I.
1. The lessor is entitled and leases by this contract, which is concluded under the Civil Code, the
property mentioned above to the lessee for a temporary period. A copy of the relevant
documents from the Land register is attached to this contract. Flat np. ......, Floor ......., in the
apartment building located at Palárikova ............. , Bratislava I. Staré Mesto
( the flat )
II.
1. The flat consists of 38 m2: 1 room with seperate kitchen, entry and bathroom with WC.
2. The flat may be used only for residential purposed. Operation of any business from the flat is
not allowed. The flat is provided in good condition with no breakages or material defects.
3. The flat is after complete reconstruction and is ready provided in a fully furnished condition
with security main door. Heating via private gas heating unit in main room. Wooden parquet
flooring in main room, tiled in remainder. Kitchen is complete with kitchen units, sink, gas
oven (Mora), combined refridgerator/freezer (Whirlpool) and microwave oven. Bathroom has
corner bath/shower, toilet with seat, sink and washing machine (Whirlpool Phillips). Living
room has raised bed, with built in wardrobe and desk beneath, gas heating (Mora) color
televsion and remote control. Complete inventory is attached as appendix A.
Lessee certifies that he/she agrees that the inventory (appendix A) and condition of the flat as
listed in this agreement is correct. The lessee agrees that date of occupancy will commence on
..................... Lessor on this date will provide inventory of the flat. Any ammendments to this
inventory will be agreed by both Lessee and Lessor at that time.
III.
1. This agreement is valid from ............................ to .........................................
IV.
1. Lessee and Lessor agree that the rent is to be 500,- EUR / per month.
Lessee agrees to pay this amount into the bank account listed in this agreement.
2. Lessee and Lessor agree that the amount of 100,- EUR / per month. Will be paid monthly as
a guarantee against electricity and gas charges.
Lessee agrees to pay this amount into the bank account listed in this agreement.
3. Lessee further agrees to pay to the Lessor an amount equivelant to 1 month rent, including
energy charges (600,- EUR) as a security deposit. This deposit will be returned to the Lessee
within 30 days of termination of this agreement and the return of the flat in the same condition
listed in this agreement. Lessor may deduct from this amount any damages or unpaid charges
relating to the tenancy. This deposit will be forfeit if the Lessee evacuates the property with
LESS than 2 months written notice to the Lessor. This deposit may not be used in lieu of the
final months rental payment. Lesse agrees to pay Lessor any amounts in excess of this
Guarantee for damages caused during occupancy if the value of these damages is in excess of
600,-EUR
V.
1. The lessee agrees that rent is to be paid in advance and that the due date for each months rent is
no later than the 27th day of the preceding month. For example: Rent for the month of March
will be paid no later than February 27.
2. All monies for rent and services are to be paid to the account: ................... / 0900 of Slovenska
sporiteľňa in Bratislava 1.
3. Guarantee and 1st months rent are due in cash at time of signing this agreement
VI.
Lessor’s Rights and Obligations
a, The flat is provided to the lessee in condition as described in this agreement.
b, On termination of this agreement the Lessor may dispose of any items left in the premises as he
deems fit.
c, On termination of this agreement the Lessor assumes no responsibility for finding alternate
accomodation for the Lessee.
Lessee’s Rights and Obligations
a, The Lessee agrees to make all payments on time.,
b, The Lessee agrees that the flat is for residential purposes only,
c, The Lessee agrees to abide by all regulations as stiplated by any governmental bodies
regarding fit and proper use of the premises. Further more the Lessee agrees that the premises
are not to be used for any purpose in contravention of prevailing laws of the Slovak Republic,
d, The Lessee agrees to inform the Lessor in a timely fashion of any breakages, damages or faults.
The Lessee agrees to fix any damages caused by themselves or anybody else in occupancy at
their own expense and in a timely fashion.,
e, The Lessee agrees to admit the Lessor or his agent to inspect the premises 2 times yearly.
f, The Lessee agrees to maintain the flat in the condition listed throughout the tenancy and to
return the proprty to the Lessor at the end of the agreement in the same condition.,
g, The Lessee agrees to make no changes to the structure or inventory of the flat without written
agreement of the Lessor. This includes the installation of hooks for hanging pictures.,
h, The Lessee agrees not to sublet the premises or to allow long term residence of any persons not
listed in this agreement,
i, The Lessee agrees to repair any damages caused by themselves or their guest in the buiding to
any common areas of the building (ie stairs, doors etc),
j, The Lessee agrees to respect the rights of other tennants of the building by not causing excess
noise after 10pm.
VII.
Penalty for late payment of rent is 0,5% of monthly rent or any other expence covered in this
agreement for each and every day the moneys are late to be paid in excess of outstanding
amounts.
VIII.
1. This agreement terminates:
a, at the date listed as end date for this agreement,
b, on provision by either Lessee or Lessor of 2 months notice in writing,
c, without notice on Lessee failing to abide by the material clauses to this agreement.
Material clauses are listed below in point 2.
2. This agreement terminates without notice on breaching of the terms listed in sections IV., V.
and VI. Of this agreement
3. Termination without notice will be provided by the Lessor and the Lessor agrees to provide
adequate time for Lessee to vacate the premises.

5. 2 months notice will refer to 2 months following the 1st day of the Celendar month following
the provision of notice.
6. Guarantee is forfiet if this agreement is terminated under VIII. 1.c.
IX.
1. If Appendix A is signed at the same time as this agreement, Appendix A becomes a meterial
part of this agreement.
2. If any part of this agreement is in conflict with the laws of the Slovak Republic, these laws take
predeance. If any paragraph from this agreement is deemed invalid by the laws of the Slovak
Republic, the remainder of this agreement remains enforcable.
3. Written agreement of Lessee and Lessor must be obtained for any change to the terms and
conditions of this agreement.
4. Both parties agree that they are legally enabled and in a fit condition to enter into this
agreement.
5. This agreement has 4 (Four) pages and 4 (Four) copies. Each Lessee and Lessor will be retain
2 (Two) copies of this agreement.
6. Thiss agreement may be accomanied by photographic evidence of contents and condition of the
flat. Each attached images is to be intialed by Lessee and Lessor.

The Lesse is entitles to use the services of a telphone company and/or internet service provider. These
agreements are to be made in the name of the Lessee and are the sole responsibilty of the Lessee with
regard connection, payments etc. The flat is already provision with cable television and internet
infrastructure. The Lessor provides rights of use for this infratructure if the Lessee so wishes.
