All weekly rentals are Saturday 3:00pm Check-in & Saturday 10:00am Check-out. Check-in is 3:00pm; Check-out is 10:00am. Housekeeping service is performed prior to arrival and upon departure only – no extra charge. Above rates do not include government taxes totaling 10% of the rent. When in season, daily beach service provided ($20 per day value) - no extra charge. All rentals check-in or check-out on Saturday during peak seasons.

Rental Agreement
I. Rental Requirements You must be at least 25 years of age to rent the property. If it is discovered you are not 25 or older, this rental agreement will be terminated and all collected funds forfeited. II. Rental Rates and Deposits a. Rental Rates. Rent is charged according to the length and the time of year of your stay. It is levied in accordance with the published rate table shown above. Although these published rates may change at any time, the published rate at the time of the confirmed reservation will be used to calculate the rental fee. b. Deposits. A security deposit is required. The security deposit of $200, and a signed copy of this agreement must be received prior to having a confirmed reservation. The security deposit does not apply to rent. It is required to cover damage and/or property loss should it occur or to compensate for loss of rent. (See Section III, paragraph d, Cancellation Refund Policy and h, Right to Evict Without Refund.) You will receive a confirmation letter. c. Payment In Full Prior to Occupancy. Full payment of rent is due 14 days prior to arrival. Your confirmed reservation will be cancelled if not received. d. Refund of Unused Damage Deposits. Refund of unused damage deposits will occur within 14 days of the departure date following inventory and inspection of the unit confirming no damage other than normal wear and tear. III. Terms, and Conditions a. Security Deposit. A security deposit will be collected prior to confirming your reservation.

b. Damage and/or Property Loss. The undersigned renter of record is responsible for damage and other property beyond that incurred by normal use. Property loss/damage is assessed following departure. If damage beyond normal wear or property loss has occurred, replacement costs will be deducted from the security deposit. Damage and/or property loss in excess of the deposited amount will be debited to your credit card or billed to you for payment. c. Cancellation Refund Policy. If cancellation occurs at least 30 days prior to the first reserved day, a full refund of the deposit, will be made. If cancellation occurs less than 30 days prior to the first reserved day, the full deposit will be retained. d. Hurricane Refund Policy. A hurricane must be named by the National Weather Service and an evacuation order (request or mandatory) for the Fort Walton area must be issued in order for the Hurricane Refund Policy to be in effect. Once in effect, our refund policy is as follows: 1. If you already occupy the unit, and you choose or are forced to evacuate, you will be refunded for early departure. A prorated amount will be refunded in the form of a check. 2. If there is an evacuation order in effect the day you are scheduled to arrive, you may choose either a complete refund or delay your occupancy until later in the week at a prorated fee. e. Smoking. Smoking is not allowed inside the unit. f. Pet Policy. No pets are allowed as per association guidelines. g. Right to Evict Without Refund. The owner reserves the right to evict immediately without rent refund or security deposit refund should any of the following rules be violated:

      

Under-age drinking Use of drugs Guest violence where local law enforcement is required to intervene Excessively loud and/or loud behavior to the point other quests or the neighbors complain or intervene Unauthorized pets on premises Vandalism or destruction occurs to unit or surrounding property Overloading unit beyond the maximum allowable occupancy of 8 persons.

h. Other Terms. a. Rental agreement terminates if premises are destroyed by fire or other casualty. b. Appliances, TVs and A/Cs are not guaranteed. Repairs will be made as soon as possible. No refund or adjustments upon failure. c. d. No long distance calls except by credit card or calling card. Agent of landlord or landlord may enter premises to make repairs. We will be considerate of your privacy.

e. Eric and Teresa Bourgeois shall not be liable for acts of theft or vandalism or damage to guest’s personal property. IV. Executing This Agreement You can reserve your vacation time either of two ways:

By signing this agreement or paying your deposit online, you agree/confirm: a. To be responsible for all damages to the property other than normal wear and tear b.
