Hayden Flour Mill
The Hayden Flour Mill, until it’s closure in August of 1998,
was the oldest continuing operating business in the
state of Arizona and has been a prominent element in
Tempe’s history since its founding.
In 1997 Roberts|Jones Associates was retained to
provide a master plan vision for the adaptive reuse of this
Thorough documentation of the existing conditions,
sensitive planning in and around the historic structures,
and coordination with several governmental agencies
resulted in the ONLY Planned Area Development (PAD)
plan approved by city council to date.
The design concept utilized the industrial context of the
existing setting, while also accounting for archeaological
resources, the realignment of Rio Salado Parkway, and
most importantly the creation of a viable connection from
the existing Mill Avenue development to the future
The property has yet to be re-developed, however this
plan is still used as an example of how sensitive
redevelopment on this site can be a reality.
