									LEASE FOR 815 Larned Street, Lansing, MI 48912. DATE: _____________________.

1.    Lease commencing on _______________, and continuing on a monthly basis until
      terminated.

2.    Lessee agrees to pay $375. per month. A late charge of $50. will be due if the rent is
      not paid by the 5th day after the due date. Any rent check not honored by the bank shall
      be considered the same as late payment of rent and therefore incurring the $50. late fee.

3.    Special provisions: Security deposit of $150.00.

4.    NOTICE: MICHIGAN LAW ESTABLISHED RIGHT AND OBLICATIONS FOR PARTIES
      TO RENTAL AGREEMENTS. THIS AGREEMENT IS REQUIRED TO COMPLY WITH
      THE TRUTH IN RENTING ACT. IF YOU HAVE A QUESTION ABOUT THE
      INTERPRETATION OR LEGALITY OF A PROVISION OF THIS AGREEMENT, YOU
      MAY WANT TO SEEK ASSISTANCE FROM A LAWYER OR OTHER QUALIFIED
      PERSON.

      IT IS ALSO HIGHLY RECOMMENDED THAT THE LESSEE OBTAIN “RENTER’S
      INSURANCE”.

5.    All trash and garbage shall be the sole responsibility of the lessee, and shall be taken
      care of on a weekly basis and in a manner that is consistent with Lansing City Code. No
      outdoor structures shall be built without the express consent of the lessor.

6.    Entry: At reasonable times prior to the termination of this lease, the lessor may enter the
      premises for the purpose of inspection, cleaning or repair or to show the same to
      prospective new tenants.

7.    Utilities: Lessee shall pay the appropriate share of the utilities. Lessor shall not be liable
      for damages for failure to furnish utilities or service occasioned by strikes, breakage of
      equipment, failed source of supply, acts of God, or by any act or cause beyond the
      control of the lessor. Rent will not be adjusted due to failure of equipment where such is
      beyond the lessor’s control.

8.    Non Assignment: The Lessee agrees not to lease, sublet, or assign any part of said
      premises without the advance written consent of the lessor.

9.    The Lessee hereby declares that s/he is individually and collectively, jointly, and
      severally, liable and responsible for the terms of this lease.

10.   Only those storms and screens now on the premises shall be provided and the Lessee
      agrees to maintain and install and/or change all screens, storm doors and windows.

11.   Lessee has read and agrees to abide by all “Rules and Regulations” and acknowledges
      that violation of any provision in this agreement or rules is sufficient to give rise to
      Lessor’s right to take all legal actions provided for by the laws of the state.

12.   No more vehicles will be allowed than con legally be parked. NO STORAGE OR
      PARKING OF NON-OPERATIONAL VEHICLES OR VEHICLE PARTS. No parking over
      sidewalks or on any part of the lawn as it exists.

13.    Entryways, halls, stairways, lobbies, landings, elevators should no be used for children’s
       play area and shall be kept clear of bicycles, carriages, sleds, toys, waste receptacles,
       footwear, umbrellas, milk boxes, doormats, or other articles at all times.

14.    No awnings or other projections including air conditioners, television, or radio antennas
       or wiring (including cable television) shall be attached to or extended from the outside
       walls of the building.

15.    No water beds allowed.

16.    Lessee shall not alter any lock or install a new lock, peephole, or other attachment on
       any door without the written consent of lessor. All permitted alterations and fixtures shall
       remain as part of the unit unless Lessor otherwise elects.

17.    No interior alterations, painting, or redecorating of a permanent nature may be done
       without written approval of the Lessor. Lessee may not install or use any additional
       major appliances without written permission.

18.    The water closets, basins, and other plumbing fixtures shall not be used for any purpose
       other than for those for which they were designed; no sweepings, rubbish, rags, or any
       other improper articles shall be thrown into them. Any damage resulting from misuse of
       such facilities shall be paid for by the Lessee.

19.    Trash cans, snow shovels, rakes, and repair of lawn mower will NOT be provided
       excepting in buildings of three units or more.

20.    The Lessor may retain a pass key to the premises.

21.    No pets without the written consent of the Lessor.

22.    The Lessee shall maintain the walks of the premises surrounding the dwelling unit,
       including removal of snow from the walks, stairways, and drives in compliance with the
       City of Lansing Codes.

23.    Lessor and its employees or agents or any of them, shall not be responsible or liable to
       the tenant for any loss or damage that may be occasioned by or through acts or
       omissions of other tenants, their quests or invitees, occupying any other part of the
       building of which the said rented premises are a part, or of persons who are trespassers
       in said building or for any loss or damage resulting to the tenant or his property from
       bursting, stoppage, backing up or leaking of water, gas, electricity or sewers or caused
       in any other manner whatsoever. Tenants are advised to procure “renters insurance”
       policy, which policy shall contain a waiver of subrogation clause as applies to the Lessor.
       Lessor shall not be liable to tenant or his invitees for any loss growing out of any cause
       or causes whatsoever.

24.    It is understood that if the Lessee shall be unable to enter into and occupy the premises
       hereby leased at the time above provided, by reason of said premises not being ready
       for occupancy, or by reason of the holding over of any previous occupant of said
       premises, or as a result of any cause or reason whatsoever, the Lessor shall not be
       liable in damages to the Lessee therefore, but during the period the Lessee shall be
       unable to occupy said premises as hereinbefore provided, the rental therefore shall be
       abated. The Lessor shall be the sole judge when the premises are ready for occupancy.

25.    No noise, music, or other sounds, or conduct, shall be permitted at anytime in such a
       manner as to disturb or annoy other occupants of the building or nearby buildings. Any
       behavior that results in the intervention of the LPD will be cause to terminate this lease.

26.    If Lessee allows drugs to be on the premises, Lessee shall assume all lawful and
       financial responsibilities connected with said drugs, including any damages to said
       property if law enforcement officials execute a “drug raid”.

27.    Premises shall be occupied by no more than two (2) adults, or as allowed in writing by
       the Lessor.
