Winterization Section
Winterizations are required in freeze prone areas from October 1 through March 31. Exceptions to these dates should be made in colder regions where an earlier freeze is anticipated or in areas with prolonged winters.
The contractor awarded the repair contract is responsible for de-winterizing and re-winterizing the property.
Contractors are required to refer to emcmortgagecorp.com to access the winterization procedures. For your convenience, there is a copy of the winterization form on the next worksheet (See Tab at Bottom of Computer Screen). The provided EMC winterization form must be used when winterizing the property and faxed to EMC with in 24 hrs of service. The original document is to accompany the final repair invoice to receive payment. Lead Contractor to indicate heat system type and kind of winterization to be performed. EMC encourages the heat system be left running after repairs are complete. Follow EMC procedures carefully when leaving wet heat systems on after repairs!
Heat System Type: Cold or Warm Winterization to be Performed:
A Cold Winterization is defined as all plumbing systems winterized. A Warm Winterization is when the Wet Heat System is left on after repairs (exclude steam systems), and all other plumbing systems are shut down.

WINTERIZATION CHECKLIST

Posted “Winterized, Do Not Use” signs on all fixtures. Posted “Winterized, Do Not Turn on Without Refilling” signs on water heater and water heater breaker, if electric. Attached a notice on the exterior of dishwasher if water supply line was disconnected. Installed warning sign in a front window indicating that premises have been winterized including your company name, phone number and service date.
