                 COMMENTS FROM PUBLIC EXHIBITION, 14 - 18 FEBRUARY 2005

                 FULL DATABASE OF COMMENTS RECEIVED

                                                                                                                                                         No. of
1 LEISURE FACILITIES comments

Adequacy Two 5-a-side football pitches seems to be totally inadequate for the size of the project and the town - bearing in mind that
people from an extensive area surrounding Redcar would want to use them too. 22
Why is the sports facility only a tenth of the size of the development when you are promoting leisure and area?
This one pool won't cater for all the schools in the area if they were wanting to use it

Appearance Heard comments at exhibition - "No doubt it will be all corrugated iron" ref to Sports Hall and Swimming pool

Boating lake Why keep a boating lake that never sees a boat

Delivery Outdoor sports stadium could be built on the racecourse
The Coatham Bowl should not be destroyed. The Mungle Jungle should be rebuilt
Modernise the Bowl - it is a beautiful dancefloor
Get rid of Mungle Jungle it's an eyesore

Don't believe that we will get the leisure facilities that are proposed
The phasing of building causes some concern. Are there any guarantees that proposed leisure activity areas will happen
                 regardless of housing
I think the people of Redcar are going to look very silly when these leisure facilities fail to appear!
You are not guaranteeing the extra leisure facilities, so this plan may not work to benefit the people of Redcar.

Will the leisure facilities be built or in the end will they be too expensive and there will just be another large housing estate?
It is important that we have assurances that once housing is developed - the other parts follow!
As RLC user - who will be running sports / swimming pool / leisure facilities? Will it be a private club, i.e. like Springs or run
by Tees Valley Leisure as at present
Will there be a room included in the public facilities for hire by groups or organisations - such as "Take Heart" - who hire
space each week for a cardiac rehabilitation class. Also for storage of equipment?

How long will it take for everything to be built

                                                                                                                                                                  1
Bowling Alley - Already tried and failed on this site
Some doubts about 10pin howling - since existing leisure centre started life as a bowling alley until interest declined - so
                  what's new
The theatre would be an excellent facility. Alas what about the theatre plans at Middlehaven!
How can you combine one room to accommodate dancing, theatre & cinema.

Delivery &
Affordability

Naturally enhanced leisure facilities needed and should be appreciated. Presumably they will be affordable, viable and
                  delivered asap? 2
Affordable and viable leisure facilities are desired

Disabled access The much needed swimming pools, we will need disabled access in and out of the pool. 1

Extreme sports Extreme sports on the sea are becoming a nuisance (e.g. disturbing birds on the sea). Will the Centre there encourage an
                  increase? 1

In favour In favour of leisure facilities and against losing "green belt" and sea views 42
I have lived in Redcar all my life. To grow up in it was great, we had everything, i.e. Balls (indoor and outdoor), Rally's,
Skating Rink, 3 Cinemas and a Pavilion, what have we now? A Bowl that's falling down, a Mungle dump, a Boating Lake
without boats. Surely anything would be better than a large dogs toilet. Lets hope it happens. It looks great but don't forget
the dance hall (DUPLICATE FROM 11 & 15)
I hope the plans go ahead as shown, mainly for gym facilities (DUPLICATE FROM 15)
Leisure facilities excellent if they materialise
                  Leisure Centre great.
                  Yes improve the leisure facilities.
                  Like sports and swimming pool
The housing / leisure plans appear to be attractive (DUPLICATE FROM 2)
We [in Redcar] need exercise, if we get a sports area we'll get exercise.
Dance floor, theatre, pool, etc, excellent
I think the new leisure facilities look very good and pleased to see a theatre and two swimming pools are included as well as
                  lots of indoor sports activities.
Nice to see something for everyone
Good to see something for everyone included in the plans, especially the dancefloor, there are so few (DUPLICATE WITH
                  11)

                                                                                                                                                        2
I'm sick of having nothing to do in Redcar, as soon as this project gets built the better (DUPLICATE WITH 1)
This project is long overdue. Redcar is lacking in leisure facilities for both young and old and the sooner this change takes
place the better (DUPLICATE WITH 15)
It would give people of all ages, but especially the young people, an opportunity to access leisure facilities that will beneift
their health and keep them from walking the streets with nothing to do.
The area under discussion could have a lot of advantageous, moderately easily developed leisure facilities provided
Very happy with sports facility
Sports complex, Swimming pool, Skateboard park etc - excellent
Some good ideas for leisure facilities
Good there's a theatre, leisure centre and pool
Sporting facilities - excellent if well looked after and affordable
We do need the additional facilities
New leisure are good in general
I agree there is a great need for all the leisure faciltiies that are planned and if this can only be achieved by building houses,
flates, etc, then so bit it.
The leisure facilities will be a tremdendous improvement over this existing scruffy and down-trodden area
The theatre is much needed.
Grandson looking forward to baths and cinema
Pleased about leisure facilities
Leisure facilities yes
Look forward to seeing it and using the swimming / leisure pools with my family
Best product the swimming pool and leisure facilities
Redcar is in serious need of more facilities, especially a swimming pool
I rather like the idea of the new swimming pool and the nursery for the little ones
Priority must be given to a swimming pool and leisure facilities
Like the idea of indoor swimming pool & sports, long time needed in Redcar.
A swimming pool yes
This area certainly needs upgrading with leisure facilities and a pool is years overdue.
Want some parks and fields for kids to play and a swimming baths
I think that the new masterplan is much better! Can't wait to have our area improved and a swimming pool - at last!
(DUPLICATE FROM 15)
Demolish the Mungle Jungle and build swimming baths and extreme sports centre
Upgraded leisure facilities are needed

I have no objection to the principle of developing the land at Majuba for housing and leisure facilities (DUPLICATE FROM 2)
Glad the boating lake is being kept

                                                                                                                                     3
In favour - The Coatham Enclosure could offer disabled children more suitable activities at a local level rather than vast amounts of
Inclusion travelling just to access them 1

In favour leisure /
opposed to
housing In favour of the leisure facilities and against the housing (2 comments) 16
Why do we have to have the houses without the leisure
Other seaside resorts do not have to resort to house building in order to improve leisure facilities

The plan is being sold on the provision of leisure facilities but appears to be dominated by poorly thought-out housing
Why can't we have leisure facilities without the housing, even if it makes the Council tax rise by a small amount
The town needs leisure facilities badly. It does not need more housing (DUPLICATE FROM 2)
We need leisure facilities badly but what we don't need is more housing on the beach front (DUPLICATE FROM 2)
We need the leisure facilities but we don't need more bricks and mortar

For God's sake give us less housing and more thought to local amenities and visitor attractions (DUPLICATE FROM 2)
Why can't we have leisure facilities with no extra housing - create a park that everyone gets the benefit of
We need leisure facilities more than we need executive houses, etc (DUPLICATE FROM 2)
Redcar needs facilities for visitors and general regeneration. The few facilities are far outweighed by houses
The leisure facilities much needed including the baths could be provided without the blackmail of housing.
Redcar needs to update the good present facilities of Sports Hall, Boating Lake & Coatham Bowl venues and make an open
space for play areas & picnics & car parking - this may incorporate the new Mungle Jungle - add to this the swimming pool -
all at affordable costs - without the supposed financial help of Persimmon - we pay enough Council tax and money is always
                    available (DUPLICATE FROM 9)
I am 13 and I have always lived in Redcar. Every summer for the last 4 years I have played on the old golf course and if it
gets houses it destroys that. But give us our swimming baths back

In favour leisure
only All that is needed is leisure centre plus swimming pool for all the family 5
Please give Redcar the swimming pool it needs and other amenities with no strings attached.
We only need good leisure facilities. Just what every citizen in this country should be entitled to - somewhere to spend time
with family / friends / socialising. Encourage visitors - not discourage.
Get a grip! We need a new swimming pool and sports complex and that's all.

The Coatham Enclosure should remain as an area to develop for Redcar for its citizens pleasure and relaxation and to
attract visitors to well kept, clean and pleasant environment in which to enjoy trips to the seaside - Just like the good old days.

                                                                                                                                                               4
In favour pool Bring on the baths 8
We need a swimming pool for our children
Children need swimming, round and huts - and a village / café swimming bath now
I think it will be brill to have a new swimming pool with slides and fund things and it means not going to Darlington every
week for slides, we just have to walk round the corner. Please do it … we need a place like this
The pool will bring a lot of people into our town that would be great. We have to have these for the children's future
We need a swimming pool, as children from schools have to travel to Eston and other swimming pools
                      Yes we need swimming baths
                      Swimming pool - Yes

In favour pool /
opposed to
housing In favour of swimming pool and against the houses (2 comments) 4
Too many residents and not enough pools
A Swimming baths is urgently needed, not more housing.
All we want is a swimming pool without housing.

In favour pool only
In favour of swimming pool and nothing else 6
We want a swimming baths as for everything else we already have it. It just needs upgrading and refurbishing which would
cost a fraction of the cost of this development.
All we want is a swimming pool, where is the demand for all the other sports facilities. We are taking away a piece of sea
front land which could be developed for amenity purposes (parks / walks / café, etc) and putting housing on it
All Coatham ever wanted was a swimming pool to replace that which was destroyed by the previous council administration
so let's have that, and forget the rest
All we wanted was the baths rebuilding like was promised
We already have our boating lake ready for use! We already have our dance hall! All we need is a swimming pool!

In favour pool,
boating lake,
open spaces Why can't we just have a swimming pool, clean & tidy boating lake and green open spaces 1

Leisure requests

We also want a facility where we can bring the family and also somewhere we can hold dances and social events 12
Ask yourself the question what draws people to other seaside resorts which people love to go to. I know we don't have the
best of weather here but a leisure facility like this on a wet day will not keep families happy for the full day never mind a full
                      weeks holiday

                                                                                                                                                                5
Surely just revamping the Coatham Bowl, Mungle Jungle, wouldn't be so expensive and to restore the boating lake to its
former cared for state. The skating rink could also be reinstated at a minimal cost. The former golf course could also be
landscaped and turned into a lovely park area with perhaps a bandstand, seats and tables.
A full size / much bigger well kept golf course is needed now
Tees Bay is highly regarded. Hartlepool Marina was built around that premise. We should certainly recognise the sport of
sailing in our thoughts. Britain's most successful Olympic sport too!
Please think about young people of this town. We need the leisure facilities for them
Watersports, i.e. sailing etc - no provision in this plan - the sea is the greatest resource
I would like to see swimming baths and a gym with a sauna
                     No tennis courts on plan
Make better use of the land. More leisure complexes. Our children are the future

We want new pool, Bowl refurbished, park area, children's play area and bandstand (the latter has gone well in Saltburn)
                    More leisure facilities please

Not in favour of I understand some peoples desire for a swimming pool but I do not share that desire. Also we would still have a pool if the
pool Council had demonstrated an ability to conduct the required routine maintenance in the past, a short coming that I do not
                    feel has changed. 1

Other: closure of
old pool We used to have a baths, Council took them, can anyone think why? At least our council isn't corrupt 2
Why did the old swimming pool close, completely, without funding for a new one? Redcar old Council had funds until we
changed to Langbaurgh, where did Redcar's money go?

