WlTNESSETH, That the Landlord hereby leases to the Tenant, the premises located at 12166 E. Old Orchard Trail, Suttons Bay, MI 49682 (231) 271-4477 in the State of Michigan

is the person/or presents that is to receive notices of violations of law and to accept services of process as the Owner.
1. That no more than _____persons will occupy said premises. 2. The Landlord and Tenant state the rental of these premises is for a vacation or recreational purpose. 3. The Tenant will be responsible for all damage or breakage and/or loss to the premises or furnishings, except normal wear and tear.
4. The Tenant will leave the premises in the same general and good habitable condition as found. 5. The Tenant agrees to allow the Landlord to enter and view the premises; both inside and outside A) To inspect the premises. B) To make repairs thereto. C) To show the same to a prospective Tenant. In an emergency, Landlord or his agent may enter the premises at any time without securing prior permission from Tenant. 6. The Landlord and Tenant agrees that should the premises be destroyed by fire or other casualty so as to become unfit for human habitation that these presents shall thereby be ended, with refund to the Tenant for any rent term unused. 7. Landlord or Tenant shall not keep or have on the Premises any article or thing of a dangerous, flammable, or explosive character that might substantially increase the danger of fire on the premises, or that might be considered hazardous or toxic materials. 8. Tenant agrees that this is a non-smoking home and will not smoke or permit smoking inside of the home. If Tenant or tenant’s guests do smoke out of doors, they will dispose of ashes and cigarette butts in the metal containers provided for this purpose. The Tenant hereby acknowledges that smoking in the woods is dangerous and will assume all responsibility and liability for any fires that may result from smoking on premises during the duration of this lease. 9. The landlord will provide utilities - water, heat, electric, trash removal and local telephone usage. Tenant is responsible for charges for all long distance calls made during tenancy. 10. Tenant assures the Landlord that the tenants, and guests, will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner that is inoffensive to neighbors. 11. Tenant agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment, furnishings and fixtures, in the same condition as at the beginning of, (or that may be put in during), the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty only exception. 12. Tenant agrees to indemnify and save Landlord harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the Tenant, tenants, tenant’s guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises. 13. Tenant agrees that he/she shall not paint or make any alterations to the property, including changing existing locks or adding new ones, without the Landlord’s written consent. 14. Tenant shall not remove Landlord's property from the premises without express written permission from the Landlord. 15. Tenant may not let, sublet or assign this lease for all or any part of the premises without prior consent of the Landlord. 16. In the event of cancellation of this contract, refund of the advanced rental deposit will be made only to the extent that an acceptable new tenant can be found to occupy the vacated time reserved under this contract.
17. Should any provision of this Rental Agreement be found to be invalid or unenforceable, the remainder of the Rental Agreement shall not be affected thereby and each term and provision herein shall be valid and enforceable to the fullest extent permitted by law.
