Welcome (April, President)
      Pizza and refreshments compliments of Richard Miles and the Association
      Richard Miles issues need to be addressed to Dogwood Homes, not the BBHA.
      Vice President position will be open Oct 1. Ballots are attached to minutes. Nomination form is
        also available at www.bethelbranch.com. Ballots must be returned to any officer by
        10/09/2005.
      Volunteer signup lists on table at meeting and sign up on the website, too.
            o Pick up trash
            o Mow/landscaping/weeding
      Please remember to take down your Yard Sale signs and For Sale signs. Do not attach them to
        the black fence.
      No Construction vehicles should be coming through the neighborhood. All construction is now
        complete in our neighborhood.

What We’ve Accomplished (Angie, Secretary)
      Speed limit signs
      Common area (park) redone
      Collected 90% of dues
      Streets cleaned
      Handled complaints
      Handed out bi-laws to all homeowners
      Welcome letters to new homeowners
      Front entrance landscaping updated
      “No Solicitation” sign at front entrance (coming soon)

Dues:
       Potential Dues: 142 Homes x $30.00 = $4260.00
       Collected Dues: 129 Homes x $30.00 (approx) = $3895.00 (that’s 90% of the dues collected)
         We have collected a few more dues since the meeting.
       Please Note: If you pay your dues with a check and the check is returned, you will owe the
         dues amount plus a $20.00 bank charge for the returned check.
       We will start collecting 2006 dues in March 2006. The final due date will be May 31, 2006.
         Payment plans can be arranged, if needed.
       It is the homeowners’ responsibility to contact a BBHA officer and make these arrangements.
         Please remember you, as a homeowner of Bethel Branch, are governed by law to pay the set
         dues for the neighborhood association fee. This is clearly stated in the bi-laws that govern our
         neighborhood.
       Due to the cost of maintaining the common areas and after careful consideration we have
         decided to raise the homeowners’ dues for 2006. It was brought forth to a vote with the 28
         neighbors at the meeting and it was agreed to raise the dues to $100.00 a year. That’s $8.33
         per month.
       We are still missing payment of dues from the following neighbors.
         o Barry Edwards, 214 Savannah Dawn
         o Jessi Deeley, 213 Bryce Way
         o Rebecca Kelly, 121 Trevor Court
         o Kevin/Kenneth Burkhurt, 396 Bryce Way
         o Please get your dues to the association as soon as possible. The council members are in the
             process of researching with several different attorneys what actions need to be taken to
             process liens on delinquent homeowners.

Neighborhood Maintenance:
On average, grass cutting occurs 9 months per year during March through November (38 weeks).
Comments from Chad:
       The common areas put together would be approximately 7-8 acres to maintain. Check out the
         website for the neighborhood image with all the green common areas.
       Most of the common areas are not the in the best shape and not the easiest to maintain. They
         consist of rocky terrain and excessive weeds.

Bid from ChadCo
We have an agreement with ChadCo for the maintenance of all common areas for a yearly price of $9500,
with the possibility of more expenses to maintain the front entrance and fuel charges.

“Park” Update (Terry, VP)
Things to consider:
    Development Costs, Excavating Costs, Maintenance Costs, Insurance Costs
          o $500 per year just for liability insurance
          o $1500 per year for liability insurance with equipment

Richard Miles has promised the neighborhood $2000 for the Park/Common area for more development.
The council members have researched different avenues to consider in developing the park and due to
costs and liabilities involved it will not be feasible to develop any type of playground/swings in the
Park/Common area. It was agreed upon by the council members and the neighbors present at the
homeowners meeting that the money that Richard Miles has allotted us will be used to plant trees and to
landscape the Park/Common area. We apologize to the neighbors that this is not what many were told
would happen but, once again due to costs and liabilities involved in maintaining of this area it will not be
feasible to the homeowners at this time.

We would also like to remind everyone about their lawns. There has recently been an ordinance passed in
the city of Mount Washington in which it states that your grass can be no higher than 12 inches. The
association will no longer be sending any friendly reminder notices in regards to your lawn being mowed.
We will call the city and you will be cited by the city and possibly fined by the city. If you would like a
