with a tiled roof, it has high ceilings, mainly sash windows, folding shutters, and other fine original
features. The Coach House, converted fifteen years ago, has exposed beams. The Haven was
formerly run as a guest house and until recently as an establishment for young persons with
special needs.

The accommodation of the main residence can offer 7 bedrooms whilst the adjacent Coach House
has been converted to 2 individual self-contained units, known as Field House and the Hayloft.
Standing in approximately 10.3 acres of mature Gardens and Grounds of which over 1 ½ acres are
the immediate gardens of the house itself and the remainder paddock land, there are a selection
of mature trees and shrubs, an excellent partly walled kitchen garden and a small Orchard. There
is excellent Garaging and a small Hay Barn in the grounds.

The four meadows lie close to the house and one has the Hardwicke brook flowing through it.
Views all round are of wooded countryside and more distant hills.

The Haven is situated with frontage to the B4348 which provides good communications to Hay–
on-Wye (2 ½ miles) and the City of Hereford (20 miles).

There is oil fired central heating in the house, and electric heating in the coach house.
