                            Ticked 2 boxes
                            Ticked 2 boxes
In favour of new kitchens and bathrooms
                            Happy provided tenancy is better
Likes most things about the proposal
Hopes disabled adaptations will still go ahead
                            Likes improvements programme
Sounds good as long as promises kept
Likes improvements and promises on anti-social behaviour
Likes improvements to homes e.g. kitchens and improvements to security -
                            e.g fencing
Likes more money for repairs and handyman service
Regrettable but can see the reasons for transfer
                            Hopes that promises are fulfilled

Voted for but not too impressed - seems only reasonable choice. Would
                            like something done about parking
Hopes repairs service will be better
                            Proposal seems OK
                            Good idea to move forward

Likes most things especially bathrooms and kitchens. Also second right of
                            succession (lives with her son)

Likes improvements - outside maintenance, tenant involvement and
                            handyman service
Likes the whole of the proposal

In favour but hopes that the promises are kept
Doesn't see why we have to pay money to support other Councils
Will be visiting road show
Do not expect any improvement (leaseholder)
DVD was excellent and explained everything
Thinks ST will be beneficial - more money for repairs and services

Proposal seems satisfactory
Definitely the best option - hopes that promises are kept
Agrees and accepts every detail of the proposal
Landings, main door and guttering need painting - also needs new main
door

Husband and wife both like the proposal - would like more info on CCTV
proposals, if any, for Croxley View flats
Transfer would mean more money for kitchens and bathrooms and re-
wiring communal areas
Good idea - exterior of Combewood and the car park need work

Likes idea of improvements to older properties. Could allocations policy
be improved to allow local people more of a chance to get housed
Hopes he doesn't have any regrets
Intends voting in favour but has concerns over expense of reorganisation,
STAG, extra staff, the board. Has questions on rents, projections on cost
of improvements, government approval. Thinks the Offer could have been
more succinct.
The sooner the better
Lot more money would be good
Would be pleased to have improvements to the house

No mention of the board not being paid

Like handyman. Don't like 3 days wait for no hot water problem to be fixed
Likes the idea of money being ploughed back into services and not going
to the Govt.
Should have been done years ago hwen RTB was introduced
Sounds better deal for tenants re better quality housing - modernising
kitchens and bathrooms which badly need doing
Good so far
Offer very well set out. DVD also very good.
Proposal will improve housing and make more housing available for
people in the future
Transfer would be good for all tenants in the near future
Likes better improvement schemes, work carried out more quickly, phone
line and customer care
Good way forward

Likes improved repairs service, greater focus on ant-social behaviour,
protection of RTB and more money to use. Dislike - does not say anything
about decorating for disabled tenants

Can only see Watford growing into being a nicer place to live. Need
money so we don't decline

Likes keeping the same people and the extra money. Also likes protection
of rights and the homes will be brought up to DHS for the same rent

Very good option. In full support of the agreement.
Seems a very fair proposal
Having read the options, feels that transfer is the only way forward

Would vote yes because needs cavity wall insulation, a more modern
kitchen, a bathroom with a shower and a new font door. Also needs the
RTB.

Would like something done about vans and lorries being brought home
and parking in the street
Dislike - no gas to cook
No gas to cook anything - costs extra money to travel up and down for
restaurant

We much appreciate that benefits will not be affected and look forward to
having some work done on the house - mainly external clean -up

Sensible option and best way to go
Hopes that evry tenant votes in favour as this is the only way forward
Agree with the proposal to spend an extra £5 million of the rent money on
the housing service and possibility of rents not increasing

Wants to be assured that the promises will be kept

Tenancy Agreement is a test of the eyesight. Let's get it over and done
with.

CH required, single windows need replacing and cavity wall insulation
Proposals seem very good. Likes not having to give money to the Govt.
and construction of service teams and maintenance of properties
Happy with the proposal provided WCHT does what it says it will do
Will vote yes so that the schme can have more money spent on the inside
and outside
In favour of transfer because of the Council's financial position

Likes greater focus on anti social behaviour, rent promise and reduced
repairs times

Doesn't say if Scheme Managers and office would still be kept
Likes plans - could something be done about lads riding scooters and
motorbikes around the playing fields and common ground up Gammons
Lane
Best for all in the long term
Would like better explanation of benefits
Would like new kitchen and door - would it be in five years?

