The Villa
Exquisitely designed and luxurious, the self-contained two-storey, three-bedroom villa is
located in picturesque Pernera on the east coast of Cyprus, less than an hour’s drive away
from Larnaca airport.

It is equipped with the latest amenities to make your stay comfortable and enjoyable.
This ‘home-away-from-home’ can easily accommodate about six or seven of you.
It is an ideal getaway for you and your spouse, family or friends, irrespective of whether
you’re looking for rest, recreation or romance. Most of what the beautiful island has to
offer is in close proximity to the villa. So, you don’t even need transport!

Getting there
Sun-n-Sea Villa is less than an hour’s drive from Larnaca airport.
By Sea: Passenger services connect Piraeus near Athens, the island of Rhodes, Haifa in
Israel, Port Said in Egypt, Latakia in Syria and Jounieh in Lebanon with Limassol and
By Air: There are many airlines, which fly to Larnaca from the UK, and you can secure
flights for as little as £50 (return) from the discount airlines if you avoid peak demand
and travel light.
Car Rental: If you wish to pre-book a hire car, there are some international hire car
companies to choose from. We suggest you do your own research to secure the best deal.

Cyprus—an ideal holiday destination
Cyprus is the third largest island in the Mediterranean, after Sicily and Sardenia. It is
located in the eastern Mediterranean, about 65 km from Turkey, 105 km from Syria, 340
km from Egypt and 385 km from Rhodes. Known for its salubrious climate, there is
much on offer for all kinds of tourists in this land with a rich culture and history.
Great outdoors, exciting water sports like scuba diving; boating and fishing; golf… you
name it. Whatever your age or temperament, you’ll find something to interest and excite
you. Whether you sight-see or shop, relax or play, Cyprus will linger in your memories

The island has a long, hot and dry summer, a short spring and autumn, and usually a mild
winter. The best time to visit the country is from March to May and from mid-September
to mid-October. July and August constitute the hottest time of the year. However, it is
also the best time to acquire a tan.
Cyprus does not have a dress code as such. But, it is advisable to dress respectfully,
especially when you enter religious or public buildings, or visit restaurants and bars.
The traditional language is Cypriot. However, English is widely spoken throughout the
island where the villa is located.
Cyprus is two hours ahead of Greenwich Mean Time (GMT). For most of the year,
Cyprus is one hour ahead of Western Europe, six hours ahead of the US (EST) and eight
hours behind Sydney (Australia).
The Euro is the currency used in Cyprus, although prices are still quoted in Cyprus

pounds (CY£). Turkish lira is used in Turkish-occupied Cyprus (the north of the island).
Travellers cheques and cash can be exchanged at banks, exchange bureaus and hotels.
Car rental
Hired cars are called "Z cars" for their distinctive red licence plates with a "Z" prefix.
You can rent them from the international or national hire car companies (either while
you're there, or before you leave) or from local firms.
National and International Driving licences are valid in both the north and the south of
the island. Traffic moves on the left, and road signs are on the left. Dipped headlights are
mandatory from 30 minutes after sunset to 30 minutes before sunrise. Front seat belts are
mandatory, and children under five cannot sit in the front.
Local buses are an excellent way to see Cyprus as the locals see it, if you're not pressed
for time, as they tend to be slow and take circuitous routes.
Urban taxis are available 24 hours a day in towns and major resorts and from airports,
and can be booked by telephone or hired from their rank or base.
Bikes are easy to rent. Mopeds are very popular and high powered dirt-bikes are also
available for off-road expeditions.
Crime is hardly a worry. However, you need to take the usual common-sense precautions
regarding items left in cars, handbags and valuables etc. Violent offences are rare.
There are no mandatory vaccination requirements. Health services and standards of
hygiene range from adequate to excellent. There is an English Speaking medical centre
in Pernera.
There is no doubt that Cyprus is a fantastic place for children. International and locally
produced brands of baby foods, disposable nappies, creams and other items are freely
available from local supermarkets and pharmacies.

Rates and availability

We’ve quoted the rates per week in £ sterling for your convenience. If you prefer, you
can pay in Euros by electronic bank transfer.
To avoid disappointment, it is in your own best interest to pay a non-refundable 25%
deposit in advance to secure your booking. You can do that a full 8 weeks before your
arrival at the villa. To make this a win-win situation for yourself, you could go in for
cancellation travel insurance at the time of booking.
These rates include use of the villa and pool, all utilities, bed linen and towels.