Phasing I hope the leisure centre facility such as the gym will not be pulled down before the new building is finished. 4
As a member of the Energy Club would like to know if the new gym will be completed before the old one is pulled down
(should I join another club). I want to continue my exercise routine
I am looking forward to getting a swimming pool and new leisure centre with gymnasium and dance hall. My main worry is
that we will lose the use of the gym for a period of time and I would like to be reassured that the new gym and dance hall are
completed before the old ones are closed down.
Will we have to loose leisure / Bowl facilities, then wait a year or more for replacements?

Pool & tourism The pool was for real swimmers and attracted many many visitors to the area. 1

Pool adequacy
Bitterly disappointed at the token gesture of a swimming pool. A total cop-out by the Council. It's small and pitiful 6 x 25m?,
the whole swimming facility is sub-standard to what could be achieved, and what we were sold this development on! I'm all
for the development but feel short changed. I know you developers don't give two ** what I think though 1

                                                                                                                                                          6
Pool elements Give us a real children's play pool like Wet & Wild 3
Within the swimming pool gym complex will there be provisions for steam room, sauna and jacuzzi? Maybe hairdressers
                 and massage facilities?
A good sized wet and wild is what Redcar needs, hope the swimming baths covers this

Pool location The swimming pool should have been replaced by the local council as a first priority. As a town facility it could be sited in the
spacious grounds of one of our schools, e.g. Ryehill and used by all ages throughout the day and evening. 2
The pool should be provided by the council in a better location

Pool size The pool needs to be 8 lanes minimum. Also loos in wet change area. 11
Hope swimming pool is of a size which will facilitate competitors
Why no learner / baby pool? Why only 6 lanes X 25m main pool?
When the Council demolished the old swimming baths, it was stated the replacement would be bigger and better. Finally on
the plans a new pool, much smaller that the old one.
Why can't we have a pool the size of Wet & Wild
                 25m baths
Why is the pool so small

While it is a good idea, how much thought has gone into the baths? 6 lanes is not enough, what about swimming lessons.
                 Swimming pool not big enough
Too small for a swimming pool
An Olympic size pool would be more use and encourage swimmers of the area

Theatre Theatre perhaps 1

Tourism
I can see benefits for R&C residents [with the leisure facilities] but not particularly as an attraction to visitors from outside the
                 local area. 1

Visitor Centre
Yes to Leisure park …. Stupid Visitors Centre
An observation tower seems a waste of cash, who wants to view Corus and a wind farm (if that materialises) 3
The "Observation Tower" will be a white elephant. Leo's pub was opened in the 70s as a café with wonderful views over the
sea and it didn't last five minutes. Look at it now an extremely ugly building which needs demolishing

                                                                                                                                                              7

insufficient Disgusted with the very small affordable housing proposed

Cost of houses How much are the flats and houses going to cost? 3
                      What price are the houses?
No info on house prices they seem to be building loads

Economic impact How will more houses create more jobs - yes while they are building them but what then - more people for less jobs 1

Housing design Why 3 or 4 storey blocks of apartments 17

How many houses are to have pile driven foundations? No mortgage was obtainable for a house on the market last year in
Billingham because it had these foundations sold on cash only basis. Will this end up being like the Courts in later years?
Object to 3 storey houses at the seaward side - these should be bungalows behind which 2 storey only
Houses too close and too many on Majuba car park
Do the apartment have to be so tall and such a design? The flat roof design with the "V" shaped top part look out of
character. I prefer the style as displayed at "The Anchorage, Port Solect" or "Fellowes Plain Northwich". The latter is a
better design than the proposed town houses
I see on the plans rows of cheek by jowl terrace house. Get rid of - don't want that sort of estate. Believe me I have no
objections to have some houses on the land, but let us have a pleasant spacious setting
The flats on the front - much too high - never mind taking away the view
No more 3 storey buildings - Redcar has enough
For expensive accommodation on the sea front, the design looks dated - old fashioned and prison like

Seafront apartments (seen from Esplanade) - design totally unsuited to seaside location. More like business park buildings
Don't like the look of 3 storey terraces and houses along the boulevard
New residences - not very aesthetic I feel
I think the houses on the seafront look a mess. I wouldn't like to own a property behind it
New style housing (apartments) poor design, looks like barracks
As the cycle route is going to be routed around this front and the sea front we do need them separating out.

                                                                                                                                                         8
I would like to be assured that all the new houses will have pavements outside (unlike many of the new houses on the Ings)
How are you going to build houses on top of a sewer?

Housing numbers Rumour has it that the number of dwellings has increased to over 300. Another circa? 4
                Too many houses
Why so many apartments and houses? Money? There is far too much building work stuffed into too small an area
                Too many houses

Housing only for 1

Persimmon's houses - would they be let out to DSS? If not sold? How long would housing get into disrepair - especially with

Coastal views and leisure area all lost for housing
I bought my house 20 years ago in a nice quiet residential area with sea views. I do not want to live near flats - we have
enough trouble with the ones that have just been built on the corner of Church Street and from the ones diagonally opposite
us. For God's sake don't I have any rights? Please do not build flats behind my house. I am very very upset about this. I
don't want to be forced out of my home
Will I be compensated for the devaluation of my property?

It is about time this arrogant Council listened to what the people of Redcar want and not think they know what is best.
Without the housing look how much more leisure space we would have. After all is that not what it is about. Houses do not
                    attract visitors!
It would appear that this is a housing estate with linked leisure not a leisure development with linked housing! I suggest the

Not interested in housing only leisure complex

Too much space being used with houses. Can people of Redcar not raise money just for sports facility without houses
Do we really need more houses. I'm sure a swimming pool and a tidy up of area could be done without this.
A housing estate with possible leisure facilities. Another tax raising exercise by the Council by more houses paying Council
tax. Why can't we do it without the houses
Leisure without houses. It is possible!
There is so little land left in Redcar that can be developed for leisure facilities that it is a travesty that most of this is being
                    used for yet more housing.
We don’t need more housing, we need leisure to bring this town forward

This housing is not necessary in Redcar, there has been no financial benefit from the huge "Ings" estate, who wants a house

Whilst I do not support the idea of more houses and apartments, the style of those proposed is awful - are you building the
'slums of tomorrow' here - Redcar deserves better than this. Please rethink the whole proposal. Also, you are proposing to
build in an area designated as a 'significant flood risk' by the Environment Agency - is this good planning?
I see the new plan has more housing. Is that because there will be no Casino? If anyone else drops out will that space be
used for housing? Please think again about the whole plan. And the people of Redcar.
We do not need this housing
Question mark over the housing side of the proposal

We are being blackmailed by the Council & Persimmons. We do not want houses

You have no case to build new houses in Redcar. This Council cannot cope with looking after the town's infrastructure as it
is. The traffic problems and parking in this town leave no space for more housing. Yes we want leisure - not houses
Why do we need housing?
Houses not needed!
We have enough houses now!!
We do not want housing
Houses - no
All RCBC want is more housing and more Council tax to waste
Not houses & flats (2 comments)
The plan is being sold on the provision of leisure facilities but appears to be dominated by poorly thought-out housing
(DUPLICATE FROM 1)
Why do we need more housing (3 comments)
Redcar has enough housing
We have enough housing in Redcar as it stands
We don’t want any more houses
Very good. But who needs more houses
Our sewerage system is at capacity now what will it be with all this housing development.
Your rep at this planning display when asked why so many people disagreed with the housing complex, why it was still to go
ahead, state Redcar needs more houses. There are houses to be built, Low Farm Drive, Roseberry Road, Redcar Lane,
etc, etc.
Don't need houses!!
We don't need more houses!
What more houses! Why can't the Council spend money on houses already built?
How many more houses does Redcar need?
How can building a housing estate bring visitors to Redcar?
We do not need any more housing in this area
Not housing

                                                                                                                              12
                  Houses no.
Forget the houses. Houses won't bring in tourists
                  Don't want houses or flats
                  No more housing
Why would us in Redcar need more houses
                  No to the housing development
We do not need any more housing
We do not need more housing
How many houses at Ings / Mickledales in the past few years? Other areas outside Redcar have had many additional
houses also. Now you propose to build at Kirkleatham! We do not need more houses at Coatham!
My main objection in a relatively small town with numerous 'For Sale' notices is that there is no need for further housing in
                  Redcar.
Housing is not a necessity in Redcar.
No more houses in Redcar please. The housing estate on the opposite side of the road looks like Colditz - couldn't we
                  create a new public park?
Too late for a compromise re housing?
There are too many proposed houses / flats, they are too high, they are too close to the beach and therefore denying a
natural beauty and playground to all.
Why can't we have leisure facilities without the housing, even if it makes the Council tax rise by a small amount
                  (DUPLICATE FROM 1&9)
Must Redcar and its history be sold off piecemeal for housing that we just don't need

Opposed to 18
housing in this
area It is a disgrace building houses in this lovely area which could be made even nicer for the long suffering people of Redcar
This site is entirely the wrong site for housing for many reasons - aesthetically, traffic problems, climate, loss of view, loss of
                  open space
There is no need for more housing, especially in a recreational area
We don't need houses built in a sandy wind blown location
I strongly object to the housing development on Coatham Common
I strongly object to the housing development of the project
This land has been left open for a good reason, the exposed site is regularly battered by the weather. Any housing will be
trashed in the first year. RECONSIDER & RELOCATE! (DUPLICATE FROM 12)
By all means develop leisure facilities but please no more houses or if it’s a must then look at redevelopment of existing
estates, don't use up green areas
Building new homes into the strip of land which has limited access due to its position trapped between sea & rail track. So
why build more houses in this entrapped area
I do not wish to see the development of housing on the seafront.

