CONSTRUCTION: Metal building with 8’ high interior metal liner panels with pitched metal deck roof and 8” reinforced

24’ x 82’ office area along the front. Breakdown of space: foot print of the building is ± 33,968 sf of which 1,968 sf is office
leaving 32,000 sf of manufacturing/warehouse area.

POWER & VENTILATION: 2500 amps, 480 volts, 3 phase power. Heavy electrical and conduit, drops, water and air lines
throughout most of the facility. Central tower & chiller system with chiller, tanks and silos plus also an air dryer on site.
Exhaust fans and cross louvers throughout plant areas for ventilation.

CEILING HEIGHTS: ± 28′ eaves, ± 34′ center.                                      HEAT: Natural gas fired suspended space heaters in warehouse.

LOT SIZE & PARKING: ± 2.00 acres. Concrete paving throughout.                                                       SPRINKLERS: 100% wet system.

UTILITIES: All public serve the building. LIGHTING: Metal halide light fixtures and skylights in warehouse areas.

OFFICE AREA: Attached office along front of building (24’ x 82’) totals ± 1,968 square feet of central HVAC office space.
Breakdown: 3 private offices, large conference room, large break room, large lab room, storage closet and 3 restrooms.

CRANE: Twenty (20) ton overhead bridge crane, 2 speed radio controlled, soft start, 53’ span, 220’ travel and ± 20’ hook
height. The adjacent bay in the warehouse has the necessary footers to support another 20 ton bridge crane if needed.