At an additional £250 per week paid prior to your arrival, you can enjoy the luxury of
getting your swimming pool heated. You can also avail of a mid-stay cleanup, or daily
maid services at a nominal extra cost.

Here’s what you need to do:
You can book your stay in advance by telephone, e-mail or regular mail on all seven days
of the week. We shall confirm your reservation by e-mail as soon as your deposit is

   1. Download, complete and sign the booking form.
   2. Return the booking form, together with your deposit (cheque payable to name and
          address). You can transfer funds electronically, if that is what you would prefer.
          Call us at ______ on any day in the evening, or e-mail us at _____.
   3. We will confirm your booking by e-mail.
   4. You can pay the balance amount up to 8 weeks before your arrival at the villa.

   5. We will confirm the receipt of your money.
   6. We will send you the address of the villa and directions two weeks before your
       departure from home. We will also send you details of our caretakers in Cyprus.
   7. The villa will be cleaned and readied for your stay.

Terms and Conditions
Please read the terms and conditions posted below carefully before you book your stay at
the villa. They govern all bookings. The person who makes the booking must be at least
18 years of age at the time of the booking.
If you go ahead and book, we would assume you accept these terms and conditions on
behalf of all members of the party and are responsible for all payments due from the
party. In making a booking, you acknowledge that you have read and accepted these
terms and conditions, and agree to abide by the house rules, which will be sent to you
with your confirmation. These can also be found in the villa, and are available upon
request at any time.

   1. The contract is binding between the property owners, the nominated party leader,
       and every adult member of the holiday party.
   2. A 25% deposit (minimum £150) is payable per week for the proposed holiday
       period, and this secures the agreed upon booking period. The balance is due not
       less than 8 weeks prior to the start of the holiday, unless late booking conditions
       have been agreed to earlier. Failure to pay the deposit in full will constitute a
       cancellation of the holiday by the holidaymaker.
   3. Cancellation of the booking should be in writing. If the reason for cancellation is
       illness, or some other extremely unavoidable cause, the owner will repay,
       excluding the deposit, the following amounts: a) More than 150 days before the
       holiday—50% of the rental b) 90–149 days before the holiday—30% of the
       rental c) 60–89 days before the holiday—25% of rental d) 0-59 days 0% of the
   4. Where there is no good enough reason for a refund, no refund will be made. The
       owners will, however, allow deposits to be carried forward against suitable

   alternative holiday dates, if these can be arranged, and provided the owners have
   been able to fill the cancelled weeks.
5. Access to the villa is from 5 p.m. on the day of arrival and the villa must be
   vacated by 11 a.m. on the day of departure, unless by prior arrangement, which
   must be confirmed in writing by the property owners. This gives us time to ensure
   that the inventory has been checked and the villa has been cleaned.
6. The property owners or their agents are entitled to ask the holidaymaker to leave
   the property without a refund if in his/her opinion the behaviour of the
   holidaymaker and/or the holiday maker's party is considered unacceptable. We
   ask that you treat locals and your neighbours in a courteous and considerate
   manner at all times.
7. Whilst we have taken every care to provide an accurate description of the
   property, we may make alterations from time to time. The holidaymaker must
   accept that no refunds will be made for such discrepancies.
8. The property owners will endeavour to ensure that the stated property is available
   for the dates contracted. In the event, however, of fire or flood damage, which
   renders the property unavailable, the owner will endeavour to find the
   holidaymaker suitable alternative accommodation. If a suitable replacement
   property cannot be found, the holidaymaker is entitled to a full refund. If the cost
   of the alternative accommodation is higher, the holidaymaker, and not the
   property owners, will be responsible for the difference, which should be covered
   by insurance.
9. The number of persons using the property must not exceed the numbers agreed to,
   and the owner cannot accept more people than the maximum number advertised.
   If the property owners or their agents find that more people than the agreed to
   number have been using the property, they will consider this as a breach of
   contract, and the holidaymakers will be asked to leave immediately without a
   refund. The holidaymakers may also forfeit their security deposit.
10. Pets are not allowed in the property.
11. No smoking is allowed in the property. Smoking is allowed outside, but
   smoking waste must be disposed of responsibly.