Appears to be in tenants' favour provided promises are kept

Likes most of the ideas. Only concern is rent rises

Info very good. Proposals seem to benefit all present tenants at this time

Will be a good move - more money for improvements, HB unaffected,
affordable rent guarantee, tenants on the board working for tenants
Everything explained very well. Happy with transfer proposal as long as
promises are kept and entitlement to benefit continues
Happy to vote for transfer. Only concern is that the money that comes wih
the deal should be more

Likes idea of getting repairs done. Plans are sound and make a lot of
sense, if true?
Very comprehensive, has addressed all of the questions and very easy to
read

Hoping residents will realise the timescale for repairs, handyman service
and improvements. Likes the fact that all the rent money will be used for
housing/residents of Watford
Seems to be very comprehensive. Handyman service would be very
beneficial to the elderly

Household waste and re-cycling material should be more detailed and
itemised more clearly

Asks about rewiring - will this be carried out?
Still thinks there is a catch - understands that to get a new kitchen, the old
one has to be 30 years old
Enjoyed reading the booklet. Everything explained very well. Looking
forward to new future
(leaseholder)

Likes involvement of tenants in use of money on estates, more money
being available, legally binding agreement with the Council, job security
for staff, community focus, non-profit nature of the Trust. Need front page
article in the Watford Observer explaining why transfer is the only sensible
option
Likes as above
Proposal sounds positive. Provided rents remain affordable and promises
are delivered, nothing sounds negative
Would be good if we could have CCTV - need to see more police at the
weekends and in the evenings
Pleased money will be available for new kitchens and bathrooms
Likes improvements to kitchens and bathrooms. Would also like extra
radiators
In favour because the Council cannot afford the improvements to property
and estates so standards would fall
So far, have no negative comments
Sounds good on paper - will it be so in practice?
Can you promise us the change is for the best? Main concerns - security
and care
With all of the cutbacks over the last few years, the transfer can only be
good for tenants and leaseholders. (leaseholder)
It's a good move and inevitable in the long run

A chance to improve our lifestyles - improvements will mean happier lives
for us and our children. Will more Council homes be provided - really
struggling to house young people (20-28)?

We have to move forward to achieve planned outcomes

Likes the idea of extra money. Hopes that the promises will be kept
No comments
Likes nicer homes, better improvements done in quicker time. Asks about
rents after five years. Will you be able to pay water rates with rent as you
do now?
Same comment as above
Will be more beneficial to tenants

Like the sound of everything the Trust is going to do for people and about
time too - hope that they move over as soon as possible
In favour of the rights of tenants, reponse times for repairs and most of all
the improvements programme

Scheme is a good one provided the ideas for change are carried out -
standard of repairs and anti-social behaviour would need to be addressed

We would like a better service

As above

Please make sure the older people are aware of the good things about
the changeover
Worry a little that we may lose the vote because the older people on the
estate worry about change
Sounds a good scheme - hope it works well and improvements are done
within the timeframe
Promises to do more for us
Very much in favour. Just a bit worried about the difference it will make to
the rent

Likes the sound of transfer because much neeeded work can be carried
out

Likes no job losses but words are one thing and action in needed. We will
only see if improvements to homes are carried out if the vote is in favour.
The DVD was splendid
Thinks that if it will be better for the tenants, people should agree. If
transferring will make improvemnts to the homes, then we will all be
happy. Reading through the Offer puts a smile on my face
Main concerns are security of tenure and continued availability of Housing
and Council Tax benefit
All cut and dry

All for the transfer to get more done more quickly
Document very precise in outlining all the changes that must take place if
we want to move forward. Big change but surely for the better
More funding would be available for tenants' updates and for disabled
adaptations and support

We like the idea of the proposals if it is beneficial to us

Likes the idea of being able to transfer the tenancy to her husband if
anything happens to her
Seems good
Likes kitchens and bathrooms

Likes the prospect of a new bathroom, decorating and a quicker repairs
service

Likes prospect of better kitchens and bathrooms (visited road show)
Ticked 2 boxes
Does not believe rents won’t go up – have run Housing dept into the
ground deliberately
Has written that he is satisfied with the proposal
Happy with the Council

Not in favour - thinks expenses are much too high
Completely opposed to transfer
Would be worse off after a short time
Councils should be given more time and money to meet DHS. Concerned
that rents will go up substantially after 2012

Wants to remain with the Council
Happy with the Council
Rent increases
Don't like Govt. blackmail. Govt. will be gone before changeover date.
They will steal £5 million from somewher else.
Not in favour of private organisations - wants to stay with Council
Doesn't agree with privatisation and dealing with faceless creeps he
knows nothing about - not prepared to sell out for some cheap MFI
kitchen
No trust in the council or what he's read. Wants to stay with the Council
even if it means moving to another borough
It is still possble that the DCLG will commit proper funding. Does not like
the change from secure to assured tenancy
No comment

Do not want any changes

Good in theory but will not be voting in favour

Watford Council is the best at doing repairs. Doesn't need new kitchen or
bathroom. Have already done central heating and new doors and
windows. Happy with the way things are.