                                                                                                                                                             13
If you want to build houses - build them in Grangetown - according to TV and Council reports it needs them
The flats are too high and on relatively low land and a major tidal surge could be a real problem. Even now sand blowing off
the shore is a major problem and will badly affect those appartments. The sea and access to Coatham Bay is one of
Redcar's biggest assets, the development of Majuba car park will badly affect this. Not providing sufficient suitable car
parking in place of what is lost will be very detrimental to the residential and tourist amentiy of the area. The proposed small
carpark on the front by the coastguard station is, in my opinion, too small
There are covenants on L933 which support the desire for no housing
I still don't agree with the housing, the Council are taking away all the green strips and putting housing on it.
Would not like to live in houses and bungalows on sea front - wind blowing and sand all over
Given the price that these homes are going to cost, would you want your double glazing & expensive 4X4 sand blasted ona
daliy basis. Or are you going to do a "King Canote" with wind & sand instead of tide.
International standards - Tsunami, etc - dictate no houses or hospitals to be "new build" within 300 metres of water - incluing
the sea - or 4000 metres of industry
Have the builders considered that occupants of these houses and flats may have difficulty in obtaining household insurance
on their property because of their proximity to the sea? We had to confirm that our property is more than 0.5 mile from the
                       seaboard

    Opposed to 1
    housing on
Majuba Road I can understand everything except the housing on the existing Majuba car park

Opposed to new Why not preserve some of the existing housing / buildings in Redcar! Why not put some more effort in the Redcar which 3
    housing already exists
I do not want any more houses in Redcar. Give grants to people to renovate our old houses and the sea front. Redcar is
                       also filthy and needs cleaning
Far too many houses. The Council should force the landlords of the current houses in Redcar to renovate & properly
                       decorate their properties!

    Opposed to 2
seafront housing Don't need high rise housing on the sea front
I don’t think houses would be very good idea on the front too sandy and windy

Population loss Can't believe population loss from Redcar. We have had thousands of houses built at southern end of Redcar Lane. Now 1
proposal to build hundreds more on Connections Campus Redcar Lane.

private sector I am realistic to appreciate that no development could go ahead without private sector help.

Bingo 2

Could the Bingo Hall become a multi-use Bingo / Casino venue. The idea of a Casino is more appealing to me than a Bingo
                  Hall
Shame about the Bingo Hall. Cinema "mulit-plex" would have been better
Why do we need a Bingo Hall 5
Do we really need more bingo facilities?
I assume the Bingo Hall has been dropped
Why will Bingo Hall be so much bigger? Is this necessary?
Bingo Hall location will disturb those living in the sheltered accommodation

Cinema Uptons could make a central cinema and the present cinema turned back into the live show theatre it once was 2
Coud the cinema be something else as there is still one in the town - could this be redeveloped?

Enterprise West I would like to know who Enterprise West are. I understand the new sporting complex depends on Enterpirse West raising 4
the money - how many years will that take! Please supply a list of Enterprise West directors
Why are we keeping the 'Mungle Jungle' in this development - what an eyesore this has been for the last 20 years

Mungle Junle should find their own funding. Where else do you pay £115 per week for business premeises - why give
another 20 year lease? This needs a good answer! What has happened in the background?
The Mungle Jungle owners make money and never put anything back into renovating their premises - they are a disgrace as
                  are most landlords in Redcar

Impact of new 6
businesses on
town centre Some of the proposed businesses will put those similar businesses in the town centre out of business
Are you planning on putting the cinema out of business - they are working hard to keep the place afloat and don't need the
                  competition
The current cinema is likely to die if you put another here.
As for the local shops, there are so many vacant shops in the town
Do not forget the businesses already in Redcar who need help. Do not put all your eggs in this scheme as you will lose
existing businesses and ge a more run down town
We already have a perfectly good cinema run by a local family for the local people!

                                                                                                                                                   15
Nursery I would like to support the current nursery provider as a user of their excellent services. My son has been full-time from 1
10weeks old and I have been extremely happy with the nursery providers Nunthorpe Nurseries.

Opposed to Bingo What we don't need is another Bingo Hall. There are plenty along the sea front. A large Bingo Hall would take custom for 10
existing facilities resulting in more empty buildings in Redcar Town Centre.
Cannot see the need for another Bingo Hall - plenty along the seafront! The money and space could be put to much better
                 use!
No need for a Bingo Hall of any description
                 Bingo Hall - Why?
Aren't there already enough Bingo Halls on the Esplanade?
Bingo Hall not needed - will detract from proposed quality of development and attract wrong sort of people
We don't need another Bingo Hall!
Give us what we want, not more Bingo
I think it is a really good proposal except for the Bingo Hall - why do you have to spoil this proposal with lowering the tone
with a Bingo Hall - I think Redcar has enough amusement arcades without another one
Bingo Hall - We don’t need one - or is this to be a casino? It seems very odd that this large structure is given prime sea
frontage? It is also conveniently sited for parking - more central to car park than any other facility

Opposed to 1
Bingo &
restaurants Do we need more bingo halls and pizza huts! I think not.

Opposed to 1
Bingo & shops Do we need more shops. We do not need more Bingo / Casinos

Opposed to Not a bowling alley, bingo hall, public house and observation tower etc. A visit to Whitley West Cliff facilities bears out my 2
commercial point. There is a swimming pool, very popular kiddies paddling pool, crazy and miniature golf courses, trampoline area, go-
facilities kart track and boat pool. A modernised Bowl and re-vamped Mungle Jungle would provide loads of moderately priced
                   activities
You want the pub & Bingo for the income and not for the regeneration of Redcar in any true sense. It's bigger than the area
allocated for the leisure centre. Is it going to be a dol restricted area?

Opposed to 4
public house Strongly object to yet another public house & its known anti social problems opposite my home
We do not need more bars or restaurants
How many pubs / clubs can Redcar sustain?
We don't want another pub, the police are stretched now with trouble

                                                                                                                                                         16
    Opposed to 6
    public house &
Bingo Do not need a Mecca Bingo Hall or another pub / We don't want another Blackpool

Bingo Hall and pub are not needed as Redcar is awash with both. If built they will become another of the Council's white
elephants that will have to be maintained out of council tax to satisfy the dreams of Councillors who do not live in Coatham
I don’t think we need any more pubs or bingo
There is no need for a Bingo Hall or pub as there is going to be a bar in the leisure complex
Is another pub and bingo hall really necessary - is that really the best we can aspire to?
Doubts about needing Bingo Hall & Pub

Persimmon Please do not sell out to Persimmons as you did with Morrisons 1

Private sector How many commercial developers are signed up at the moment? Nil I suspect. 2
Parking and access in this town would deter any developer from investing here as shown by the 'take up' on the most recent
                       plan

of sea views I appreciate some people will lose sea views, etc, but you can't buy a house there not expecting the waste land to evenutally
be used - we can't stand in the way of progress
Some people will lose out a "sea view" perhaps but with everyting there are "losers" and gainers

    Boating Lake 1

There hasn't been any clearing or planting around the boating lake for 7 years, foresee this in the future

Green gain In a development of this size, there is usually some green gain - i.e. a wood, a meadow, a wildlife pond, a strip of native 1
hedging. Does the landscaped buffer zone meet this environmental requirement

Loss of coastline Another "Regents Walk" White Elephant resulting in the loss of our coastline. 1

You state you are working with the developer to minimise the impact. Can you advise when the findings will be made public?

Opposed to loss 21
of open space
                    Leave our free space alone
Nice green area, why has this disappeared on the plan
Why take all the greenbelt areas?
How much more open space are we to lose? Enough is enough
We need open space for our children and visitors to enjoy
                    Open space and landscaping
Our open spaces are valuable and define the place where we live. We need to keep this land free from houses so that it
can be enjoyed by all. It is important for the people of Redcar and elsewhere to be able to have access and to enjoy the
                    beach.
I suspect that this Council has something against the colour green because open spaces are being gobbled up for yet more
                    housing.
Too much green space taken away from Redcar.
Stop taking all the open spaces of Redcar, we have lived without a pool for 11years. I could live without one for good and
                    keep the green areas
The plot of land which was the 1st and 18th holes has, for well in excess of 100 years been open to public access and, with
the golf club operating, used for recreation by them and many children and adults over all these years to the present date. …
It is an area of green which must be retained for the benefit of current and future residents and visitors. To do otherwise and
build on it is unacceptable. Several hundred acres have been built on at the southern edge of town, enough is enough. Do
                    not do it.
I feel very strongly that the area around Majuba Road car park should be left open

                                                                                                                                                           18
The Council seems intent on building on every green open space to which the public has access and I can see no public
benefit from that, in fact the reverse
                   Not enough green belt
Majuba is a lovely free space and should be kept as such
                   Not enough greenery
Redcar is losing too much greenery
                   No open spaces for children
I think the people of Redcar are being cheated out of their open space - this is just one big housing development!
                   Keep Redcar green and clean
This land is free space for all and should remain as such

of open space &
sea views Don't need loss of important open space and sea views

Opposed to loss Nice to see that you have listened to the people and that your solution to people losing their sea views is to put an extra 11
of sea views storey on the house - they are now to be 3 storey terraces! As well as putting the apartments down from 5 storeys to 3 and
now they are up to 4. Thanks for listening.
Existing residents' sea views will go
There cannot be a view from High Street West left to the North. Houses were bought specifically because as a Common
used for golf building could not take place!

Wonderful views (notwithstanding proposed wind farms plus industrial landscape) but only for a few privileged in 5* flats.
Our bedroom looks out to sea giving extensive views. We find it strange that our house is going to be the closest of all the
existing homes to the new development and yet you intend to put 3 storey homes next to our house our view will become a 3
                   storey wall!
You promised to minimise impact on sea view - where? 5 storey seafront apartments. Building directly behind our house on
the "Hansels Yard" area - this has already been turned down by Planning Committee.
I have reservations about the height of the flats on the secrued side, is going to mask the views of the housing behind
Will I be compensated for my loss of sea views?

We will loose our views over the sea by the height of the sar front properties you plan to build. Do they have to be so tall
Old plan = bad for me, taking my view and open space / New plan = taking away my view, replacing with flats, taking my
reason for buying my house. Not happy
The only way to maintain the existing superb sea views from Majuba Road is not to build the apartments.

Purchase of land When did the Council purchase the land and who from? It would also be appreciated if you could advise how much the land 1

Wind farm Much is made of the sea views the residents will have in the Persimmon literature but no mention is made of the proposed 1
wind farm which will figure heavily in their views.

Okay, this area needs updating. I would have preferred the housing to be on old golf course area, leave Majuba Road, and
                     have other facilities beyond Road

Caravan Park Where is the Caravan Park? 1

Commercial I feel big leisure centres, theatres, Bingo, etc, should be well to the west towards Corus. The views of the bay will be spoiled 1
facilities by them.

Divided leisure Leisure facilities divided once again - we had this problem before with swimming baths & leisure in separate buidings. 2
facilities THINK AGAIN
We hope leisure areas are joined together by covered walkways. We need them badly.

No consideration has been made for people who live in this area already

Pool The swimming pool / leisure pool should be central to the leisure development. 1

Proximity to Luxury apartments - lovely views of the blast furnace, nuclear power stations and proposed wind farm, looks like a not so 3
chemical works luxurious box on the inside, will they sell?

