					Dear Borrowers,

CONTRACT, INCOME DOCUMENTS, APPRAISAL, AND INSPECTION INSTRUCTIONS

The list of documents I will need in order to process your loan quickly and efficiently include:

    - FAX COPY OF CONTRACT SIGNED BY YOU AND THE HOME SELLER (Discuss with your Real Estate Agent how to get
    seller concessions or in other words the seller to pay some of your closing costs)

    - SIGNED PRELIMINARY DISCLOSURES THAT GIVE YOU THE ESTIMATES AND DETAILS OF THE LOAN. AFTER
    A COMPLETED APPLICATION, I WILL EMAIL OR FAX THESE DISCLOSURES ONCE I HAVE SPECIFIC DETAILS
    ON THE TYPE OF PROPERTY AND VALUE YOU ARE QUALIFIED FOR. (Sign as your name appears on every line that
    says borrower, co-borrower, applicant or co-applicant. Make sure to look for these signature lines on every page. Date as
    instructions state. Please give me a call if you have questions on the signatures for these documents).

    - BEST DATE AND TIME TO GET THE HOUSE APPRAISED (You will have to coordinate this with your Real Estate Agent
    to make sure the seller will be home to let appraiser in to do the work). APPRAISAL COST: $325.00+ (Cost may vary
    depending on size and value of home. This may also be negotiated in the contract for the seller to pay for (Contact your Realtor
    for more details) If appraisal has already been completed by Seller, then we will need a complete copy emailed to our office.

    - WORK WITH REAL ESTATE AGENT ON GETTING HOME AND PEST INSPECTIONS DONE PROMPTLY AFTER
    YOU RECEIVE AN ACCEPTABLE APPRAISAL. (This is important to protect you from buying a home with physical
    problems. Your Real Estate Agent can give you a list of inspectors in your area and their costs)

    - 2009 and 2008 W2’S FOR BOTH BORROWERS

    - 2 MOST CURRENT PAYSTUBS IN THE LAST 30 DAYS FOR BOTH (If paid monthly, last 2 month’s of paystubs)

    - ASSET INFORMATION-2 MOST CURRENT STATEMENT FOR SAVINGS, INVESTMENTS, RETIREMENT, IRA, CD,
    LIFE INSURANCE, ETC. (Must have all pages of the statement even the backsides)

    - MOST CURRENT MORTGAGE STATEMENTS FOR ALL CURRENT MORTGAGES IF APPLICABLE

    - START WORKING ON HOMEOWNERS INSURANCE (Coverage will need to be the same amount as the sales price of the home you
    are looking to purchase)


After I receive your signed disclosures, appraisal and inspections, we should be able to close within 2 weeks or less (providing seller
