					Side and Rear Boundary
Setbacks
A structure must comply with the following side and rear boundary setbacks:

        •   The total length of all elevations of all buildings facing and within the 1.5m
            boundary clearance at any 1 boundary does not exceed 9m; and

        •   The structure is to be no closer than 6m to the road boundary.

All class 10a buildings (Sheds, Carports, Garages etc) may be built up to the boundary
if:

        •   Adequate precautions are taken to avoid discharging rainwater onto adjoining
            allotments.

        •   The building has a height of not more than 4.5m and the mean height is not
            more than 3.5m, both measured from ground level. Buildings with a total
            height greater than 3m maybe subject to an Amenity and Aesthetics
            application.

        •   The total length of all structures along the boundary is less than 9m. If the
            length exceeds 9m the excess must be setback 1.5m.

        •   The building is at least 1.5m away from all windows of a habitable room in an
            existing building on an adjoining allotment

        •   Swimming pools – (Please see Information Sheet for Swimming Pools and
            Fencing)

The above requirements may be varied further, subject to a Council boundary
relaxation application.

Note:

Council strongly recommends that a “Pre-Lodgement Information Request”
be obtained to ascertain the location of any services, easements and zonings
on the allotment.
