16. BROWMAM DEVELOPMENT COMPANY-CROSSROADS RETAIL CENTER

Browman Development Company Inc. proposes to develop approximately 58 acres as
commercial, creating various commercial pads ranging in size of 3,000 square feet up to
430,000 square feet. The development will facilitate the implementation of the
Crossroads Community Specific Plan for lands designated as Regional Commercial,
Low to Medium Residential, and Medium to High Density Residential. Infrastructure to
be included in the development are storm water detention basin and piping, design and
construction of a pedestrian bridge connecting residential to commercial, implement
design and construction of pedestrian and bicycle improvements along Oakdale Road
and Claribel Road, design and construction of vehicular bridges extending Squire Wells
from the north to Claribel Road, design and construction of traffic signals at the Oakdale
Road and Claribel Road entrance to the shopping center, design and construction of
water systems and water well. The project has identified large lot residential lots and
have relocated the Neighborhood Park/Basin from the north side of Claribel Road to the
east side of Oakdale Road and south of the Modesto Irrigation District Main Canal.
