					2006 Rental Agreement
Please review, sign and return a copy of this form when you make your deposit. Please make sure all other adults in your party have read this Rental Agreement. Thank you!
Reservations may be placed up to two (2) years in advance, but are subject to the rates in effect for that year. A Paradise Hotel and A Beach Hotel is rented on a "weekly basis– Saturday-Saturday, during the Spring break ,and, Summer seasons. There is an (3) night minimum on rentals during all other seasons, unless otherwise specified. Advance rent deposit is required within fourteen (14) days of placing your initial reservation. The rent deposit is equal to 30% of the total rental fee plus 11% sales tax and Walton County tourism fee. Prices may be subject to change without notice due to tax increases. Rental balance is due in full NO LESS than (14) business days prior to your arrival date if paying with Visa or PayPal, (30) days prior if paying with personal check. A third payment of $500 for security and damage deposit is also due (14) business days prior to arrival if using PayPal or (30) days prior if paying with personal check.

Security/damage deposit is $500.
Your security/damage deposit will be fully refunded (by the same method of payment), within two weeks of your departure, provided all rules and regulations were observed, there was no damage to the unit, and there were no missing items.

Method of Payment: Visa.
We can accept payment to your Visa card when you call us directly and give us your card number, expiration, and 3 digit code number. For your security we do not accept this type of payment over the internet. Just give us a call at 678-557-9778 or fax 770-558-6969

Second Method of Payment: Check.
We will also accept a personal check however we must receive your second payment and security deposit NO LESS than (30) days prior to your arrival date. Your security/damage deposit will also be due at that time. We will cash BOTH the final payment and security deposit checks and make sure they have both cleared before giving you the instructions for key pick-up.

Third Method of Payment: PayPal. We can accept Visa/MC or AMEX through PayPal, but in
order to process the amount need for a week at vacation rentals you will have to be a verified member. If you do not have a PayPal account, please go to www.PayPal.com to register. It’s fast, easy, extremely secure, and best of all free. The email address to make a payment with PayPal is: we will need to fiquire this out.

Cancellation Charge:
More than two (2) months before your arrival date: $40 processing fee. More than one (1) month before your arrival date: %50 Loss of initial deposit. Less than one (1) month before your arrival date: Total loss of initial deposit.

Rules and Regulations:
1. Vacation home/condo is to be left in a neat and tidy condition with no damage to the house or its contents beyond normal wear and tear. 2. All dishes are to be washed or loaded in the dishwasher. All garbage is to be removed from the premises

and placed in the receptacle by the back alley. 3. The maximum number of guests ten (14)Home (8) condo shall not exceed the number allowed. This includes all children except for infants in a crib. 4. Furnishings are not to be removed from the property for use outside or in other properties. 5. "No pets" policy must be observed. Pets are not allowed in the unit or on the premises. Evidence of pets inside the unit will result in a full loss of security deposit. 6. Smoking is not allowed in the house. Guests may smoke outside of the house, but they are responsible for cleaning up and removal of cigarette butts and ashtrays. 7. All keys are to be left with our Florida rental agent upon your departure. There will be a $10.00 charge per key if not returned. 8. Only adult rentals are allowed. No units will be rented to vacationing students or singles under the age of 25, unless they are accompanied by a parent who remains in the house for the entire stay. Reservations made under false pretenses will be subject to forfeiture of advance rental payments and/or security/damage deposit and you will be removed from the property.

Refunds will not be given for late arrivals or early departures.. Smoking: home/condo is a NO SMOKING unit. Evidence of smoking in the unit will result in a
partial to full loss of security/damage deposit.

Pets: Pets are not allowed at home/condo. If you are found to violate this policy, you will be asked to
vacate with no diminution of rent and be held responsible for all costs of cleaning and disinfecting the property. Your damage deposit will be forfeited if any evidence of a pet of any kind is found upon your departure.

Maximum Occupancy is (14) home (8) condo not including infants in portable cribs. Renters will
be removed from the property if their numbers exceed the maximum and their damage deposit will be forfeited.

Owners Lockers: There are locked owners storage areas at home/condo. Any evidence of tampering
with the locks, hinges, or attempting to pry open a door will result in a full loss of the $500.00 security deposit.

Check-in time is 4 p.m. and every effort will be made to have our house ready for you. If you arrive in
the area early, please call us at 678-557-9778 to see if you might be able to go ahead and check in. Check-out time is 10 a.m. Please be prompt so that we may prepare for our next guests.

Linens/Towels/Supplies. Although linens are furnished, please bring your own beach towels and
beach blankets, as linens are not to be removed from the house. Any lost or damaged linens will be deducted from your security deposit. An initial supply of paper products, trash liners, bathroom tissue and facial soap is provided. Extra items needed are the responsibility of the guest. Cleaning supplies are not provided.

Parking is limited to 5 spaces for home and 5 space condo. RV's, Camper trailers or boats are NOT
allowed in the parking area.

Telephones provided have long distance call blocks. All long distance charges must be charged to a
credit calling card, collect or third party.

A Paradise Hotel House/A Beach Hotel Condo, will not be held responsible for acts of theft or
vandalism or other damages to the guest's personal property, personal injury or items left in the house. Every effort will be made to return any items left, but we assume no responsibility for such items.

We appreciate your reporting all maintenance items and we will respond to them as soon as possible. We hope you enjoy your stay at our vacation home/condo and look forward to your coming back to stay with us again. Please let us know of any items or services that you would like to see provided, or anything else that you think we can improve upon. We want our home/condo to be the best vacation you have.
