That I have obtained one residential Two bedroom portion on Plot No _____, _________________________________________ , Shri _____________________________ S/o ___________________- aged ____ years, Occupation : ________. The owner and possessor of the above premises on a monthly rent of Rs. _____________/ — _________________ __ ( Rupee _____________________________________________Only ) excluding electricity charges, with effect from _______________________day of 200__ and this rental deed is executed for eleven months on the following terms & conditions: 1 . That I will pay the specified rent by 5th of every month and in case I fail to pay the rent of any month or fail to comply with any of the conditions of this rental deed, the land lord shall be entitled to take legal action against me with all costs and consequences recoverable from me and shall have the right to vacate me to which I shall have no objection. 2. That the land lord shall be entitled to construct or undertake any repairs of the premises and the land lord or his representatives shall be competent to inspect the promises whenever they require to do so to which I shall not have any objection. I shall not undertake any construction work or any repairs to the premises. I shall keep the premises clean and neat and shall be responsible for all Electrical, Sanitary, Water supply fittings, Glass fittings and flooring and bear the cost of any damages caused to the above or replace them with new items. Any damages caused by my improper care or negligence I shall be responsible and that I shall not strike any nails on walls and shall not fix any fixtures. Further I shall not use the premises except for my residential purpose only and shall not sublet the premises or any portion there of. The land lord shall be responsible for payment of property tax that I shall bear the electricity charges of service connection No_____________ on the separate meter fixed to my portion. 3. That if I desire to vacate the said premises. I shall intimate the land lord two months in advance and after clearing the claims which are due by me, shall hand over the possession of the same in clean condition, and if the land lord wants me to vacate the said premises shall intimate me two months in advance. 4. That>shall not act in a manner by which the neighboring possessors of houses shall raise any objection or they may be disturbed by it an I shall not act in a way by which the property is damaged and put to loss of value. 5. That all the conditions will be abide by me and also all of my family members with the land lord and his heirs or legal representatives.
