                     Booklet and Agreement

Activities:
Books detailing local activities, entertainment, and dining are accessible in each of our
rental properties. The Bryce Resort website also contains helpful information regarding
local activities (www.bryceresort.com). Prior to or upon arrival you may also contact the
resort via phone or in person for more information regarding activities on and around
Bryce Mountain.


Rental Agreement

 1) Travel Insurance:
     Bryce vacations does offer travel insurance through Assurance Agency Inc., for
     more information please contact us at (540) 347-3009.

 2) Tenant Duties:
     Tenant agrees to comply with all obligations imposed by the Vacation Rental Act
     on Tenant with respect to maintenance of the Premises, including, but not limited
     to, keeping the Premises as clean and safe as the condition of the Premises permit
     and causing no unsafe or unsanitary conditions in the common areas and
     remainder of the Premises that Tenant uses, and notifying Agent in writing of the
     need of replacement of, or repairs, to a smoke detector, and replacing the batteries
     as needed during tenancy. The vacation property should not be used or occupied
     by more than the maximum allowable number of occupants including tenant’s
     family, children, and guest. Tenant’s breach of any duty contained in this
     paragraph shall be considered material, and shall result in termination of Tenant’s
     occupancy. Tenant may not use premises for any other purpose of activity that
     violates any criminal law or governmental regulation. Commercial use of the
     Premises is prohibited. “NO PETS” allowed.

 3) Agent Duties:
     Agent agrees to provide the Premises in a fit and habitable condition. If at time
     Tenant is to begin occupancy of the Premises, and Agent cannot provide the
     Premises in a fit and habitable condition or substitute a reasonably comparable
     property in such condition, Agent shall refund to Tenant all payments made by
     Tenant.

 4) Cancellations:
     Bryce vacations requires a cancellation of two weeks prior to your scheduled
     arrival date. If your cancellation is made less than two weeks before your
     expected arrival date, Bryce vacations will retain a maximum of half of your
     reservation (with a minimum of $250) as a cancellation fee. Guests who cancel
     within 24 hours of expected arrival may be responsible for full balance of rental
     property. We will not make refunds due to weather conditions.

5) Expedited Eviction:
    If the tenancy created hereunder is for 30 days or less, the expedited eviction
    procedure set forth in the VRA will apply. Tenant may be evicted under such
    procedures if Tenant: (i) Holds over possession after Tenant’s tenancy ahs
    expired; (ii) Commits a material breach of any provision of this Agreement
    (including any addendum hereto) that according to its terms would result in the
    termination of Tenant’s tenancy; (iii) fails to pay rent as required by this
    Agreement; or (iv) has obtained possession of the Premises by fraud or
    misrepresentation.

6) Indemnification and hold harmless:
     Tenant agrees to indemnify and hold harmless Agent and the Owner from and
     against any liability for personal injury or property damage sustained by any
     person (including Tenant’s guest) as a result of any cause, unless caused by the
     negligent or willful act of Agent or the Owner, or the failure of the Agent or
     Owner to comply with the VRA. Tenant agrees that the Agent, the Owner, or their
     representatives may enter the Premises during reasonable hours to inspect, make
     repairs, alterations or improvements thereto as Agent of owner may deem
     appropriate, or show the Premise to prospective purchasers or tenants. Tenant
     shall not assign this Agreement or sublet the Premises in whole or part without
     written permission from Agent.

7) Check in/out information:
    When Bryce vacations receives your payment and signed agreement form to
    reserve your rental we will then assign your entry code to the property. Check in
    time is 4 PM of arrival date. Check out time is 11 AM on departure date. When
    tenant vacates the property we ask that you leave things as they were when you
    arrived, all doors and windows securely locked. We ask that you place your used
    lines (towels & sheets only) on the kitchen floor so that we can launder them.
    Please leave a message with our main office (540) 347-3225 letting us know
    that you have checked out and that the property is secure.
    Also note that if we feel the property will need excessive cleaning (ie: dirty
    carpets, stains, etc.) we will charge you a $75 cleaning fee.

