RECORDATION TAX:      There are many Deed of Trust presently being used with an aggregate
amount of the loan and recordation tax is based on this aggregate amount unless an “Affidavit of
Partial Debt” is executed and then tax is based on the actual mortgage amount of loan.

DEEDS:

MUST HAVE STATED ON THE DOCUMENT “THE UNPAD PRINCIPAL BALANCE IS $_______” THIS MAY
BE STATED ABOVE THE SIGNATURE LINE.
IN MOST CASES THE COUNTIES REQUIRE THE RELATIONSHIP BETWEEN PARTIES JUST TO CLARITY
WHETHER THE TRANSFER IS EXEMPT OR NOT. IF THIS IS NOT STATED MOST TIMES THE COUNTY
WILL REJECT THE DOCUMENT. TRANSFER TAX ON DEEDS IS DIFFERENT FOR EACH COUNTY, IT IS
ALWAYS BETTER TO CALL EACH COUNTY TO FIGUREOUT THE AMOUNT DUE.
DEEDS SHOULD BE PREPARED BY & SIGNED BY A MARYLAND ATTORNEY UNLESS THE GRANTOR IS
THE PERSON PREPARING THE DEED WHICH IS ACCEPTABLE IN THIS CASE. THE GRANTOR HOWEVER
MUST SIGN THE STATEMENT AND THE PREPARED BY STATEMENT MUST BE STATED AS ABOVE
REQUIREMENTS.

  recording and they will forward the documents to the Clerk of Courts.