Watford Council have been very good on repairs and service - can't
believe the transfer to WCHT would be as good
The repairs service could be better but still wish to remain with the Council
Wishes to stay with the Council
Wishes to stay with the Council - have always been good and is sure it will
remain so

Happy with the standard of service the Council has given
Has not yet read whole document but Page 36 - Extra Right of
Succession seems to contradict page 79 4.41

We are advised that rents will stay roughly the same as WBC for 5 years.
What a Ted Heath style policy on rents based on the market. We are only
getting a one sided story to the proposed transfer - the opinions of those
against seem to be muted
Wants to stay with the Council
Wants to stay with the Council

Why should we change after 30 years - find the Council most satisfactory

Sure that within a short time after the transfer rent would be subject to a
huge increase
Not the only choice - can vote this govt out and vote for a party that will
fund local councils. Later on , a HA can relocate up north or anywhere.
Sister has experienced problems with her HA. This is privatisation and it is
unacceptable - failed in Liverpool.
Letter witten by granddaughter. What is a Community Gateway, no
eveidence of other successful Community Trusts, how may other Councils
have attempted this and failed, wants to know amount of to be spent
money per home, questions on charitable status, questions on the
tenancy agreement, questions on strategies and contingency plans re
business risk, asks for copy of tenancy handbook
Better the devil you know. Does not see why he should change
Would like more information
Wants more info on how change would affect DHSS benefits
To make sure interior decorating and kitchen is re-done
What if they changed their minds about rent going up? Would I be able to
get smaller accommodation when the need arises. Would we still get
Council Tax and Rent benefits?
Very reluctant to change but can understand the reasons - can't really
make up mind

Very pleased with the information but would like more info on RTB
Sounds too good to be true. What do the HA get out of this. Will they face
financial difficulties if they do all they claim they will do?
Would like to know who will head up the organisation - would like it to be
current HoH
Will reserve decision until have more information
What's to stop the Government from changing things so that they can
take money from HAs?

Please tell me why the Council loses money to the Government and HAs
do not. Also, will people from Watford be the first to get a house?

Feel more information is needed on all aspects of the transfer and how
older tenants will benefit
Same as above but would like more information on how disabled tenants
will benefit

Has read about rents but will increases in heating, support charges be
similarly restricted
All one sided. The fact that there is no opposition makes you not trust
what is going on

Needs to know the tenancy will be a secure tenancy and not an assured
tenancy - booklet is ambiguous and therfore does not give confidence

Abusive response
Sounds all well and good but wants to know exactly when she can expect
improvements to her property before any ballot
Proposal seems good but wants more information before can reach
decision

Feel more comfortable with housing as it is. Tried and tested for many
years
Would like to see the promises kept and a change for the better would be
nice. Doesn't have any complaints with the Council. Will sit back and let
younger tenants decide
Same comments as Mr. C Woodward
Likes the fact that affordable rents would be guaranteed (did not tick a
box)
Did not tick box. Seems acceptable as long as we receive quality services
- does not want to have to wait days before requests are met. Would like
lower kitchen cupboards (has osteo arthritis). Hopes the transfer will offer
more reliability
Did not tick any of the boxes. Complete repairs and other jobs. Be fair to
tenants as we are to you and no unfair rents, water rates and other
matters

Did not tick a box. Do not say what you class as overcrowding, do not tell
us what age 2 children of different sexes should not share a bedroom.
What do they think of children in high rises and without a garden
No boxes ticked. Likes the idea of improvements - only real worry is rent
increases
Serious concerns re the proposed repairs system - repairs to lifts,
communal lighting, external doors and heating and hot water sytems
should be treated as emergencies. Certain other matters such as repairs
to communal aerials that might only be considered as urgent. Feel there is
a need for constuctive negotiation whcih would lead to a separate tenancy
agreement for the High Rise
                          Not sure/
