1.3 Occupancy values mentined under clause Nos 1.1 and 1. 2 above are for East Open non-corner plots on
    less than 70 ft . wide roads. for West open Corner, West Open and Plots on wide roads or above , extra
    payments as per clause Nos . 2.1 and 2.2 shall be made by the allottees.


1.4 Allocation of plots shall remain provisional untill full payment is received by the Company.


1.5 The areas of plots mentioned above are approxiamate. Upon actual measurement, if the area is more or
    less, the buyers shall be charged on the actual area on proportionate basis.


1.6 The buyer shall pay charges for laying gas pipeline in front of the plot. For gas connection in the house,
    the buyer shall pay to the gas company directly whenever the gas connection is required. Furthermore,
    the buyer shall also pay the charges of KESC for maintainance, disturbution lines, deposits, connection
    charges and other charges of KESC as per prevailing law at that time.


2. EXTRA PAYMENT FOR MAIN ROADS, CORNER, WEST OPEN AND WEST OPEN CORNER
   PLOTS:


2.1 In addition to the above mentioned occupancy value payment under clause.1.1 , 1.2, 1.3 ,1.5 and 1.6 the
    allottee shall also pay 10% of the basic cost as extra for plots facing wide roads. For West open plots
    10% extra, for corner plots 20% extrra and for west open corner plots 30% extra shall also be charged
    wherever applicable. These extra payments shall be paid in accordance with clause 2.2 below.


2.2 In case of payment in one the extra occupancy value of the plot, as per clause 2.1 above shall be paid to
    the time of booking. In case of payment by installments, the extra cost shall be distributed
    proportionate in the amounts of booking and installments.



3. PAYMENT FOR AMENTIES :
   In AL-Manzar city the company has built / made provision for some central park. The
   cost of developing these amenties will included in development charges.

4. SYSTEM OF PAYMENT :
   Payment at the time booking and the final payment shall be made either in cash or by pay order/demand
   draft. All other payments may be made in cash or by cheque drawn on Karachi bank or by pay
   Order/Demand Draft. Cash must be deposited with the company cashier and a receipt obtained.
   Cheques/Demand draft/pay order must be prepared in the name of the name of the company. As the
   dishonouring of cheques entails number of book entries, reversal of entries, submission, resubmission
   in bank etc. therefore the company shall charge the allottee Rs. 500 each time his/her cheque is
   dishonured by his/her bankers.


5. OCCUPATION VALUE OF THE PLOT:

   The occupancy value of the plots, as mentioned above, does not include the cost of internal development
   of the project i.e. laying water supply, sewerage and gas lines, building roads, etc.Furthermore, the
   occupancy value of the plot also does not includes the cost of stamps, cost of registration, documenta-
   tion and other expenses in connection with execution of the lease deed which shall be paid extra by the
   allottee to the company . The allottee shall also pay of water connection, water deposit, water-meter and
   any other such costs to the company. the allottee would also bear the cost of laying water and sewerage
   lines from the mains in the street to his/her compound.

6. PAYMENT OF INSTALMENTS:
   The allotee shall make payment in accordance with clause mentioned above and clause 18 below on the
   due dates. In case of payment on instalment basis, a chart showing due dates for monthly instalments of
   payments shall be communicated to the allottee within fifteen days of the booking and thereafter all the
   monthly instalments shall have to be paid by the allotee on the due dates shown in the schedule of
   payment. if the allotee fails to make the payments even after the passage of fifteen days from the due
   date, financial charge of 1.5 percent per month shall shall be levied till such time the payment due is
   cleared due is cleared. In case where default of payment persists, statement of accounts showing the
   delay in payment beyond three (3) months, final notice, for payment of dues, the Company may
   cancel the allotment and make the refund as per clause 8 below.


7. ADDRESS FOR CORRESPONDENCE AND NOTICES :

   All correspondence by the Company, including demand notices of payment, shall be posted at the given
   address of the applicant,as per the record of the company. The company shall, however, not be
   responsible for non delivery of demand notice (s)and other correspondence due to any reason including
   change of address of the applicant, (communication whereof has not been made to the company).

8. CANCELLATION OF ALLOTMENT AND REFUND:
   If the applicant subsequently decides to the plot (which will however be not later than six months from the
Date of booking) the company will re-sell the plot and make the refund after deducting 10 percent of the amount
paid. If the cancellation is made within three months from the booking, only 5% deduction of the amount paid.
     If the allot tee fails to make the payments in accordance with the clause 6 above, the company may cancel
the allotment and the allot tee shall lose the right and entitlement of allotment and the enlistment shall stand
cancelled after which the company will re-sell the plot and make the refund after deducting 10% of the amount
paid.

9. 99-YEARS LEASE:
    After full payment of the company value of the plot along with payment of extra charges (if any and payment
Of all dues, the company will enter into a 99 years lease agreement with the allot tee. For the duration of the lease
period, the allot tee will pay to the company yearly ground rent in accordance with the terms and conditions of the
lease agreement.

10. TRANSFER OF PLOTS:
    A transfer fee as prescribed by the company from time to time will be charged by the company before
allowing transfer of plots. In case lease deed has been executed, the transfer of plots shall be allowed after the
execution of a registered transfer deed and payment of transfer fee as mentioned above. No transfer shall be
allowed before clearance of dues of the company and / or Society/Association.

