                                                     I   t’s development on the site of the former Southern Cross Hotel in
                                                         Melbourne’s CBD epitomises the style of ‘the most liveable city in the
                                                     world’. The recently-completed 40 level East Tower, also known as SX1 (121
                                                     Exhibition Street) is adorned with a stunning double glazed glass façade and
                                                     incorporates the latest in sophisticated building technologies.

                                                     During peak construction of the building, which comprises 78,167sqm of
                                                     Net Lettable Area (NLA) there were roughly 500 workers on site. Once the
                                                     22 level West Tower SX2 (111 Bourke Street) is completed, total NLA for
                                                     the entire Southern Cross redevelopement will be in excess of 120,000sqm
                                                     of office space, and approximately 4,000sqm of retail space, with parking
                                                     for 950 cars and a minimum of 150 bicycles and 100 motor bikes. An esti-
                                                     mated 40,000m3 of concrete and 6,500 tonnes of steel went into the con-
                                                     struction of the East Tower.

                                                     The Victorian State Labor Government had been searching for much need-
                                                     ed office space in the Melbourne CBD and they certainly have found a luxu-
