The Land Development Agency (“LDA”) will hold the above Block until the Holding Period End
Date. Payment of the remainder of the 10% deposit and exchange of the Contract for Sale (“the
Contract”) must take place on or before the Holding Period End Date.
Exchange of Contracts within 21 days of date of Notice
Following is a list of the steps to be undertaken prior to exchange of Contracts for the Block:
1. if you have not already done so, LDA strongly recommends that you engage a solicitor as
   you will be entering into a legally binding contract. You will also need to make any
   necessary enquiries with financial institutions to ensure that you are in a position to
   complete the purchase of the Block;
2. LDA’s solicitors, Chamberlains Law Firm (“Chamberlains”), will draft the Contract and your
   copy of the Contract will be forwarded to you or to your solicitors if you have engaged them;
3. attached to the Contract will be a letter providing the scheduled date, time and location for
   the exchange of Contracts. The date for exchange will be the Holding Period End Date
   unless otherwise notified by Chamberlains. If you do not engage solicitors in relation to this
   matter, you will be required to personally attend to the exchange of the Contract at the ACT
   Law Society; and
4. on the date of exchange of Contracts you will be required to:
        a. enter into a legally binding Contract with the LDA by exchanging Contracts; and
        b. pay the remainder of the 10% deposit for the Block by personal cheque, bank
           cheque, deposit bond or bank guarantee.

Failure to Exchange Contracts
If exchange of Contracts does not take place on or before the Holding Period End Date, the
Block will no longer be held for you, your holding deposit will be refunded and the Block will be
returned to the market.
No extensions will be granted to the Holding Period End Date.
Only One Hold of Land
You can only hold one block at a time. Once you have exchanged Contracts on this Block you
may be permitted to hold another block of land however you will only ever be permitted to have
one block on hold at a time.
Stamp Duty
Please note that stamp duty must be paid on the Contract within 90 days of the date of the
Contract (the date the Contracts are exchanged) to the ACT Revenue Office. For further

Land Rent
You have not elected a Land Rent Lease for this Block. The Land Rent Act 2008 commenced
on 1 July 2008 and you can only elect a Land Rent Lease prior to exchange of contracts. For
further information about the Land Rent Scheme visit www.revenue.act.gov.au or contact Libby