Can't imagine anyone wanting to live in houses, etc, on Majuba Road unless they have never been downwind of British Steel.
Consider the views - Hartlepool Power Station, etc

Proximity to 3
seafront Why are the highest buildings nearest to the sea?
My one concern is the height of the buildings that look out onto the seafront

                                                                                                                                                            21
                        This will spoil the seafront

Proximity to wind What is happening about the wind farm, I would not pay top price for a property overlooking that, or British Steel for that 1
    farm matter

Queen Street On the masterplan it shows you have created a buffer zone between the original Queen Street and the new road in front of 2
Queen Street. What I propose is you give the original Queen Street to the residents and turn these into front gardens for
these properties, allowing us to park our cars at the top of the gardens and exit onto the new road.
Car park entrance still on Queen Street. Why can't it be on Majuba Road? Encouraging people to use Majuba Road & not
cutting through High Street West & Hill Street to get to it on Roads that are unsuitable for this extra traffic

Sea safety Observation Tower to be used by the sea safety group "Coast Watch" who man the lookout above Lifeboat Museum 365 1

Tower would give view all round and along the Coastline without any obstructions.

Wrong site Nice plan but wrong site 2

Myself and my husband are wardens on the Caravan Park and we would like to know what is happening to the Caravan
Park, as we live there and we feel as if we are being kept in the dark
I think it is disgraceful that you are going to knock down the Caravan Park

General The chief protestor is a man with real courage and conviction standing up for the people of Redcar and a cringing spineless 2
dissatisfaction Council who will not answer the people's perfectly legitimate questions. Whose only 'defence' is to call on the already
with Council overstretched Cleveland police! Why can't our questions be answered! Do you want to be the man who goes down in
history for building inferior homes and concreting over the last remaining green spaces of Redcar?
I don't like the way the Council has gone behind the people of Redcar back. It seems everything has been agreed by the
developers. At the end of the day we will vote the present Council out

    Housing / pool 1
trade-off It's blackmail (houses for swimming pool)

                                                                                                                                                          22
    Redcar residents 2

The plans seem aimed at bringing new people into the area, not benefiting the people of Redcar
It's a disgrace that the e Councillors don't listen to what the residents actually want instead of going ahead with what they
                         want all the time

Redcar town Redcar is becoming a ghost town with inappropriate and ill thought out developments by this Council: e.g. High Street & 1

Middlesbrough (Berwick Hills pool) and Stockton (Splash), why are Redcar & Cleveland Council incapable, particularly when

The whole exercise is to generate cash (from the houses / flats)

    Clarity re funding 7

The financial information could have been clarified, etc, with sub totals of capital receipts & expenditure, and annual running,
estimated income & expenditure. Also assurances re certainty of resources other than the £5.6million.
Mr Peter Ellis has just told me in front of four other people, including the Mayoress who didn't know that there was an
alternative because this Council haven't put this fact out, that we can have the whole enclosure developed for leisure without
having the housing, by borrowing the money. Present the full facts
What happens if Council don’t get funding from Sports grants etc, we just get more houses, like Ings estate

Still a lack of transparency about the argument concerning financial possibility to provide leisure facility without residentail
aspect. Refer to you own Scrutiny Commission report, Section 2.0 recommendations. Brochure is a whitewash!
Why can't you get grants without building all the houses!
Proportion of the area to be transferred for the £5.6million ?

Council Tax / 11
Rates Will this be another burden on the Council tax payers

We were told if everyone paid £2 more on this Council tax we could have the leisure without the monstrosity they call housing
Why can't we have leisure facilities without the housing, even if it makes the Council tax rise by a small amount
                (DUPLICATE FROM 1&2)
What are the implications for RCBC charge payers?
Nice to see that you have now included flats!! How much more council tax can you get out of this area?? Next week it will be
                changed to Sky Scrapers!
Isn't it about time the Council spent rate payers money on what the rate payers want: new baths and leisure centre not
                housing
New houses off Redcar Lane - what has happened to all additional Council tax?
Impact of considerable extra rates (incl NDR)
What this Council should be doing is reducing the exorbitant rates.
I am interested how Council rates will be affected, if at all
Concentrate on putting the town right instead of looking at more council tax payers to subsidise South Bank & Spencerbeck /
                Grangetown, etc

Funding from 5
housing not
required Funding could achieve better leisure without housing
This is perfectly affordable without the housing. Should have been a priority years ago.
Why can't we have sports complex without housing, Council have got the money.
The Council can afford to give us baths without involvement of Persimmon or any other housing developer - ask the lead
                protestor

                                                                                                                                                        24
Redcar needs to update the good present facilities of Sports Hall, Boating Lake & Coatham Bowl venues and make an open
space for play areas & picnics & car parking - this may incorporate the new Mungle Jungle - add to this the swimming pool -
all at affordable costs - without the supposed financial help of Persimmon - we pay enough Council tax and money is always
                        available (DUPLICATE FROM 1)

Leisure developer Perhaps a leisure developer could be brought in to provide facilities giving the private funding which would then lead the way 1
to grant funding to top-up the costs

     More funding 1
required £55million will not be enough to deliver your promises

More urgent local The responsibility for this usage of money (which could have been expended on more urgent local needs) rest presumably 1
     needs with the local Council

Persimmon The proposals regarding the leisure activities are obscene as they all seem to depend on Persimmon Homes getting far 1
more than their pound of flesh when selling the houses / flats. The grubby hand of fat profit and throw the locals a few
morsels is on display for all to see here!

     Project is a waste 1
of money Please Council stop wasting money on unnecessary projects

Running costs Who will fund the running costs of all the facilities 1

     Use of other 2
Council funding The Council wastes our money on other things less important

The original Coatham redevelopment committee was formed to ensure that the £7.5million allocated by the EEC was spent
on what Coatham and Redcar residents really wanted, i.e. a swimming pool that was then estimated to cost £7.5million.
This money has been frittered away on traffic calming and projects that should have been funded from Council Tax Revenue.

10 PARKING
     Car free areas 1
Car park near Boating Lake needs moving to allow space for kids to play, etc.

     Coach & Horse 3
box parking The car parking for coaches / horse trailers is not big enough for the amount of people who will use it. Horse boxes &
insufficient trailers need a lot more space when loading and unloading

                                                                                                                                                            25
10 horse box / coach spaces insufficient on some winter mornings and totally inadequate for summer.
The spaces allocated for horsebox / trailer and coach parking are not sufficient. This is a very popular area for people to
visit with their horses and the parking on your plan also accommodates coaches. When loading and unloading horses from
wagons or trailers much more space is needed for the ramps. Suggest the area is marked and designated for horses as
what would happen if people had travelled some distance with their horses and all the spaces were taken up with coaches?
This is likely as coach use is busy in spring / summer.

Design of car Could provision be made for car parking to be designed to limit the use of the space used by "Boy Racer" which at present 1
parking takes place on the Majuba Road Car park

Disabled parking New access slipway, 70 yards from LifeStyle Sports Centre but how far from parking space, 100 - 200 yards>? Many 1
                     disabled cannot walk that far

Free parking Replacing the free parking would be very detrimental 3

Where will the parking facilities be to use the leisure facilities? Will it be free - otherwise people will not come to use them
Will there still be free car parking - without it any scheme is doomed

Impact of 3
restricted parking
The restriction on promenade car parking introduced some years ago reduced my total annual number of visits
The Renaissance ought to be very aware that parking restrictions of this nature will seriously affect the visitor / tourist
numbers to Redcar. The Borough Council ought to consider the implications of this.
Over many years Stockton Borough Council has squeezed and restricted car parking in this fashion and the Borough has
consequently deteriorated to a second class local authority with a second class market

Impact on 5
residents parking
It seems that 147 - 153 Queen Street have lost their parking. This is unacceptable.
The current spaces opposite Newcomen Terrace houses appear to be lost making matters worse.
The only possible negative view we have is that we will not be able to park outside our house, or near, because of trees and
grassed area that will be on the bend of the road opposite out house
At this moment in time we have sufficient parking to the front of our property [on Queen Street] but looking at the proposed
masterplan the last few houses on Queen Street have lost their spaces! Therefore propose a residents parking are where
                     the plan shows trees

                                                                                                                                                            26
Resident only zone parking for houses on western end of High Street West (Majuba Road to Marina Avenue) as off road
parking is not available to houses on south side of this piece of road. This is a problem especially in summer when people
do not wish to pay to park on present Majuba Car Park and will get worse when number of parking places is restricted

Insufficient 23
parking places Not enough places for people to park their cars
                 Not enough sea front parking
My one concern is the limited 35 spaces by the new coastguard station. This will not be enough for water sports users who
use that are of water for activities, I.e. wind surfing, canoeing, sand yachting
Insufficient parking with views over the beach (currently room for circa 200 cars and often full)
The small seafront car park is futile for leisure and commerce
Car parking is essential and there isn't enough.

Leave the car park, 600 spaces is not enough now in the summer, with a pool and sports complex you will need double this!
                 Still not enough parking!
Considerably reducing existing car parking. It states existing car parking is for 600 cars. The new areas only have 470 and
that is to take in all the new facilities. We need 600 without any amenities
There is a lack of summer / daily visitor parking close to the beach a facility that does exist at present.
The plan does not have sufficient car parking spaces for the numbers of residents anticipated.
                 Adequacy of parking?
                 Parking seems inadequate
The parking is nowhere near adequate
                 Not enough parking
The Majuba Road car park is already too small for its use in summer. If there is not enough space to park of the right type
(need for horse boxes and boat trailers), people will not visit Redcar and tourism will be hit.
Car parking - way too inadequate - less than we have at present. Only 35 spaces at beach front? This development would
be unable to accommodate visitors as most will come on most popular days throughout the summer
Will the car parking proposals be sufficient for the people and visitors of the town during peak summer periods?
600 car parking spaces will be totally inadequate at the height of summer and the road layout become congested.
Not enough car parking for visitors and worker walking to town
We want leisure facilities with available parking
Parking vehicle impossible now on a Sunday!
                 This will cause parking problems

Keep Majuba 7
Road Car park Retain Majuba Road Car park

                                                                                                                                                    27
Do not sacrifice Majuba Road main car park. This is the gateway for visitors and residents to view and relax at the beautiful
                           beach and foreshore.
Why do away with the large car park on seafront that is well used
                           Keep the [existing] car parks
The Majuba Road car park, as it is, is vital for people with children and dogs. People will resist off front parking
Do not want to see Majuba car park built over
I think the loss of the large existing car park to all of Teesside (thousands of people get pleasure from parking here with easy
access to the beach). It is too big a price to pay just to satisfy the builders - it is not what the people want, it is what the
builders want, and our elected members do not take any notice as usual

     Location of 1
     parking
inappropriate Visitor parking seems to be being squeezed further away from the town centre, prom and sea frontage

     Opposed to loss 5
of sea front car It appears that the existing sea front car park is to be altered to residential apartments with associated parking no doubt
     park restricted to residents only
New car park will have no coastal views, view blocked by sandy dunes
Could some extra car parking spaces be provided to sit and look over the sea as we have been able to for many years?
If Majuba Carpark goes, where will visitors park? Access to the beach will be difficult.
From my viewpoint the existing seaside car park is one of the very best faciltieis in Redcar, allowing large numbers of people
to access the beach, where many leisure facilities take place. Consideration must be given to increasing the car parking
provision to retain this valuable facility

Stray - is it to be 1
     developed for
parking? I've heard there's going to put parking on the Stray - is this true? More green space taken away.

