of the small islands located within this lake. Since the alligators were
