While computerization has made the loan process more efficient, it also has taken out some of the subjectivity. It’s important that you know your credit score. Everyone is entitled to one free credit report a year. About 25 percent of all credit reports contain erroneous information. This can be something as minor as additional credit cards or more serious, such as late payments. It is your responsibility to ensure your credit report is accurate. Credit scores from the three major bu- reaus (Experian, Equifax and Transunion) range from 350 to 850. When applying for a mortgage, your scores from all three bureaus are obtained, and the middle score is used for qualification. Credit scores are based upon history. Income level is not a factor. The longer you have made payments on time and as agreed, the better your score. Having debt does not necessarily have a negative impact. Excessive debt or high balances to the available credit, however, can have a negative impact. Credit score ranges Here is a breakdown of score ranges: • 720 and up — best terms. • 700-719 — excellent, desirable borrower. • 680-699 — good, strong shape to buy. • 660-679 — average (most Americans are in this range). • 640-659 — borderline, but should be able to qualify. • 620-639 — weak (requires compensat- ing or other factors). • 600-619 — difficult (needs work or special program). • Below 600 — trouble (qualification will be difficult). Recently, requirements changed for some mortgage programs. Rates now increase for every credit score drop of 20 points below 680. For example, rates for the same program will be 0.25 percent higher if your score is 679 vs. 681. This can cost you thousands of dollars over the life of the loan.
