Cancellation: Part cancellation of booking will not be accepted.
The Landlord may cancel at any time up to 3 months prior to the letting, in which case
the Tenant will receive a full refund. Should the Tenant cancel the booking, deposit will
only be refunded (Less cancellation fee of $............ Provided that the accommodation
is re-let for the whole term of the cancellation at full rent.

And the Tenant Agrees with the Landlord
1. To maintain & leave the premises in a clean & tidy condition. In case of default, costs incurred plus
an administration fee will be deducted from the Tenant Security Bond.
2. To pay the rent and Security Bond prescribed herein as stated.
3. That the said premises or any part thereof, shall not be used for any purpose, other than exclusively
for residential accommodation, and that no more than ……….. persons are to be accommodated.
Should this condition be breached the premises must be immediately vacated and the extra person
paid for.
4. Not to assign or sub-let the whole or any part of the subject premises.
5. To replace with articles of equal or equivalent of same, any article of furniture, effects or fittings that
may become damaged or lost during the period of this tenancy, or to pay the Agent the cost of repair
or replacement.
6. Not to remove any furniture or affects from the premises.
7. To allow the Landlord or Agent to enter and view the state of repair, and the Tenant will be liable for
any damage made to the premises.
8. Not to keep any animal or bird in the subject premises.
9. No responsibility is taken for tenant’s personal property left on the premises.
10. That the tenant or any persons using the premises shall not be guilty of conduct, which is a nuisance
or annoyance to neighbouring occupiers and shall comply with the By-Laws applicable in respect of
the premises. One warning will be issued for any breach, any subsequent breach, the premises
must be immediately vacated and no refund shall be given.
11. The tenant named on this Lease, must actually stay in the named premises. Should this condition
be breached the premises must be immediately vacated.
12. Should security guards be called to ensure vacation of premises, the cost of this service must be
met by the tenant named on this Lease.
13. Checkout time is 10am. NSW time. Should this not be strictly adhered to, a fee of one days rent will
apply.
14. In the event of the property being sold the Tenant agrees to this Agreement being cancelled and all
deposit monies being refunded in full. A minimum of one (1) months notice will be given.
15. The agent’s employees will describe the premises and position to the best of their ability in good
faith, and no responsibility or refund for alleged misdescription can be accepted.
Should the tenant default under the terms mentioned then the Landlord or his agent may re-enter the subject
premises AND I the tenant do hereby certify that I require the premises for holiday only and that my fixed