   12. The holidaymaker should keep the holiday property and all furniture, fittings and
       effects in the same state of repair, order and cleanliness as at the commencement
       of the holiday (including disposing of rubbish on departure). The property
       owners are entitled to make an additional charge, if this is not the case. The
       holidaymaker is requested to report any such incidents as they occur.
   13. The property owners are entitled to levy a 50-Euro charge if holidaymakers use
       the BBQ, but do not clean it before departure.
   14. The pool can be heated, but this is an optional extra, and must be paid for in
   15. The holidaymaker is responsible for all the damage or loss of contents during
       occupation, and is also responsible for paying appropriate compensation to the
       property owners. Where holidaymakers abuse holiday property, they will be
       responsible for making full restitution for damages caused.
   16. It is up to the holidaymaker to make any problem known to the owners or the
       owners' agent immediately, so the owners have a chance to address the situation.
       Unless you report issues immediately, no claim will be accepted. We will do our
       best to rectify any problems as soon as is reasonably possible.
   17. The property owners accept no liability for any loss, personal injury/illness or
       death, regardless of the circumstances.

If you do not wish to accept the above terms and conditions, you are hereby advised not
to proceed with the booking. Otherwise, we shall assume you have accepted these terms
and conditions.


Is the villa suitable for physically challenged people?
It is a two-storey villa with steps leading up to the first floor. There are steps up to the
front door. There are bathrooms on both floors. All door frames are of a standard size.
The pool has ladder steps.

Are tourists allowed to bring children along with them?
Yes, they most certainly are! We have a good selection of children's cutlery and plastic
cups and plates for young children. The pool is shallow at one end. There is a safety gate
on the French doors leading out to the pool. The villa is fully enclosed by walls, fences
and gates. There are a few games as well.

Is it possible to stay in touch with folks back home?
There is no phone in the villa, but mobile reception is generally good. Local SIM cards
are cheap and available in most stores, so take a spare handset if you plan to use your
phone a lot. There is an Internet cafe with WIFI just around the corner. It also serves
really good food.

Whom do we turn to if we run into some problem?
We have English speaking caretakers to answer questions and help you in every possible
way they can.

Is the airport close by?
Larnaca is the nearest airport and is 45km away—about an hour’s journey. Paphos is on
the other side of the island, and the drive is just under two hours.

Is it necessary to hire a car?
The villa is within walking distance of all amenities—the beach, a water park, several
bars and restaurants. You can walk to Protaras along the coast in 30–45 minutes. Taxis
are available in Pernera. However, hiring a car will allow you to explore a wider area.

How far away is the beach from the villa?
It's a five-minute stroll to the beach from the villa. As soon as you get out, turn right and
take the beach path out of Crystal Lagoon down to the sea. There are several beaches to
choose from.

At what distance is the nearest supermarket from the villa?
There is a supermarket at the entrance of Crystal Lagoon, which is about 50 metres away.

Are there any good bars and restaurants nearby?
Pernera has a wide range of bars and restaurants, all within walking distance. There is a
wide choice of cuisine (Mexican, Greek, British, French, Italian to name but a few) to
suit all budgets.

Can we get the swimming pool heated?
Generally no, because the year round sunshine keeps it pleasantly warm, except in winter
when the temperature can drop to 20 degrees. To have to pool heated, you'll need to pay
an additional fee of £250 per week for the fuel.

What kind of outdoor activities can a tourist indulge in?
You can relax by the pool or on the beach, participate in local water sports or visit the
local water parks. You can cycle, walk, fish or go for a boat trip. You can go to the
cinema, bowling, shooting, horse riding or play miniature golf. You can explore the
National Park at Cape Greko which is laced with hiking and biking trails. You can while
away the hours in cafes, restaurants or tavernas or visit historical sites and other places of
interest. You can marvel at architectural delights. In the evenings you can party until you
drop, or just relax in front of the television or dine al fresco by the pool.

Do we have access to satellite TV beaming in English programmes?
Yes, there is a satellite TV package with a wide choice of channels. There is also a DVD
player should you wish to take your own DVDs.