11. PAYMENT OF TAXES:
    The construction on the plots shall be strictly in accordance with the applicable town planning and
architectural (control) rules and regulations of the concerned authorities. A NO objections certificate will have to
be obtained from the company before submitting the building plans for the approval of the authorities. The
company will give its No Objection certificate after clearance of all dues if the company and / or society /
Association and payment by the allot tee of NOC fee Prescribed by the company. No Constructions on the plot
shall be carried out without due approval by the authorities and intimation of such approval to the company.

12. PAYMENT OF TAXES:
    The allot tee will pay all taxes etc, levied by Federal / Provincial Government, Local bodies and municipal
Bodies or any other authorities, including those existing at present and those which may be levied by the above-
mentioned and / or other authorities in future.

13.FILLING THE PLOTS :
The allotted Plots of land shall given to the allot tees in their natural state and no filling of plots shall be done by
the company.

14. RESPONSIBILITY FOR TIMELY COMPLETION OF SERVICES BY OTHERS:

   Although the company would make every effort to obtain electricity, water supply , sewerage and gas
   supply at the earliest, yet the company accepts no reponsibility if the supply of any of the above-
   mentioned services is delayed.


15. ABANDONMENT OF PROJECT :

  If the project is abandoned due to any reason , the company will refund the instalment (s) received
  from the applicant within 90 days from the announcement made to this effect. It is clearly understood
  that in such an eventuality the applicant will not be entitled to any claim or damage, exept the orignal
  amount paid plus profit thereon at prevailing bank rate , which may be decided by the Competent
  Authority.


16. MINOR CHANGES :

   Minor changes in the designing and /or layout of the “AL - MANZAR CITY” may be made by the
   Company subject to the approval of the authorities.


17. POSSESSION OF PLOTS :

   The allottee shall take over the possession of the plot within 30 days of the receipt of intimation from
   the company . In case of delay in taking possession , the company shall charge Rs 300/= per month for
   the first 12 months from the notified date, he / she will be liable to pay to the company Rs 1,000/=
   per month till such time the possession of the plot is taken over. After handling-over of the plots
   of land to the allottees, the allottees shall be responsible for the safety of their respective plots and the
   company shall in no way be responsible for the safety of allottees’s plots. Both,at time of receiving
   possession order as well as at the time of taking physical possession of the plots at site, the allottee
   will have to identify himself / herself at least by means of National Identity Card and a Photograph.

18 . PAYMENT FOR MAINTENANCE , RUNNING OF COMMON AMENTIES AND FORMATION
     OF SOCEITY/ ASSOCIATION :

   Till such time the Association / Society is formed, the allottee shall pay to the company the prescribed
   charges for administering, maintaining, running and repair of water supply, sewerage, conservancy,
   roads, park, streets, stand-by generator, security or any other amenties of common interest which may
   be found necessary. As soon as considered feasible by the Company, an Association or Society of the
   residents and/or plot holders shall be formed for performing various civic functions to provide and look
   after common and general services of the township. The allottes and / or residents of plots shall
   regularly pay the charges to the Company as per rules and regulations laid down from time time, for
   the afore-mentioned funtions and also pay the membership fees, dues and charges of the Association
   /Society after its formation. The above-mentioned charges payable to the company shall commence
   one months from the date on which the allottee shall be requested to take possession of his/her plot
   reguardless of the fact whether the allottee actually took the possession or not. The Allottee shall
   abide by the rules and regulations of the company which will be framed by it for the period for which
   the Company shall be running and maintaining the project. The allottee further agrees to become
   a member of the Association and abide by the rules and regulations and Articles, Bye-laws of
   Association and Memorandum of Association, and any addition or alteration to such articles, Rules and
   Regulations which may be made from time to time.

19. SPECIFIATION:

   Roads:         The internal roads in the project will be built by the Company.

   Water Supply: Water connections of sufficient size shall be obtained from KW & SB.
                 The Water shall be pumped through pipes of adequate size to mains
                 outside the plots.

   Sewage System: Branch and trunk sewers will be of RCC pipes. Connection to sewage
                  system will be allowed after KDA provides external sewage connec-
                  tion on the periphery of the project.

   Parks and
   Plantation:     On all roads of the project, suitable trees shall be planted. Park will
                    be developed in the designated area of the project.


20. ESCALATION IN OCCUPANCY VALUE OF THE PLOTS :

  Cost of External Development charges and the remaining charges as per existing rules,
  regulation and policies of the Federal, Provincial and / or Local Government and other
  Concerned Authorities will be charged extra from the allottees.


21. DATE OF COMPLETION:

  Subject to availabilty of labour and material, and barring any unavoidable reasons
  beyond the control of the company, and / or force majeure, war, natural calamity, civil
  commotion, economic dislocation, strikes, go-slow by labour, any change in the policies
  of the Federal, Provincial or Local Government works in any way and timely compele-
  tion of payment by the allottee, the Company shall handover the plots in Al-MANZAR
  CITY, By 31st December, 2013 or on completion of payment whichever is later. (This
  Completion refers to completion of development work of the project and does not refer
  to the provision of services and utilities by other agencies).In case of delay in completion
  of the project beyond the specified period due to any of the above-mentioned reasons, the
  Company will refer the matter to the Competant Authority for decision regarding the
  grant of extension of the specified period of the project and the extension in the comple-
  tion period by the authority (if any) shall be deemed to be an extension for the comple-
  tion period of this project.
