Application to lease apartment apt no _____ at ____________________________, from RobinsOak Management, L.L.C. (“Landlord”), to be used only as a private residence. Applications will not be considered until Landlord receives copies of Applicant’s two most recent pay stubs or other proof of income. Applicant’s Information Name Address Phone no. & e-mail SS no. & date of birth Employer & address Title, salary & date hired Most recent landlord Landlord’s Phone no. Bank / acct no. / address The Security shall be given to Landlord at the time Landlord delivers to Applicant a copy of the Lease signed by all parties. The Lease shall be in a similar form as the leases Landlord uses for similar properties. Receipt of Payment. A non-refundable application fee of $35.00 is included with this application with the clear understanding that this application is subject to approval. The Applicant hereby waives any claim for damages by reason of non-acceptance of this application which Landlord or his agent may reject without stating reason. Right of First Refusal. In exchange for a $250 fee Landlord will give applicant a right of first refusal on the apartment for a period of seven days beginning on this application’s execution date. This fee will be refunded promptly and in full if Landlord rejects this application, and will be credited toward applicant’s first month’s rent if a lease is executed. Applicant forfeits this fee if Landlord approves applicant and applicant fails to execute a lease and deliver the required security deposit to Landlord within the seven day right of first refusal period. Applicant’s failure to sign the lease and pay the Security within one week of Landlord’s acceptance of this Application constitutes withdraw of this Application & refusal to lease the apartment. If such failure occurs Landlord will rent the apartment to another applicant without further notice to Applicant. Failure to give possession. Landlord shall not be liable for failure to give Applicant possession of the Apartment on the beginning date of the Term. If for any reason Landlord is unable to give possession, Rent shall then be payable as of the date possession is available. The ending date of the Term shall not change. Representations. All promises made by Landlord or Landlord’s agents are in this Application. Landlord will not make any decorations or alterations in the Apartment unless specifically stated in this Application. Reliance. The Landlord is relying on the truth of all Applicant’s statements in this Application in deciding whether to rent the Apartment to Applicant. If any information herein is false, the lease made on the strength of the Application may, at the option of the Landlord or his agent, be terminated at any time. # Occupants # Adults / children Pets Term Begin / end Monthly rent Security Application to Lease Co-Applicant’s Information One year ___/____/___-___/____/___ $ 1 ½ months rent This is only an Application and Receipt of Deposit. The word “Applicant” shall mean all applicants signing this application. This Application cannot be changed orally.