     Maintain a tidy 1
car park Brilliant scheme but … keep and tidy the car park - a must for visitors like me

11 DANCE
Dancers views What evidence that dancers comments have been taken into account? 1

                                                                                                                                                                  28
Keep dance floor I have lived in Redcar all my life. To grow up in it was great, we had everything, i.e. Balls (indoor and outdoor), Rally's, 10
Skating Rink, 3 Cinemas and a Pavilion, what have we now? A Bowl that's falling down, a Mungle dump, a Boating Lake
without boats. Surely anything would be better than a large dogs toilet. Lets hope it happens. It looks great but don't forget
the dance hall (DUPLICATE FROM 1 & 15)
                 Save our Dance
I am very pleased to see we will have the dancefloor, as it is so much enjoyed by all

Good to see something for everyone included in the plans, especially the dancefloor, there are so few (DUPLICATE WITH 1)
Would like to think that the original dancefloor would be retained. I am not a local resident, but I travel from Stockton every
Monday, because of the dancing which is available and I think the present floor compares with the Tower Ballroom very
favourably (that is the actual dance floor)

Replacing the existing ballroom with anything less: area wise, quality of floor, etc, would be very detrimental
Trust if new ballroom is inadequate in any way, we will be campaigning to retain the old one - so why cannot you revamp and
develop around an excellent facility which already exists for theatre / concert / reception / promotion events.
The Coatham Bowl keeps a great many people (old people particularly) fit and well. Could I also suggest that the existing
floor be saved and built into the new site just before it opens?
It would be criminal to tear up the dancefloor
I prefer if you keep the dance floor going cause its needed

Phasing I note use of existing ballroom during work phase - excellent! 1

Quality 1
If you want to build a swimming pool why destroy a very good dance venue!!

Quality & Size The development removes the best and largest ballroom dance floor in the North of England to be replaced by a postage 9
                   stamp. Why?
You have the only decent dance floor in the area. Have a bit of foresight, don't let it go. People come from as far as York to
                   dance here.
Please please please give us a dance floor the same as we have now. A one worth coming to, no sports hall floors
Is it the builders intention to transfer the existing Bowl dance floor to the new performance area, as it must be worth many
                   thousands of pounds
Hope promises of "comparable size" to present dance floor are kept. Lots more people will use ballroom facilities if
                   upgraded well.

                                                                                                                                                          29
Glad to see the dancers may have somewhere to go and actually dance. As Joan Martin states, all the dance schools teach
you to dance, but a venue where you can go, socialise, eat and dance is needed. The Bowl meets the need at present but
not the tapped need. Do not compromise the support for the development by ignoring the dancers. Dancing is key to
health, fitness and enjoyment of life. Make Redcar a place to be proud of in the dancing circles to rival Blackpool
Will the ballroom floor be a proper dance floor (i.e. sprung wood). How big will it be compared to the current dance floor at
                  the Coat ham Bowl?
Will there be enough seating space around the dance floor to fully utilise the space? (A large dance floor area would be
negated if a large proportion is needed for tables & chairs!). If the space is large enough this would attract greater use of the
                  floor - e.g. dance festivals / competitions
Dance floor and size comparable with the Bowl floor

     Size 12

Require a ballroom the same size as present. Otherwise good facility
The dance floor in the Visitor Centre needs to be equally the size of the Coatham for dancing without other ancillary areas
                  for seating, bar, etc
Please ensure ballroom is a comparable size to present facility. It needs to be large enough to attract dancing venues into
                  the area
Like project but require large dance facility please
You wouldn't expect 5-a-side to play on a postage stamp so please spare a thought for the dancers and give us a good size
                  ballroom
Could we please have a ballroom at least the same size as we have now
Instead of the second biggest dance floor, would it be equal to the biggest or made bigger?

We trawl from Stockton to the dance twice a week, being of the older generation we would like to see facilities to continue for
our age group, hopefully a reasonable sized dance floor not a small one only big enough to disco dance on
I hope you make sure the dance floor space is the same as now with seating round the edge
What is the size of the dance floor / stage compared with the one at the Bowl now?
Hope new ballroom floor will equal present one as regards size. Anything smaller no good for serious dancing.
You need a room as big as the present one for dancing

12 ENVIRONMENT
Appearance The land is and always has been an eyesore even when the golf club was there. The land has been unkempt and untended 1
mainly due to the uncertainty of its future.

Elements You will never be able to beat the elements - sand, global warming 4

                                                                                                                                                           30
This land has been left open for a good reason, the exposed site is regularly battered by the weather. Any housing will be
trashed in the first year. RECONSIDER & RELOCATE! (DUPLICATE FROM 2)
I can't think of a more unsuitable are for housing development with the horrendous sand problem and probably other
                      geological problems
Majuba Road is closed today due to bad weather, who will want to live with this problem?

Flood defence Who will pay costs of future flood defence 1

Flood plain We need green sites for flood plains 3
                      Why build on flood plain
Given that the area for the proposed development is a flood plain, will anyone buying a property there be interested and will
they get house insurance? What happened to Local Agenda 21? The Council's own website states they are providing
housing by refurbishing vacant and unoccupied properties - why is that not happening then? Why was a survey for
threatened species of reptiles carried out during the time when they are hibernating?

Flooding Risk of flooding - this is a point I brought to your attention many months ago now, following one of the major insurance 1
providers refusing me house insurance as they consider High Street West to be a high flood area. Despite correspondence
from both yourself and myself I am still awaiting a favourable response from them

Global change In view of global changes and rising seas, I think that building this sort of complex next to the sea is a bad idea. 2
Polar ice caps melting rapidly and at an increasing rate is increasing the sea level height

Maintenance of It would be impossible for RCBC to keep up yet another park which would almost entirely be for the use of dog walkers. The 1
area only land at present is used by people to walk their dogs without cleaning it up after them. Children at present risk infection
possible with playing there, it is not even flat enough to play games on. The car park at the rear of the Coatham Bowl is only filling as it is
development free and at weekends the only time the leisure centre car park is full is for Asian weddings. dog/ dance shows and meetings
                      held for R&C staff!

Park areas Would like to see beautiful gardens incorporated into plan - too much concrete, brick & steel. 2
This plan does nothing for the environment - Redcar needs park areas adding not more houses

Refurbish 1
existing facilities Refurbish the Boating Lake, Coatham Bowl and Leisure Centre

Renewable 1
energy inclusion Still suggest solar panels should be used more, etc

Sand Sand will be a problem if houses are built, even if a barrier is erected 24

                                                                                                                                                               31
It is imperative that the sand issue is addressed before the project can be even considered.
Sand - Majuba Road was closed for 3/4 days this week due to wind-blown sand. This problem will still remain after
redevelopment, will trees grow / survive in this environment?
As a house owner in Turner Street, a property close to the beach, I spend a lot of my time sweeping huge amounts of wind
blown sand from my property, a task the Council has failed to do properly in the last 23 years I have lived here. Your
proposal for the Coatham Enclosure will mean a lot of new residents suffering the same problem unless of course you intend
to put extra resources into cleaning this area to the obvious detriment of the rest of the Borough.
Sand drifts problem now Majuba Road
Drifting sand causes road to be closed frequently, as it did today.
Majuba Road has been closed since Saturday before the exhibition until Friday yet again. I do not think it is us who are
insane although we are mad about these proposals.
Concern about wind blown sand - You state consultants will build a model of the site development to be subject to wind
tunnel testing and modifications will be made to minimise and control the impact of wind blown sand. I am keen to learn the
outcome as Majuba Road has once again been closed since last week due to wind blow sand.
Sand has twice in the last week [stopped through traffic] - ask the people having to use HSW just how difficult it is to drive up
& down
Everything, no matter how you try will be covered by sand and muck from the works - including red dust being one of many I
wouldn't buy one

No matter what studies Persimmon do to control wind blown sand, their properties will be inundated with sea spume and
wind blown sand which will penetrate whatever protection is envisaged. Where King Canure failed, so will Persimmon !
Problems with blowing sand
Even today there is as much sand on the closed road as there is on the beach!
Sand is always a major issue on "windy" days, would this be addressed?
How are you going to control the sand which blocks Majuba Road every few weeks?
Sand blowing - will this be an issue and flooding on very high tides
What about the sand blowing onto Majuba Road every time it is windy
I wonder if the blowing sand will spoil it all
The windows of the flats will be sand blasted by the prevailing winds and sand will be a big problem.
The fact you repeatedly close the road due to windblown sand beggars belief that you can control it with respect to a 4 storey
building on stilts.
With the construction of buildings along the sesafront, there will be no control over the wind blown sand and the beach itself
become unstable

I would like the Council to explain in lay terms why the think it necessary to test the tupe of sand that blows in order for
Persimmon Homes to know what type of bricks to use to build the houses!! If they do not know now what will happen if the
houses are built to the homeowners who are going to pay £100,000 and when they try to claim on insurance
Control the sand

                                                                                                                                    32
You can't even keep road open now for the sand - how is it going to stop when houses are built

     Trees, etc 11
How will all these trees and green areas flourish on the North sea coast
How are you going to get all these trees to grow?
Have you looked at the Coast - not a tree between Marske & The Gare - they don't like the environment!
What kind of trees will grow on the seafront
I find it impossible to grow plants and shrubs on my terrace, so how will you manage to make the area "green"
Will you really be able to make the area as "green" as shown on masterplan. Trees are optimistic
How are the trees going to survive on the sea front with sand and wind
Trees removed in Redcar Esat have not been replaced.
I don’t think you will need so many trees, those that are chosen will be very robust.
Trees won't grow in this area
Don't forget - the trees can't grow I can assure you of that. I live here.

     Wind turbines / 4
Power station Are the houses going to be looking on to 30 wind turbines? Incredible.
How can you expect people to want to live on the sea front in expensive houses if the offshore power station goes ahead.
An integral part of your plan should be to ensure that Prescott does not approve the power station
The only item not addressed is the offshore proposed wind farm, which we are sure no one buying one of the luxury
apartments facing the sea, will want to have overshadowing their situation
The problems of the emissions from the works, black & red seems to be escalating. Everywhere is filthy and hedges etc
dying, pavements are in bad repair as are the roads and the centre of Redcar so sad and neglected. I've constantly driven
round and in despair abandoned the idea of shopping, as friends I know also do and gone elsewhere.