8) Method of Payment:
    Bryce Vacations accepts credit card payments through Paypal (5% surcharge) or
    personal checks by mail or fax.

9) Security Deposit:
    Bryce Vacations requires a $300 security deposit plus rent in total in order to
    reserve our properties. The security deposit will be returned to you within 7 days
    after your scheduled check out date if everything is intact at the rental property.
10) Property Damage:
     Agent and Owner will not be responsible for loss, theft, or destruction of personal
     property of Tenant or his guests. Tenant shall not deface, destroy, damage or
     remove any or part of the property, or render inoperable smoke detector provided.

11) No Teen House (spring break) parties allowed:
     Bryce Vacations will not rent to fraternities, school or civic groups or other non-
     family groups even if chaperoned by adults. Church retreats are acceptable. We
     reserve the right to terminate or reject rental if a reservation is booked under false
     pretenses. Bryce Vacations require that the minimum age for a rental guest to
     enter into our Vacations Rental Agreement is 25 years of age or older.

12) Pets:
     NO PETS, no exceptions

13) Limited Occupancy and overcrowding:
     The vacation property should not be used or occupied by more than the maximum
     allowable number of occupants including tenant’s family, children and tenant’s
     guests. Overcrowding is a serious situation and is grounds for immediate eviction.
     Do not jeopardize your family and friends’ vacation by overcrowding. If
     necessary, please rent a second cottage, condo, or townhouse to allow for all the
     members in your group.

14) Cancellation by homeowner:
     Bryce Vacations reserves the right to cancel an agreement at any time prior to
     guest checking into property. In this event, tenant will be refunded all monies paid
     and we will not be liable for any damages incurred as a result of the cancellation.
     Guest may be moved to and alternative vacation home and we, in good faith, will
     make every effort to relocated guest, but if the substitute property is more
     expensive, guest must pay the difference. This is highly unusual and would
     require extraordinary circumstances for us.

15) Real Estate information:
     Bryce Vacations and their Agents may hold interest in vacation rental properties.
     Bryce Vacations shall conduct all brokerage activities in regard to this, or any
     agreement, without respect to the race, color, religion, sex, national origin,
     handicap or familial status of any tenant.

16) Furnishings and bed linens:
     All properties are set up for light housekeeping and cooking. All beds are
     provided with pillows, bedspreads, and sheet sets. There are also bath towels at
     each property, although you may want to bring extras to avoid laundering used
     items. Paper products and basic cleaning supplies are also provided. Prior to
     check out please place all linens (sheets & towels only) on the kitchen floor for
     laundering.
17) Amenities:
     Most vacation properties provide televisions with satellite TV, DVDs or VCRs,
     and access to wireless internet. NO refunds will be made for malfunctions.

18) Emergency Services:
     If a problem arises during your stay please contact our main office (540) 347-
     3225 during our business hours (M-F 10-4:30). If there is an EMERGENCY you
     may call (540) 270-6536.

19) Telephones:
     All of our vacation properties are equipped with telephones for your convenience.
     We do NOT provide long distance; only local calls may be made. You can still
     call long distance by using a calling card or calling the operator and using a credit
     card.

20) Hot Tubs:
     If a hot tub is provided with your property, it will be prepared and tested for
     proper and safe chemical levels by a certified pool and spa operator prior to or on
     the day your occupancy. The treatment is designed to last the duration of a one
     week stay. Rules and regulations are posted and must be followed. Misuse of tubs
     by spilling of foreign substances will incur a service call charge.

21) Seasonal use of fireplaces:
     Fireplaces may be used October through April. Firewood is not provided, but can
     be purchased at the community store.

22) Residential parking:
     Driveway or street parking is available at every property.

23) Lost and Found:
     Although we can not be responsible for items left behind, we do make every
     effort to locate and return them to you. Contact our office and items found would
     be sent UPS COD and a $30 handling fee will be included. Unclaimed items will
     be donated to local charities after thirty days.