13 EXHIBITION
Access to I've never been denied access to a public place and a supposed public exhibition simply because I asked questions that this 1
exhibition Council could not answer. Disgrace.

Comments cards One of the comments cards has been written a comments card in another name 2
How many Council officers and employees have put in "Wonderful - go ahead" comments. I have noted 3 on the display
                    board.

Cost of exhibition A lot of money has been spent by producing this exhibition 1

                                                                                                                                                           33
Good exhibition 4
A good exhibition, but all after the event!
An interesting display / A grand plan but with reservations
I was impressed with the exhibition
My question about car and coach parking and dance hall answered by new plans

Images used 3
It strikes me as being funny that this exhibition is supposed to promote leisure yet there's not one picture plan or anything of
the baths or any of the leisure facilities that are pie in the sky. The only thing that's a fact is we're going to get 305 houses!
Display photos of other schemes in Europe is too unrealistic
Apartments shown in red - only ones not clear how many storeys

Little change to 2
original plan Revised plan not much different from original.
There are no substantial changes to the Masterplan presented in Sept 2003.

Officer 2
attendance Why do the Council persist in putting [the protestors] down. The Council were supposed to be here to answer questions.
I am surprised at the variance of comments, representatives seem to have different views about what is going to happen
and when it is going to happen. The presentation is a bit mis-representative, nice drawings but I don't see reality. No more
                   houses please, just the leisure

Poor exhibition This exhibition is pathetic and doesn't give any further information 10
Council rep walked away from people who were asking questions, so we didn't learn a lot, waste of time your rep
A poor exhibition. The proposed wind farm is not included in the views. I would prefer definite proposals of the public
                   facilities and not maybes.
                   Exhibition too basic
Too many questions were unable to be answered.
Info on the display should be summarised.
Original artist impression not on show (altered?)
This exhibition is grossly misleading. The detailed masterplan implies that we will get everything as shown - right down to
the rehearsal room / workshops / kitchens, etc. Ridiculous! There should be a huge sign above this board saying "the only
guaranteed part of this development is the housing. Everything else you see is purely conjecture - totally subject to this
Council securing grants and outside funding
Exhibition extremely poor. I expected to see a 3D model showing full scale of housing and leisure.
                   Misleading

Protestors Concern re protestors actions & views 2

                                                                                                                                                             34
The unwarranted attack on the lead protestor is uncalled for and intellectually ill informed. For once a person stands up for 1
what he believes in, leisure faciliteis for Redcar that we once had - remember?

     Public comments 1
taken on board Pleasing to see that people's preferences / needs have been taken into consideration with the rethink / design / timing of the
                     new build programme.

     Video at exhibition 3
The video shown with approximately 6 people who support the scheme shows an appaling lack of the content of the scheme
On the video - car park for horse boxes etc is mentionned - nothing on the plan
Please please please [residents on showreel] - you have an opinion - fine, you have presented it on film - .... [Protestors]
have rights too - a right to their opinion and a right to some respect!!

     Buffers to shield 1
existing It would be better if the junction onto Majuba ran directly from Hill Street as we would not lose the advantage of the buffer in
residential shielding us from the view of the Leisure Centre.

Buses Additional bus services will compound the traffic problems. 1

     Effects of sand 1
on traffic High Street West overrun and clogged with traffic all winter because of fruitless efforts to clear mounds of sand

Existing Bridges The addition of slip roads at Corporation Road / Kirkleatham Lane junction will not increase the traffic flow over the railway 3
& congestion bridge which can only accept one lane in each direction
Will the bridge become 3 or 4 land to cope with additional traffic?
I am very concerned re traffic over the two bridges, it is very dangerous now, with extra traffic I'm concerned re safety of my
2 children - how will they walk to Newcomen school over the bridges

     Impact of 1
     adverse weather
How do you expect High Street West to take the amount of traffic proposed when you close the seafront road due to adverse
                           weather conditions (as today!)

Increased traffic The amount of traffic down High Street West & Coatham Road when Majuba Road is closed due to sand will triple with the 16
levels & impact chance of deaths, it is bad enough at the moment
Driving into Redcar at the moment is horrendous, I can only see this making the problem worse
More traffic because of more houses (500 more cars)

                                                                                                                                                                   35
Main concerns are about increased traffic created by 300 new homes when existing roads are already congested
                Traffic increased along Lobster Road
The traffic impact of 280 houses causes concern as they will all have at least 1 car!

A set of traffic lights at Lobster Road and the promise of "further investigations" is neither a sufficient or suitable response to
residents who foresee their local environment becoming a grid-lock avoiding, rat-running road safety nightmare!
What about the traffic it's difficult enough getting in and out of Redcar as it is
I am concerned about increased traffic on Majuba Road and the bad dog leg at the top of Coatham High Street and Majuba
                Road.
Coast Road idea is possible. Very worried about traffic and parking for residents
The Trunk Road - Kirkleatham Lane cross road is bad enough already before the additional housing and people visiting
                sports facilities.
Traffic is going to be a nightmare
What is going to happen about increased traffic on main entry and egress road, i.e. Redcar Lane, West Dyke Road,
Kirkleatham Lane (more houses, more cars, more traffic problems)
Traffic problems along Coatham Road and High Street West will be horrendous
                Traffic unbelievable
Traffic problems - High Street West & Coatham Road.

Lorry drivers Lorry drivers will not be happy to go to South Bank for their lunch stops and overnight parking 1

Majuba Road This proposal will make cross town traffic a bigger problem than it is now. Majuba Road provides a traffic route from 13
                Middlesbrough directions to Redcar East
I don't like the idea of closing Majuba Road and forcing all the traffic along Coatham Road and Coatham High Street as there
are schools, church, sheltered housing and housing for people with learning difficulties living in the area. Lights at Lobster
Road corner will only add to the congestion as cars etc coming out at the Cricket ground corner opposite will back up to
Corporation Road and Mersey Road corner. This is an unsafe way to go. Coatham Road is dangerous enough without the
extra traffic. My mother lives in Coatham Lodge on Coatham Road, recently she bought an electric mobility cart to travel
into the town area for shopping etc., but is finding it very difficult to use as she can't get across Coatham Road now. What
will it be like after closing down a major road (Majuba). Like Redcar Lane since you allowed the Ings estate to expand. A
death trap for the young and elderly.
Roads / Traffic - Will the through traffic at present using Majuba Road be expected to use Coatham Road? Already
constricted due to residents on-street parking.
Leave Majuba Car Park to the visitors of Redcar not to a handful of executive owners of the proposed apartments!
Leave Majuba Road as it is now
At your meetings you said that you didn't want to leave Majuba Road as it was because you wanted it to be a pedestrian
area! Not much of a pedestrian area in your new plans is it? The car park and roundabout almost link up now. So why not
leave Majuba Road as it is which is what we wanted in the first place!

                                                                                                                                                           36
Keep Majuba Road and Car park!
I feel that the loss of Majuba Road as an alternative route to the town centre and Redcar East will put additional pressure on
the already congested cross-town routes and, in particular, Thrush Road at the Redcar Lane junction. Also, Coatham Road
is a very congested road now and it would create more difficulties coping with additional traffic. I suggest an alternative
route that would not affect the proposals and that is to extend Queen Street westwards along the rear of High Street West to
Majuba Road. This would provide good access to the Esplanade and Redcar East, the new housing area and separately to
              the leisure area.

Where will the traffic that uses Majuba Road go to? There's no room now on Coatham High Street and Coatham Road
Majuba Road is a major road for traffic, so turn it into a much improved road and not via-via roundabouts. If not, then
Coatham High Street will have to have bollards at Majuba Road stopping through traffic.
Needs new road to replace Majuba
Keep the road Majuba Link to stop congestion
No decent road to replace Majuba

Phasing Care to be taken with traffic while building 1

Road layout Nice to see that you have left the car park entrance on the Queen Street side of the car park. If it was on the Majuba side of 13
it, surely this would encourage people to use Majuba Road for the people entering the area from the Warrenby side of town.
As it is still left at this side it encourages people to cut through High Street West and Hill Street to get to it. These roads that
cannot take that much extra volume of traffic. What about protecting some of Redcar's history, you have some of the town's
              oldest houses in these roads!
The design has 3 roundabouts and a right angle bend in it. This must slow traffic and be unacceptable to the pantechnicons
which frequently use the route to the promenade and Redcar High Street shops.
              Keep a good road system

The proposed new development will direct traffic through what is now to be a residential housing development. What will the
residents think of 40ft articulated vehicles roaring past their front doors from 5.00am, Monday through Saturday?
              No through road
I find lack of main road access a worry as Coatham Road is already congested!
              Road system still wrong
Concern with the roundabout at Coatham Road, vision is very poor. Plus the extra traffic along Coatham Road, will mean
extra noise pollution for my family
I am disappointed that the traffic that uses Majuba Road will either have to run the gauntlet of speed humps or chicanes or
whatever or be stuck at traffic lights near the Lobster. Coatham Road will be very busy
Worried about amount of traffic leaving Lobster Road into Coatham Road, as very busy where it goes narrow
Traffic congestion - we do not want High Street West used as a through road. A cut through. Could it be an access only
Road. A lot of traffic will also be caught up on Coatham Road at the junction with Lobster Road

                                                                                                                                                          37
What is there to stop the traffic from using High Street West. This week the road has been used every day due to Majuba
Road being closed. Heavy lorries, etc
Filter lanes on Trunk Road will be useless - will still block up over bridge

     Road safety 1
What about safety issues of the main traffic into Redcar going down Coatham Road alongside Coatham Primary School?

     Traffic at 4
Morrisons Look at the traffic at Morrisons
The proposed road will be a congestion problem (just like outside Morrisons)
I assume traffic impact assessments must have been carried out prior to the new shopping centre development in the centre
of town. If this is the case why is traffic flow so bad during the day in the centre of Redcar and at peak times on the main
routes to Redcar, i.e. the Trunk Road, Corporation Road, Thrush Road and West Dyke Road? Any road or lane closure due
to roadworks etc add to the existing problems as was recently the case when roadworks were undertaken on Kirkleatham
Lane thereby impacting on the surrounding area. Any additional traffic, particularly from such a large development must
surely be a recipe for disaster?
Before the new development goes ahead the road situations need sorting. Redcar Road and around Morrisons, West Dyke
Road becomes so grid locked since the Morrison / Regent Walk development. We would imagine the same situation around
Coatham Road / Kirkleatham Lane. There is so much traffic now most people ...

Traffic lights will Lobster Road lights will cause blocks of traffic, traffic hold ups and, without doubt, exacerbate the Coatham Road and 3
     not help roundabout problems.
Installing traffic lights at the Lobster Road / Coatham Road junction will cause untold traffic delays, as exiting Trafalgar
Terrace (a heavily used route by local people) will be held up by Coatham Road traffic which is currently free flowing and self
regulatory. If a pedestrian crossing light is also incorporate, this will further disrupt and slow the traffic flow. A prime
example of strangulation of traffic flow can be observed daily at the junction of Station Road and Coatham Road when the
West Dyke traffic lights are at Red.
I have particular concern about traffic. Traffic lights at Lobster Road will not solve anything
Traffic lights & Traffic volumes on Redcar Lane are already intolerable, going to get worse. Town is already grid-locked with traffic and far 1
Bridges too many sets of traffic lights which do not work as an integrated system. New development would be served by 2 narrow
bridges which would never be able to handle the numerous lorries and additional cars.

     Alternative 2
preferences Although the proposal appears impressive I would as a resident of Redcar prefer to see a development which was just the
provision of a basic swimming pool and the transformation of the old part of the golf course into a coastal parkland.

                                                                                                                                                                 38
Why can't they build park instead

Appearance Good idea but this looks like a concrete jungle 3
Good ideas but make it pleasing on the eye and not an embarrassment in 10 years
It may well be an appendage stuck on the outskirts of the town centre, not in keeping with the rest of the area

Bad design This is an absolutely awful design for development of an area already in sue by thousands 1

Clarity re 3
proposals needed
Too many ifs not enough firm promises.
Why is it that every time questions are put to the Council that they can't answer they either tell you they've answered them
already which they haven't, or accuse you of intimidating them and run for the nearest place to hide so as not to have any
more questions answered. Let's have the truth.
There are too many unanswered questions and grey areas

Consultation We'll see if you listen to us! I doubt it 9
Will I get my questions answered?
As for "it's what the people of Redcar want", no one asked me!
If this is what the people of Redcar want - No one asked me
As usual the Council will do what they do. No consideration for no one. It makes me mad
Having looked carefully at the new plans, really I don't think you have taken much notice at all of what people are saying. I
think you should throw it all up in the air and start again.
I feel a local Council should carry out the wishes of the residents but this it is totally failing to do. For instance I do not want
to see my medical practice moved from Coatham Road and I have yet to meet anyone who sees benefit in the proposed
                   move.
I feel absolutely devastated. I feel that all your consultation with residents and local people has been all in vain, what was
going to be three storey, now is going to be five in some areas! I feel very let down, but I suppose I didn't expect anything
else. Majuba Road still is not going to be through road
I feel that the Council are unwilling to listen to anyone but themselves. Not happy!

Delay Responsibility for the delay? 1

Delivery Will this all be completed to plan? You promised the people with businesses at the top of the High Street a "Victorian" 7
approach to town with trees to be planted what happened to that?
In my opinion the proposals are far too ambitious and will do little to enhance the town or relieve the inevitable traffic
congestion resulting from the number of new residents.

                                                                                                                                                              39
Redcar is a small seaside town and consequently when reference is made to tourism it is mainly to the day visitor and then
only for a relatively small part of the year. The pre and post war hey days will never be repeated as the advent of the car has
                   seen to that.
To my mind the present development has white elephant written all over it. Surely both sides in this contentious issue
should get together and thrash out something along these lines (e.g. Whitley West Cliff example, see 1)
Looks good on paper, will it ever be delivered? Have seen many promises in the past come to nothing.
Will this reach completion to the full plans? Shop keepers at top of High Street were promised a "Victorian" approach at this
end of town when the towns precinct was built, trees were to be placed there. What happened? All boarded up premises
and empty shops. When is this to be completed? No faith!
I will believe it when I see it … I hope you are around when the ** hits the fan. Convince me!

Design Why does the Council persist in copying more bad design. 1

Developers 1
Why show pictures of French flats and waterways on your plan? This is a town in Britain with a heritage of its own. It really is
about time you stopped these fancy ideas and pandering to rich property developers who couldn't car less about our town.

Disabled Nowhere are the disabled mentionned 1

Examples Take a tip from Stockton. Look at their High Street, what a disaster. Don't make the same mistakes. 2
Go visit some proper seaside resorts that know how to treat current residents and visitors

Faith in Council No faith in this Council whatsoever 2
The usual Council trickery bribery and lies.

Future elections I will certainly be voting at future elections against anyone who supports this 2
You are simply losing votes. Pissing off residents and losing control. Congratulations. 1 unhappy voter.

Future 1
generations For our children and grandchildren, keep them in thought

Historical Redcar Much does not relate to Redcar history 2

Image The decline of Redcar and our Victoriana image starting at the Pier. Lack of maintenance it had to be demolished as did the 1
bandstand, our outdoor and indoor swimming pools. We have still got our boating lake, let's keep its image and start from
the entrance of the steps we have a large amount of land let's use it for sport and leisure only if you look at Centre Parks, at
the swimming pools there you will see what we mean

                                                                                                                                                          40
Impact on At what cost to the people of the area? Houses for the privileged few, the loss to families and visitors who enjoy parking up, 2
residents relaxing at the beach and sea, with the lovely coast line and beach sports.
Note you may love it. Do you have to live with it. We all want something to happen but done correctly

Improvement in Latest detailed masterplan certainly an improvement. Hope that quality is not lost. Public confidence is bound to be low 1
current plan following awful Regent Walk development - tacky.

In favour of plan / 96
development
Any development of the Enclosure is long overdue. The development can't come soon enough.

I am delighted at the far seeing vision of this plan. It certainly develops this end of Redcar - counter balancing the Ings.
Considering the high quality of other Council services I look forward to seeing a high quality, prestigious addition to the town.
This should have happened 20 years ago. It is time that Redcar was brought up to the modern age. If this development
doesn't happen asap Redcar will downgrade itself even further and the state and neglect will become impossible to fix. Time
for change which is change for the better. This development should be fully supported by all so that a bright future is
guaranteed for Redcar and its residents.
                      I approve the development generally
Excellent, the sooner it gets built the better
I have lived in Redcar all my life. To grow up in it was great, we had everything, i.e. Balls (indoor and outdoor), Rally's,
Skating Rink, 3 Cinemas and a Pavilion, what have we now? A Bowl that's falling down, a Mungle dump, a Boating Lake
without boats. Surely anything would be better than a large dogs toilet. Lets hope it happens. It looks great but don't forget
the dance hall (DUPLICATE FROM 1)
The sooner this plan is completed, the better for everyone!
I hope the plans go ahead as shown, mainly for gym facilities (DUPLICATE FROM 1)
                      Approve of overall concept
I think that the new masterplan is much better! Can't wait to have our area improved and a swimming pool - at last!
                      (DUPLICATE FROM 1)
Very good news for Redcar. We hope the plans go ahead
Looks good to me. The facilities are good. About time this happened
Any development in Redcar is long overdue - since the town has deteriorated badly from the visual impact / tourist attraction.
The sea front stray / promenade has been badly neglected both long term and on a day to day management basis - the
same applies to High Street West which is becoming an eyesore with its low value "tat" shops (who would shop here from
out of the area). There are too many amusement arcades (which never seem to be in much use). All for any improvement
but don't forget we want first rate leisure facilities and swimming pool
Looks a brilliant scheme - long overdue to being life back into Redcar. Wish you every success with the plans and look
forward to seeing the real thing!
A very promising proposal - I just hope it comes off in the various stages suggested.

                                                                                                                                                               41
The proposed development does little for the area of Redcar
Nice Masterplan, nice concept
Great development, can't wait
We think the new plan looks very good and has made good use of all aspects of the site and gets rid of eyesores around the
area
A good scheme - I hope it goes ahead
Generally in favour
Pleasantly surprised with the plans. It was not the monster I had been told about; in fact it looked very good. Most of my
fears were unfounded brought about mainly by the media attention seeking chief protestor. This was confirmed by his
presence and bullyboy tactics .. Which I may add is doing his credibility no good whatsoever. This is shown in the demise
of the people attending his meetings... There is only one voice can be heard because no on else gets a chance to ask any
questions while he is in attendance.

I am in full support of the project. Great idea please start tomorrow. But please get it right! Not all your ideas have worked
I would rather we do nothing than pass the current plans - this would not improve the area - rather the opposite
A long overdue development proposal for a very neglected part of the town. Failure to grasp the potential of this site will
marginalize the town still further as a visitor destination and a place worth living in
Good idea. I am sure it will improve the area. It will bring more businesses and providing the town road system can cope it
should enhance Redcar
I am fully behind the Enclosure plans. Well done!
Very good news please let's go forward
I am very much in favour of the development. Redcar is badly in need of this sort of investment to bring it up to standard
and make it a good place to live in modern times
I hope the development goes ahead
Best thing ever offered to the Redcar people, we should take all that’s offered
The sooner you start the better
Looks a good development
May I say every masterplan has a mess up in it! But Coatham now is a dump and I wouldn't like to live there now so I can't
wait for the future
Very good in theory. Coatham at the moment is a dump. Just a few concerns …
I think the scheme will enhance Redcar. I feel the whole community of Redcar will benefit
It's the best thing that could ever happen to Redcar. It's got everyting you needed. Hope the start building the complex soon
It's the best thing that Redcar has thought of and hope to see it soon.
I'm sick of having nothing to do in Redcar, as soon as this project gets built the better (DUPLICATE WITH 1)
This project is long overdue. Redcar is lacking in leisure facilities for both young and old and the sooner this change takes
place the better (DUPLICATE WITH 15)
All looks good. Time this area was made to look less than a dump.
A very good idea, something that has been needed in this run down town for a long time

                                                                                                                                 42
I think it is a brilliant idea
I think it is a good idea and to bring lots of jobs for people
Pleased I came to view plans. Looking forward to it.
I live opposite. I hope it goes ahead
I think the proposed development is a great idea…. It will also improve tourism and allow for more jobs, and cut the
unemployment figures. We need to be active and busy, and this will allow people to work and play.
The sooner this goes ahead the better it will be for Redcar.
The sooner something is done the better. This looks OK to me
Can't wait - hope the venture lives up to my expectations. About time that some pride was put back into the area
Looking at your masterplan, we view with favour
A very good scheme, can much improve the area.
A good development
This looks good and must be an improvement to what we have now. Let's hope it goes ahead with great speed. More
people will come to Redcar to use the facilities and spend cash
Good luck!
Just do it! You know it makes sense!
Go ahead with it and let the kids have their fun
Hope it goes ahead
Go ahead, looks good. About time
I fully support the principles behind the development of the Coatham Enclosure area
This can only be an improvement for the town of Redcar
Just reaffirmed my desire to see this project go ahead in its entirety
I think it looks very nice and will be good for Redcar
A very welcomed development to the Borough
Good possibilities. You'll have to work hard to overcome prejudice but it's the way forward
Looks very impressive. We need Redcar renovating, especially the tourism side. Good luck
The whole area needs to be demolished and cleaned up, the new proposal from Redcar Council & Persimmon Homes are
excellent and should be approved and work should go ahead as soon as possible
Fantastic - the sooner the better!
The sooner the better. Redcar people are always complaining that development happens elsewhere and never here - now's
our chance
An innovative project, which will hopefully "lift" the area as a whole, not just Redcar
Having seen the exhibition in the Coatham Bowl, I must say I am very impressed by the plans and detail I saw. I think it will
make Redcar a better place to visitors and will attract more people in the summer months. It has been very well thought
about and the future of Redcar looks better
Just get things started so we can enjoy the pools and leisure bowling alley
I think the whole development looks good and anyone against it needs to have a good look around the area. It's something
Redcar has needed for a long time …

                                                                                                                                43
Long overdue
About time too. Redcar has been a disgrace for years and needs all this new development and entertainment for all of our
children and grandchildren
Go for it. Redcar needs it.
Get started buidling. Redcar badly needs this improvement. Can't see what all the protests are about . Look to the future
Redcar
It's about time Redcar had decent public facilities and a pool. The Coatham area is an eyesore and the sooner the
development takes place the better
I think a development like this could be excellent for this town, the area that it will be on is useless at the moment. Also it will
give children something to do instead of causing trouble on the strrets. I am 200% behind the development
Just what Redcar needs. Get building
A good well prepared plan and a good asset to Redcar. Well worth the wait
You only have to take a walk around the proposed site and see the sad state of the place to know that this development can
only be a good thing. I hope that all those against it will take a step back and start to think of the whole community especially
the younger generation who have their whole live to love this town as we all do ...
I am sure that the opportunity for a much needed quality development should be taken. This can only be good for the town's
future
A welcomed exhibition and a revelation to see the Council thinking of future prosperous developments that can promote and
lift Redcar & Cleveland into the future
The plans show an excellent use of the land. Anything would be an improvement on the present "dump" and we will finally
get our swimming baths
Nice to see a vision of what to do with the entry to the esplanade / town. What a sight / scene from the proposed housing. It
will be a gem for the town.
The plans seem well thought out and bring good leisure facilities that Redcar badly need.
I think this is the best proposal for development in Redcar throughout my 60 plus years as a resident.
The present Coatham Enclosure is mostly a dump and this development can only improve it
We think the development of the Coatham Enclosure can only be a positive thing for Redcar. The town needs amenities to
attract visitors
I think generally the plans are good.
Let's build
This is a vision and the only way forward for a steadily declining town and economy. Without this development, Redcar will
not expand commercially or socially. Redcar has a fantastic opportunity to grasp a future. We cannot keep a vision, we
need a future. Go ahead build this development. Don't think of now for us. Think of the future of our children and their
children
Long awaited project which will enhance the town and bring prosperity
I think the plans are very good. I hope this development goes ahead.
Go ahead as soon as possible, please

                                                                                                                                       44
Increased houing 1
in Redcar
Since 1970 all that has happened in Redcar is more and more houses, less and less facilities for these people

Leave seafront This is a seaside town - leave the seafront alone 1

Location Good idea. Too close for comfort. 1

More pressing 1
issues I am still not convinced about this development. I believe there are far more pressing issues that need addressing in
Redcar, i.e. access (sate of roads) and certain estates within area. I hope for the benefit of all these issues are addressed

Need something 1
better The people deserve something better for the future if the next generation is to remain here

New plan needed Seems to be a rip-off, we desperately need sproting facilities for our kids, this housing company is for the rich, trendy people, 1
perhaps we should ask for a new plan

Opposed to plan / 17
development I am totally opposed to this farcical plan
I am totally opposed to this development
Why are you doing this? Would you like it if you were in this prison. It is totally disgraceful
As a Council tax payer I am completely against this scheme
I personally am against the whole issue - all we want on this site is a swimming pool and a general tidying up
                  Thanks for making it worse
We have already destroyed over the years the nicest parts of Redcar: Coatham Grammar School, Library, Municipal
Buildings, Two Churches, Cinemas, Red Lion Pub, Pig & Whistle, Swan, etc. Why can't you leave this area alone
Please do not ruin Redcar even more!

Emphasize my opposition to the proposed development in particular the proposed house building. I consider the Council's
behaviour to be blackmail and see no benefit to the community in the development but considerable future cost.
We neither want it or need it
                   "Tripe"
I can't believe this Council is letting this development to go ahead: loss of open spaces, traffic chaos
Why the extra expense, noise, disruption and stealing of the people's sea views to pander to a few greedy pockets of
                   Councillors and building conglomerates
I am shocked and astounded! You original master plan has evolved into an even worse proposal
Redcar could be nice - this is going to kill our way of life!

                                                                                                                                                         45
I really believe that you have bitten off more than you can chew. Why or how can you justify the amount of housing you wish
to develop just to gain our simple request for a swimming pool!! Time for a big rethink Council
I am 13 my brothers 9. It is our futrure, our choice, don’t take it away. I've been here all my life, don't ruin it!!

Other problems Good ideas, but the Council can not even organise picking up a stolen car that's been left for over a week, very close to the 1
in area new development. So does not give myself much hope, lets do the simple things first. Please. Not to mention the drug
problems in the area!! Come On! Sort it our first!

Promote the Why not recruit Tanni Grey-Thompson to represent the development? If she was to act as a promoter / figurehead for the 2
scheme development it would certainly be a lot harder for protestors to abusively protest against
I just hope you can overcome the problem of the people of Coatham - main protestor in particular

Quality needed Cautiously positive but please make this a quality development 1

Quantity Too much on land 1

Traffic & vacant The development looks exciting. However my concerns are the routes of traffic and the "Flinton & Jeffels" building "eyesore" 1
land site at the rear of my property. It looks on the plans that not all this land has been used. The start of their ownership of the
land is the line between the rear of my propoerty and the stable block adjacent to their land.

Transparency Why lie? What have you got to hide? 1

Miscellaneous I have a clear vision of the future of the ~Coatham Enclosure. I wish to see an Asda Hypermarket built on stilts over a car 1
park to allow the area to retain its function as a flood plane of the sea.

16 REDCAR HIGH STREET / CENTRE
Current state of Maybe Mr Hopley would like to live in Redcar for a few years to realise what a dead end town it has become because of the 1
town short sighted attitude of this Council and the local MP

     Impact on town 6
centre Has anyone considered the impact this will have on an already run down town centre?
The East End of the High Street is dying (caused by Regents Walk?) Will the Coatham Enclosure redevelopment exacerbate this?
I think that moving businesses from the old High Street to the waterfront will only cause widespread dereliction to the High
Street thus ruin some well established businesses, e.g. look at Stockton on Tees High Street!
It will kill the town, it will be turned into one big estate

Regent Walk was not as we expected, this is down to the Council yet again, killing off either end of the High Street / town

                                                                                                                                                               46
Please consider the detrimental effects on the eastern side of the town. The High Street already looks neglected and run
                        down.

     Improve town 1
     centre's old
buildings We would like to see some of the old buildings in the centre of Redcar improved

     Need for decent 1
shops People might come to Redcar more if we had a decent set of shops

     Prioritise town 2
     centre
improvements All we have is boarded up shops why don’t you get this end developed and finished before you start our end !
Never mind spending dead money on getting a developer to build houses, regenerate Redcar Town Centre first - the town
offers nothing to anyone and the traffic problems into town drive people to shop elsewhere. The town is full of new housing -
lived in by people not from the area. The money spent on the town is driving people away.

Extra security We have had problems with teenagers using the playground in the evenings (after dark), vandalism, drinking, shouting and 1
measures needed leaving litter broken bottles and general rubbish. The noise and nuisance has even been as late as 2-3 or even 4 in the
morning, during the summer months I have even seen people who have spent all night in the playground. Is it not possible
to continue the 6ft fence all round the playground providing security for the children the park is meant for during the day, and
also have the playground locked during the evening when your workers secure Locke Park?

Limited police How are the police to split their very limited resources to cope with the drunks from a new pub away from the town centre? 1

20 ACCESS
Limited access Site for housing has limited access due to its position trapped between sea and rail track (from Coatham to Coast Road) is 5
by (i) Outdated inadequate Road bridges with only single track pavements for school children in peak hours; (ii) Railway
crossings which cause huge & dangerous congestion when trains crossing; (iii) Road underpass with complex 5-way feeder
                        roads (Redcar East)
There is inadequate access to the town centre / seafront at the moment and this would only ... with any further housing
                        development.
No proper access / improvement from Corporation Road

The latest plan shows trees planted in Church Street access road. We tried to purchase this road several years ago so as to
fence in the drive to stop access problems, people parking, etc…. We have maintained this road since moving in approx 20
years ago and have had a tarmac footpath laid as foot access to our property which the public think is part of the public
footpath and at times have insisted on using even when our cars have been parked on it and have scratched the cars. The
end of this road is not lit and so we have had problems with people dumping rubbish garden waste and even untaxed cars
as it is not part of the public highway and does not come under the parking restrictions for High Street West
                        Vehicle access no good

The spaces allocated for horsebox / trailer and coach parking are not sufficient. This is a very
popluar area for people to visit with their horses and the parking on your plan also

Include carparking at Queen Street immediately infront of properties where current landscaping
prevents parking. Masterplan Ammendment - Car parking to be provided. 21-Apr-05

The only possible negative view we have is that we will not be able to park outside our house, or
near, because of trees and grassed area that will be on the bend of the road opposite out house

On the masterplan it shows you have created a buffer zone between the original Queen Street
and the new road in front of Queen Street. What I propose is you give the original Queen Street

At this moment in time we have sufficient parking to the front of our property [on Queen Street]
but looking at the proposed masterplan the last few houses on Queen Street have lost their
spaces! Therefore propose a residents parking are where the plan shows trees Masterplan Ammendment - Car parking to be provided. 21-Apr-05

Car park entrance still on Queen Street. Why can't it be on Majuba Road? Encouraging people

Nice to see that you have left the car park entrance on the Queen Street side of the car park. If
it was on the Majuba side of it, surely this would encourage people to use Majuba Road for the
people entering the area from the Warrenby side of town. As it is still left at this side it
encourages people to cut through High Street West and Hill Street to get to it. These roads that

Traffic volumes on Redcar Lane are already intolerable, going to get worse. Town is already
grid-locked with traffic and far too many sets of traffic lights which do not work as an integrated
